CHICAGO — Marcus & Millichap has brokered the sale of a 7,018-square-foot property net leased to DaVita in Chicago for $4.4 million. The building is located at 4323 N. Pulaski Road. The kidney care company has signed a new 15-year, double-net lease with 10 percent rent increases every five years. Austin Weisenbeck, Sean Sharko and Valerie Cook of Marcus & Millichap marketed the property on behalf of the seller, a developer. The buyer was not disclosed.

CERRITOS, CALIF. — NKF Capital Markets has negotiated the sale of an office building located at 12800 Center Court Drive South in Cerritos. West Coast Capital Partners acquired the property from an affiliate of Transpacific Development Co. for an undisclosed price. Built in 2009, the five-story, 105,000-square-foot property is 91 percent occupied by five tenants. Kevin Shannon, Paul Jones, Ken White, Blake Bokosky and Brandon White of NKF Capital Markets represented the seller, while the buyer was self-represented in the 1031 exchange transaction.
MILWAUKEE — Colliers International has brokered the sale of a 750,300-square-foot Caterpillar manufacturing campus in South Milwaukee. The sales price was $13.3 million, according to the Milwaukee Business Journal. Caterpillar used the eight-building campus, located at 1022 and 1100 Milwaukee Ave., for its global mining operations. The company is in the process of vacating the property, but still has an ongoing lease. Tom Shepherd, Jennifer Huber-Bullock, Steve Sewart and Sal Strehlow of Colliers represented the seller, New York-based OLP JV Milwaukee LLC. Samuel M. Dickman Jr. and Samuel D. Dickman of The Dickman Company Inc./CORFAC International represented the buyer, New York-based 1100 Milwaukee Ave. LLC. Reich Brothers Holdings LLC was the managing partner for the buyer.
BLOOMINGTON, MINN. — Stan Johnson Co. has arranged the sale of Penn & American, a 58,531-square-foot retail center in Bloomington, for $19 million. Fresh Thyme Farmers Market anchors the center, which is located at 2100 W. 80th St. Tom Fritz, Brandon Duff, Matt Spangenberg and Mackenzie Wolfgram represented the seller, a Minneapolis-based developer. Wisconsin-based SARA Investment Real Estate was the buyer.
ROMEOVILLE, ILL. — Lee & Associates has brokered the sale of a 37,720-square-foot industrial building in Romeoville for $2.8 million. The property is located at 515 Anderson Drive. Ryan Earley, Jeff Galante and Terry Grapenthin of Lee & Associates represented the buyer, Venture One Real Estate. Earley, along with Caroline Dell, have been retained to market the building for lease. The seller was not disclosed.
SAN ANTONIO — Los Angeles-based investment and management firm Gelt Inc. has purchased two adjacent multifamily properties totaling 588 units in north San Antonio. Melia is a 300-unit community located at 3431 Oakdale St. that was built in 1976 and is 95 percent occupied. Barcelo is a 288-unit property located at 3501 Pin Oak Drive that was built in 1972 and is 94 percent occupied. Both communities feature pools, fitness centers, outdoor grilling stations and business centers. Charles Cirar, Michael Wardlaw and Colin Cannata of CBRE represented the seller, FPA Multifamily LLC, in the transaction, which marks Gelt’s first commercial acquisition in Texas.
RALEIGH, N.C. — Preferred Apartment Communities Inc. (PAC) has acquired Wells Fargo Capitol Center, a 559,591-square-foot office building located at 150 Fayetteville St. in Raleigh’s central business district. PAC acquired the 29-story asset through its wholly owned subsidiary, Preferred Office Properties LLC. The sales price was not disclosed, but PAC financed the acquisition using a $114.4 million, first-mortgage loan from New York Life Insurance Co. The 10-year loan features a fixed interest rate of 4.27 percent. The Triangle Business Journal reports HighBrook Investors, which bought a majority stake in the tower last year, sold the asset. Wells Fargo Capitol Center serves as the regional headquarters for Wells Fargo Bank and features a bank branch on the first floor. City Club Raleigh, a private dining club, is located on the building’s 28th and 29th floors.
TORRANCE, CALIF. — Totai America has purchased an industrial building located at 19675 Mariner Ave. in Torrance. Kung Fu Dragon sold the property for $7.6 million. Totai America plans to relocate its headquarters to the 21,337-square-foot property. Founded in 1981, Totai America offers full-service rotogravure printing/converting services. Todd Taugner of The Klabin Company, in collaboration with Takashi Sugita of Relo Redac, represented the buyer in the deal.
NEEDHAM, MASS. — NKF Capital Markets has brokered the $96.5 million sale of a 247,542-square-foot office building in Needham. The property, located at 89 A Street, is approximately 12 miles southwest of Boston. The recently renovated building features a two-story lobby, two interior courtyards, a cafeteria and a fitness center. NKF Capital Markets represented the sellers, Normandy Real Estate Partners and Westbrook Partners, in the transaction. MetLife Investment Management purchased the property. The global headquarters of SharkNinja, a household cleaning and kitchen appliance company, anchors the building.
ATKINSON, ILL. — Love’s Travel Stops has purchased a 13-acre site at the northwest corner of I-88 and South State Street in Atkinson in northwestern Illinois. The purchase price was not disclosed. Love’s plans to open a location at the property in 2019. Dave Schmidt and Linda Kost of Realty Metrix Commercial represented Love’s in the transaction. JMP Atkinson Petroleum Inc. was the seller.
