PALATINE, ILL. — Colliers International has brokered the sale of a former Jaguar car dealership in Palatine, located about 35 miles northwest of Chicago. The sales price was not disclosed, but the asking price was $3.3 million. Studio 41, a kitchen and bath plumbing fixtures manufacturer, purchased the 30,000-square-foot property with plans to convert it into a home design showroom. Upon completion, the property will be open to homeowners, contractors, designers and architects. Anne Dempsey of Colliers represented the seller, Morries Automotive Group.

CASTLE ROCK, COLO. – Pinnacle Real Estate Advisors has arranged the sale of a multi-tenant retail property located at 1341 New Beale St. in Castle Rock. A Colorado-based developer sold the property to a California-based private investor for $5 million, or $601 per square foot, in a 1031 exchange. The newly built property features 8,318 square feet of retail space. At the time of sale, the property was fully occupied by Potbelly Sandwich Shop, Smoothie King, European Wax Center, Fine Nails and Beau Thai.
EDINA, MINN. — CBRE Capital Markets has arranged the sale of Edinborough Corporate Center in Edina for $14.4 million. The seven-story, 101,568-square-foot office building was built in 1986 as part of a mixed-use development that includes Edina’s Edinborough Park, a one-acre indoor city park. The office building is also connected to the 135-room Marriott Residence Inn and Brookdale Edina, a 203-unit luxury senior apartment complex. The Class A building was 91 percent occupied at the time of sale. Ryan Watts, Sonja Dusil, Tom Holtz and Judd Welliver of CBRE represented the seller, EverWest Real Estate Partners. Altus Properties purchased the asset.
TUKWILA AND KENT, WASH. – Colliers International has arranged the sale of a two-building industrial portfolio located in Tukwila and Kent, two southern suburbs of Seattle. LBA Realty purchased the portfolio from a private investor for $14.5 million. The portfolio includes the 72,882-square-foot Andover Park East, located at 720-790 Andover Park E. in Tukwila, and the 30,000-square-foot Allied Building, located at 19130 84th Ave. S. in Kent. Bill Condon and Matt McGregor of Colliers represented the seller and procured the buyer in the deal.
Ariel Property Advisors Brokers $7.2M Sale of Multifamily Building in Hamilton Heights

NEW YORK CITY — Ariel Property Advisors has brokered the sale of 523 West 135th Street, a 21-unit multifamily building in the Hamilton Heights neighborhood of Manhattan. The five-story, 13,770-square-foot property sold for $7.2 million, or $343,000 per unit. Victor Sozio, Shimon Shkury, Michael A. Tortorici, Matthew L. Gillis, and Orry Michael of Ariel Property Advisors represented the undisclosed seller and procured the buyer in the transaction, who was also undisclosed. The property is located two blocks from the subway system (the 1 Line), providing easy access to Manhattan and outer boroughs.
J.G. Petrucci Acquires Six Acres in Suburban Philadelphia, Plans Mixed-Use Development

WILLOW GROVE, PA. — J.G. Petrucci Co. has acquired five properties totaling six acres in Willow Grove in separate transactions brokered by CBRE. The sales price was not disclosed. Willow Grove is located about 13 miles north of Philadelphia. The developer plans to build a new $75 million mixed-use development on the site, which will be called Station at Willow Grove. Patrick McCabe of CBRE represented the buyer in all five transactions. The project will include 275 new apartment units and 30,000 square feet of commercial and retail space. Located across from the Willow Grove Southeastern Pennsylvania Transportation Authority train station, the development fits J.G. Petrucci’s penchant for transit-oriented residential projects. Construction is scheduled to begin on April 19 and is expected to be completed in the second quarter of 2019.
NEW YORK CITY — Cushman & Wakefield has negotiated the $17.5 million sale of a multifamily building in the Williamsburg neighborhood of Brooklyn. The buyer was Golden Lioness Corp. Located at 347 Berry St., the six-story, loft-style building includes 23 residential units and a 606-square-foot retail storefront as well as a partially enclosed parking lot that accommodates up to nine vehicles. The 21,500-square-foot building was converted from an ice cream factory into apartments in 2016. At the time of the sale, the multifamily portion of the building was fully leased. The retail space is occupied by Butler & Co., a café with a 10-year lease. Stephen Palmese, Brendan Maddigan, Michael Mazzara, Ethan Stanton and James Berluti of Cushman & Wakefield represented the seller, Horrigan Development, in the transaction.
CHICAGO — HFF has arranged the sale of Optima Chicago Center in the city’s Streeterville neighborhood. The sales price was not disclosed. The 325-unit apartment tower is located at 200 E. Illinois St. Constructed in 2013 and designed by David Hovey, the 42-story property features a mix of one-, two- and three-bedroom units as well as two penthouses. The property includes a 233-space parking garage and 20,644 square feet of commercial space. Amenities include a rooftop, outdoor lounge, fitness center, yoga studio, pool, recreation area and concierge services. Sean Fogarty and Marty O’Connell of HFF marketed the property on behalf of the seller, a partnership comprising Optima Inc., DeBartolo Development LLC and OPTrust. The team also procured the undisclosed buyer. Danny Kaufman of HFF worked on behalf of the new owner to secure acquisition financing through Pacific Life Insurance Co.
CHICAGO — Marcus & Millichap has brokered the sale of a 53,931-square-foot mixed-use building and an adjacent development site in Chicago’s River West neighborhood for $11.3 million. The buyer, Tandem Development, plans to renovate the existing building and develop a 226-unit apartment tower on an adjacent parking lot. The 23-story tower will feature a parking garage and 2,300 square feet of first-floor retail space. Stephen Lieberman and Kyle Stengle of Marcus & Millichap represented the private seller and procured the buyer.
SAN DIEGO – JLL Capital Markets has brokered the sale of 1450 Frazee, an office building located in San Diego’s Mission Valley district. A joint venture between Hill Properties and a fund managed by DRA Advisors acquired the property from an affiliate of Menlo Equities for $33 million. At the time of sale, the seven-story, 140,477-square-foot building was 90.6 percent leased to 27 tenants. Lynn LaChapelle, Bob Prendergast and Sach Kirpalani of JLL arranged the transaction.
