ALSIP, ILL. — Dayton Street Partners, together with an institutional investor, has acquired a 172,000-square-foot logistics facility in Alsip for $31.5 million. The seller, Experior Transport, will lease back the building for the next 15 years. The property features 100,376 square feet of warehouse space with a clear height of 32 feet, 69 dock doors and one drive-in door. There is also a 30,000-square-foot truck maintenance facility with 12 drive-in doors and 41,624 square feet of office space. Joshua Hearne of Cawley Chicago represented the buyer. Robin Stolberg, Kurt Sarbaugh, Steve Skok and Sam Berry of HFF arranged acquisition financing on behalf of Dayton Street.

GERMANTOWN, WIS. — HFF has arranged the sale and acquisition financing for River’s Cove Apartments in Germantown, a suburb of Milwaukee. The 112-unit apartment community is situated on 11 acres and overlooks the Menomonee River. Units average 1,062 square feet. Amenities include a picnic area, parking garage and access to nearby walking trails. The property was 98 percent occupied at the time of sale. Wick Kirby, Kevin Girard, Sean Fogarty, Marty O’Connell, Jaime Fink and Matthew Lawton of HFF represented the seller, Mandel Group Inc. Tom Wilson and Jason Bond of HFF arranged a 12-year Fannie Mae loan through M&T Realty Capital on behalf of the buyer, Weidner Apartment Homes.

LAS VEGAS — California-based Westland Real Estate Group has purchased a two-property multifamily portfolio in Las Vegas for $60.3 million. Totaling 1,129 units, the portfolio includes Liberty Village Apartments at 4870 Nellis Oasis Lane and Village Square at 5025 Nellis Oasis Lane. Both communities offer one-, two- and three-bedroom floor plans with updated kitchens, air conditioning, Roman bathtubs and private balconies and patios. Community amenities include dog parks, mature landscaping, covered parking, tennis courts and swimming pools. Robin Willett and Devin Lee of Northcap Commercial represented the buyer, while Spence Ballif of CBRE represented the sellers, Shamrock Properties VI LLC and Shamrock Properties VII LLC in the transaction.

EVANSVILLE, IND. — Marcus & Millichap has brokered the $12 million sale of Plaza East in Evansville in southwestern Indiana. The 192,377-square-foot shopping center is located at the intersection of Green River Road and Lloyd Expressway. At Home and Local Overstock Warehouse anchor the property. Other tenants include SkyZone, Tuesday Morning, CATO and Cici’s Pizza. Craig Fuller, Erin Patton and Scott Wiles of Marcus & Millichap marketed the property on behalf of the seller, a New York-based private investment fund. The team also procured the buyer, an out-of-state private investment group.

OMAHA, NEB. — Bellomy & Co. has arranged the sale of Cornerstone Storage in Omaha for an undisclosed price. Located at 6099 Irvington Road, the self-storage property includes 433 units within 83,950 net rentable square feet. The 13-story building sits on 7.9 acres. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the Omaha-based sellers. The team also procured the buyer, StorageMart. This will be StorageMart’s fourth location in the area.

BURLINGTON, VT. — RLJ Lodging Trust (NYSE: RLJ) has sold the 309-room DoubleTree by Hilton Burlington Vermont in Burlington for $35 million. The sales price represents a 4.5 percent capitalization rate. The buyer was not disclosed. Located at 870 Williston Road, the property features a fitness room, indoor pool, business center and meeting rooms. The hotel is located nearby the University of Vermont and Champlain College.

GLENMOORE, PA. — FPA Multifamily LLC has acquired Stone Rise, a 216-unit apartment community in Glenmoore for $42.5 million. Glenmoore is approximately 41 miles northwest of Philadelphia. Located 900 Selwyn Place, the eight-building property is set on 21 acres and features a unit mix of one- and two-bedroom apartment homes. Mark Thomson, Ed Coco, Carl Fiebig and Fran Coyne of HFF represented the seller, a subsidiary of Preferred Apartment Communities Inc., in the transaction.

WOODSTOCK, GA. — Smyrna, Ga.-based Halpern Enterprises has purchased Shoppes at Trickum, a shopping center located at 12184 Highway 92 in Woodstock, for an undisclosed price. Developed in 2004, the 49,900-square-foot retail center is 94 percent leased to Dollar Tree, Sally Beauty, H&R Block, SportClips, GameStop and Cricket Wireless. The name of the seller and sales price were not released.

MORENO VALLEY, CALIF. — MCA Realty has purchased a portion of Stoneridge Towne Centre, a retail center located in Moreno Valley, for $16.5 million. Totaling 117,191 square feet, the acquisition includes four multi-tenant buildings and two retail boxes located at 27110, 27120, 27130, 27140, 27190 and 27220 Eucalyptus Ave., as well as four developable pads totaling 5.24 acres. At the time of sale, the retail assets were 88 percent occupied, with Best Buy and West Elm currently occupying the two box spaces on short-term leases. Phil Voorhees, Jimmy Slusher, James Tyrrell and John Read of CBRE represented the buyer and undisclosed seller in the transaction.

REVERE, MASS. — CBRE/New England has brokered the sale of Ocean 650, a 230-unit multifamily community in Revere. The sales price was undisclosed. Opened in 2017, the community consists of a seven-story building with amenity space and a parking garage on the first two stories. Amenities include two elevated courtyards, a resort-style pool deck, fire pit lounge area and roof deck. CBRE represented the seller, a fund advised by Boston-based TA Realty, in the transaction. The buyer was a fund advised by Greystar.
