STURGIS, S.D. — The Boulder Group has arranged the sale of a single-tenant retail property net leased to Shopko Hometown in Sturgis for $2 million. The 30,500-square-foot building is located at 2105 Lazelle St. in western South Dakota. There are approximately 13 years remaining on the triple net lease. Randy Blankstein and Jimmy Goodman of the Boulder Group represented the seller, a Texas-based real estate investment trust. A Wyoming-based real estate investor purchased the asset.

PORTLAND, ORE. — Portland-based NBP Capital has purchased the historic Central Courthouse, located at 1021 SW Fourth Ave. in downtown Portland. Multnomah County sold the property for $28 million. Built between 1909 and 19014, the eight-story, neo-classical building offers a gross building area of 323,486 square feet, with a rentable building area to be determined after conversion. The courthouse has large floor plates more than 30,000 square feet and flexible CXd Zoning allowing for a variety of commercial uses. The building is currently home to Multnomah County’s court operations, and the County will continue to lease the property until completion of its new Central Courthouse at SW First Avenue and SW Madison Street. The new property is slated for completion in 2020. Charles Safley and Graham Taylor of CBRE’s Portland office represented the seller in the transaction.
JACKSONVILLE, FLA. — The Praedium Group has purchased The Point at Town Center, an apartment community in Jacksonville comprising eight three-story buildings offering one- and two-bedroom floor plans. The Praedium Group bought the property from Block One Ventures for $46.7 million, according to Jacksonville Business Journal. Block One delivered the property earlier this year. Amenities at The Point include a dog park with wash station, yoga lawn, pool and package concierge.
BELLINGHAM, MASS. — CBRE/New England has negotiated the $25 million sale of a 210,700-square-foot distribution facility in Bellingham. Located at 190 Mechanic St., the property was built in 2006 and features 32-foot clear heights, T5 motion-sensor lighting and ESFR sprinkler systems. The building is fully leased to three tenants. Chris Skeffington, John Lashar and Roy Sandeman of CBRE/New England represented the seller, Guggenheim Real Estate. The buyer was TH Real Estate.
ST. LOUIS PARK, MINN. — Accesso Partners LLC has acquired The Towers at West End, a pair of Class A office towers in St. Louis Park, for $115.5 million. The nine-story towers span 497,234 square feet and are located just west of Minneapolis. The largest tenants include MoneyGram Payment System, Concur Technologies and Magenic Technologies. Current occupancy is 84 percent. Amenities include a fitness room, yoga studio, conference center, tenant lounge and café. Accesso plans to make some additional upgrades and improvements to the common areas, according to Brian Rosen, chief investment officer. Ryan Watts of CBRE brokered the sale on behalf of the seller, a fund managed by DRA Advisors LLC. Susan Hill of HFF arranged acquisition financing. Samantha Shimak of Accesso will serve as property manager, while Jon Dahl of JLL will provide leasing services.
LOS ANGELES — Asana Partners has purchased The Balcony at Beverwil, a shopping center located at the corner of Pico Boulevard and Beverwil Drive in Los Angeles. A private partnership sold the asset for $50.2 million. Built in 1996, the two-story property features 71,184 square feet of retail space and underground parking for 262 vehicles. At the time of sale Ralphs, CVS/pharmacy, One West Bank and six other tenants fully occupied the property. Geoff Tranchina of JLL represented the seller in the deal.
EAGAN, MINN. — Artis REIT, one of the largest diversified commercial real estate investment trusts in Canada,has acquired the Prime Therapeutics headquarters in Eagan for $98.5 million. The sale includes the first two phases of the facility at 2900 Ames Crossing Road within the Boulder Lake Business Park. A 225,000-square-foot building was completed in September, while a 160,000-square-foot building is slated for completion in 2019. Ryan Watts, Sonja Dusil, Tom Holtz and Judd Welliver of CBRE represented the seller, Eagan Heights LLC, a local partnership with developer United Properties. Prime Therapeutics is a pharmacy benefits manager owned by Blue Cross and Blue Shield.
WADSWORTH, OHIO — Marcus & Millichap has brokered the $16 million sale of Wadsworth Crossings, a 118,145-square-foot regional power center in Wadsworth, about 40 miles south of Cleveland. The property, located at 1183 Williams Reserve Blvd., includes tenants such as Planet Fitness, OfficeMax, Petco, Beef O’Brady’s, Kay Jewelers, Fresenius Kidney Care and Huntington Bank. Erin Patton, Scott Wiles and Craig Fuller of Marcus & Millichap marketed the property on behalf of the seller, Brixmor, a publicly traded REIT. The team also represented the private Texas-based buyer. Not included in the sale was anchor tenants Target, Lowe’s and Kohl’s.
NEW YORK CITY — GFI Realty Services has arranged the $26.7 million sale of a two-building apartment portfolio in the Prospect Park section of Brooklyn. Located at 111 Woodruff Ave. and 11 Crooke Ave., the properties include 89 residential units, 20 percent of which are vacant. The portfolio includes a unit mix of studio, one-,two- and three-bedroom apartments. The buildings are within two blocks of each other. Erik Yankelovich of GFI represented both the buyer, Greenroad Capital, and the undisclosed seller in the transaction.
HENDERSON, NEV. — Colliers International has arranged the sale of an industrial asset located within South15 Airport Center at 1775 Executive Airport Drive in Henderson. US Industrial Fund (Panattoni Development) sold the property to BCI IV Executive Airport DC HoldCo (Black Creek) for $51 million. The property features 482,300 square feet of industrial space. Dan Doherty, Susan Borst, Paul Sweetland, Chris Lane and Jerry Doty of Colliers represented the seller in the deal.
