HOOVER, ALA. — Boyle Investment Co.’s Midsouth Capital Fund has completed the sale of Whole Foods Market Plaza, a retail property situated on 18.9 acres at 3780 Riverchase Village in Hoover, a suburb of Birmingham. TH Real Estate, an affiliate of Nuveen, purchased the assets for an undisclosed price. Originally developed in 1980 and renovated in 2016, the 175,673-square-foot property is occupied by Whole Foods Market, PetSmart, Best Buy, Bella’s Bridal and Formal and Newk’s Eatery. Jim Hamilton and Shea Patrick of HFF represented the seller in the deal.

BOTHELL, WASH. — Decron Properties has purchased Avana 522 Apartments, a multifamily property located at 18101 126th Ave. NE in Bothell, for $173 million. The transaction marks the Los Angeles-based firm’s entry into the Pacific Northwest real estate market. Situated on 56 acres, the 558-unit property was built in 1988 and expanded in 1999. The garden-style community features a mix of one-, two- and three-bedroom units. Community amenities include two outdoor pools, one indoor pool, two clubhouses, two fitness center, four playgrounds, indoor and outdoor basketball courts, tennis courts, picnic and barbecue areas, two pet parks, and an indoor movie theater. Decron plans to implement a capital improvement program, including upgrading all unit interiors with stainless steel appliances, new kitchen cabinet doors and quartz countertops, and upgraded plumbing and electrical fixtures. The program will also upgrade the community areas, including the renovation of the clubhouses and pool areas, adding fire pits, new playground equipment and modernizing the two dog parks. Additionally, Decron plans to expand the capacity of the package locker facility. NEW YORK CITY — Berkadia has arranged the $140 million refinancing of Ocean at One West Street, a multifamily tower in the Battery Park neighborhood of Manhattan. Located at 1 West St., the property was built in 1902 as an office building and converted to residential use in 1999. Amenities at the building include a fitness center, private laundry, storage facilities and an outdoor roof deck with views of the New York Harbor. Stewart Campbell of Berkadia’s New York office secured the financing through Freddie Mac on behalf of Delaware-based Ocean Prime LLC. The 10-year permanent refinancing features a 3.99 percent fixed interest rate and is a full-term, interest-only loan.
BOLINGBROOK, ILL. — Bridge Development Partners has purchased Fountain Square Commerce Center, a four-building industrial business park in Bolingbrook, for $73.5 million. Jeff Devine and Steve Disse of Colliers International represented the seller, Conor Commercial and partner LaSalle Investment Management. The buildings span 741,586 square feet. At the time of sale, two of the buildings were fully leased. The remaining 439,099 square feet are available for lease. Completed in 2016, the buildings feature a clear height of 32 feet. Bridge Development plans to develop a 216,320-square-foot speculative facility on the adjoining 12 vacant acres, which were also included in the sale.
INDEPENDENCE, MO. — Marcus & Millichap has brokered the $18.5 million sale of a 455-unit apartment portfolio in Independence, about 10 miles east of Kansas City. The three properties include the 193-unit Cimmaron, the 108-unit Hillside Apartments, and the 154-unit Sterling 24 Apartments. The portfolio was more than 95 percent occupied at the time of sale. Bradley Barham and Logan Weaver of Marcus & Millichap brokered the 1031 tax-deferred exchange. Neither the buyer nor the seller was disclosed.
CHARDON, OHIO — Montecito Medical Real Estate has acquired Chardon Surgery Center in Chardon, about 30 miles northeast of downtown Cleveland. The purchase price was not disclosed. Built in 1998, the nearly 24,000-square-foot medical office and surgery center features three operating rooms, a laser surgery center and a newly built MRI center. Precision Orthopedic Specialties and Kellis Eye Center jointly own the ambulatory center, which occupies one-third of the overall space in the building. The transaction marks Montecito’s 19th acquisition this year.
IRVING, TEXAS — New York City-based Extell Development Co. has acquired Four Seasons Resort & Club Dallas, a 405-room hotel located within Irving’s Las Colinas district, for $235 million. The sale price equates to about $580,000 per unit. The property offers access to a golf course and has several onsite bars and restaurants. According to hotel-online.com, the seller was Blackstone, which acquired the property from CW Capital Asset Management in 2014 for $150 million.
NEW YORK CITY — Cushman & Wakefield has arranged the $16.2 million sale of Bathhouse Studios, a 14,000-square-foot mixed-use building in the East Village of Manhattan. Located at 538 E. 11th St., the property includes studio and event space as well as a residential unit above. Built in 1905, the property is a former public bathhouse and was converted into a studio in 1995 by Pulitzer Prize-winning photographer Eddie Adams. The ground floor of the building features 20-foot ceilings with oak floors, exposed brick and antique frosted windows. The residence above possesses 16-foot ceilings with oak floors throughout and a 2,200 square-foot outdoor deck. Michael DeCheser, Andrew Berry, Mei Ling Wong and Bryan Hurley of Cushman & Wakefield represented the seller, Alyssa Adams, in the transaction. The buyer was 538 East Eleventh LLC.
WEST PALM BEACH, FLA. — Cabot Properties has purchased a three multi-tenant warehouse and distribution portfolio located in Palm Beach County, Fla. McCraney Property Co. sold the asset for $25.8 million, or $148 per square foot. Christopher Thomson, Chris Metzger, Richard Etner Jr., Matthew McAllister, Mike Davis, Rick Brugge and Michael Lerner of Cushman & Wakefield represented Cabot Properties in the transaction. Situated in West Palm Beach’s Vista Business Park, the 173,812-square-foot portfolio includes 2211, 2213 and 6935-6965 Vista Parkway. At the time of sale, all three buildings were fully leased. Notable tenants include Trane, Shred-It and United Subcontractors (USI). The buildings at 2211 and 2213 Vista Parkway span 44,234 square feet and 51,400 square feet, respectively, and feature 28 rear dock doors, two drive-in doors, 24-foot clear heights and an ESFR fire safety system. The two buildings share a 150-foot truck court and 106 car parking spaces. 6935-6965 Vista Parkway is a one-story, 77,177-square-foot light warehouse and distribution center, which was developed in 2008. The building features hurricane-impact glass, at least 18-foot clear heights, 10 rear-dock doors, seven drive-in doors, two ramps and an ESFR fire safety system.
PLAINFIELD, ILL. — Marcus & Millichap has brokered the sale of Lincolnshire Court Apartments in Plainfield for $7.5 million. The property consists of four buildings on South Wood Farm Road. Built in 2002, the property features balconies, in-unit washers and dryers, garage parking and off-street parking. Andrean Angelov and Ryan Engle of Marcus & Millichap marketed the property on behalf of the seller, a private investor. The team also procured the California-based buyer.
