CHICAGO — Kiser Group has arranged the $10 million sale of the South Shore Portfolio in Chicago. The 101-unit multifamily portfolio comprises the following properties: 7419 S. Colfax Ave., 6700 S. Chappel Ave. and 2445 E. 72nd St. Noah Birk and Aaron Sklar of Kiser brokered the transaction. New York-based Strahl Capital was the buyer. The sellers were undisclosed.

HOUSTON — Berkadia has negotiated the sale of Bend at Oak Forest, a 392-unit apartment community in Houston’s Spring Branch neighborhood. Bend at Oak Forest features one-, two- and three-bedroom units ranging in size from 480 to 1,210 square feet. Amenities include a pool, fitness center, outdoor grilling and dining stations, playground, coffee bar and a pet park. A partnership between Houston-based Goldcor Capital Partners and Maryland-based Excelsa sold the property to locally based investment firm Kastle Assets for an undisclosed price. Jeffrey Skipworth, Chris Curry, Todd Marix, Chris Young, Joey Rippel and Kyle Whitney of Berkadia brokered the deal.
UCLA Agrees to Acquire Former Marymount California University Campus in Southern California for $80M

RANCHO PALOS VERDES, CALIF. — The University of California Los Angeles, under the advisory of the University of California Board of Regents, has agreed to purchased the former Marymount California University campus in Rancho Palos Verdes for $80 million. The acquisition, which was under a mandate by the University of California Board of Regents for the state’s public universities to educate more students, is slated to close in October. Mike Condon Jr., Kimberly Brown, McKenna Gaskill, Erica Finch, Jacob Kovner and Connor Martin of Cushman & Wakefield represented UCLA in the transaction. Adrienne Barr and Steffan Braunlich of Berkadia represented Marymount California University in the deal. Overlooking the Pacific Ocean and Catalina Island, the coastal property comprises 24.6 acres of developed campus and vacant land, plus a neighboring vacant 86-unit student apartment complex situated on 11 acres in San Pedro. Located at 30800 Palos Verdes Drive East, the campus consists of 10 existing academic buildings totaling 92,268 of gross building area previously used for classroom, administrative and other campus functions. NORTHWOODS, MO. — Mid-America Real Estate Corp. has brokered the sale of North Oaks Plaza in Northwoods, a city in St. Louis County. The sales price was undisclosed. The 268,893-square-foot shopping center is 74 percent leased. Tenants include Save A Lot, Citi Trends, St. Louis County Career Center & Workforce Training, Fresenius and H&R Block. Emily Gadomski and Ben Wineman of Mid-America, in cooperation with Tim McFarland of Sansone Group, represented the private seller. A 1031 exchange buyer purchased the asset.
Soma Capital, Hazelview Investments Sell Multi-Tenant Office Building in Sacramento for $55.1M

SACRAMENTO, CALIF. — A joint venture between Soma Capital Partners and Hazelview Investments has completed the disposition of 925 L Street, a multi-tenant office building in downtown Sacramento. A partnership between Seagate Properties and Cottonwood Group acquired the asset for $55.1 million. Totaling 168,844 square feet, the 13-story building was 94 percent occupied at the time of sale. Additionally, the property is LEED Gold certified. Rob Hielscher, Erik Hanson and Nick Deaver of JLL Capital Markets represented the seller and procured the buyer in the transaction.
LOMBARD, ILL. — Edgemark Commercial Real Estate Services LLC has brokered the sale of a 217,887-square-foot retail building formerly occupied by Carson Pirie Scott in Lombard, a western suburb of Chicago. The sales price was undisclosed. The three-story property is part of the Yorktown Center Shopping Mall. Mike Wesley and Joanne Sutryk of Edgemark represented the seller, an entity doing business as GMAC 2004-C1 Yorktown Mall LLC. A joint venture between Pacific Retail Capital Partners and Synergy Construction Group LLC purchased the building with plans to redevelop it into multifamily, retail and green space. Construction on the two-phase project is slated to begin in spring 2023 with completion of Phase I anticipated for spring 2025. The project is subject to final planning review by the Village of Lombard.

Chris Curry, Todd Marix, Chris Young, Joey Rippel and Kyle Whitney of Berkadia represented the seller, Los Angeles-based Haven Realty Capital, in the transaction. Johnny King of Berkadia originated acquisition financing on behalf of the buyer, New York-based Lone Star Capital.
GREENVILLE, S.C. — Investors Management Group Inc. (IMG) has purchased Millennium Apartments, a 305-unit multifamily community in Greenville, for $64.4 million, or $211,000 per unit. The seller was not disclosed. Andrea Howard of Northmarq brokered the transaction. Additionally, Northmarq provided a non-recourse, fixed-rate Freddie Mac loan that carries a seven-year term and a four-year interest-only period. In addition to the debt financing, IMG raised $35 million in equity from over 200 investor clients across 20 states to finance the acquisition. Built in 2008, Millennium features one-, two- and three-bedroom units. IMG plans to invest $2.5 million in capital improvements at the property.
NEW YORK CITY — Cushman & Wakefield has brokered the $40 million sale of a 63-unit multifamily property located at 223 Fourth Ave. in Brooklyn’s Park Slope neighborhood. The newly constructed, 13-story building houses 18 studios, 34 one-bedroom units, nine two-bedroom apartments and two duplexes. Residences are furnished with quartz countertops, stainless steel appliances, dishwashers and in-unit washers and dryers. Amenities include a lounge with coworking space, rooftop terrace, media room and bike storage space. HUBB NYC acquired the property from Greystone Development. Dan O’Brien, Adam Spies, Adam Doneger and Avery Silverstein of Cushman & Wakefield brokered the deal.
POMONA, CALIF. — Stos Partners has completed the disposition of a Class A industrial distribution facility in Pomona to Denver-based EverWest Advisors for $45.9 million. Jeffrey Cole, Jeffrey Chiate, Bryce Aberg, Brad Brandenburg, Mike Adey and Zachary Harman of Cushman & Wakefield’s National Industrial Advisory Group represented the buyer in the transaction. Stos Partners was self-represented in the deal. Originally built in the 1950s and renovated in the 1970s, the 182,275-square-foot distribution facility features 7,200 square feet of office space, 18 dock-high and 12 grade-level doors, 19- to 21-foot clear heights, a fenced yard and rail service. A leading provider of packaging and protective products fully occupies the property. The property is situated on 8.5 acres at 159 N. San Antonio Ave.
