BALTIMORE — Hertz Investment Group has acquired Wells Fargo Tower, a 24-story office building located at 7 St. Paul St. in Baltimore’s central business district, for $36.8 million. According to the Baltimore Business Journal, Bethesda, Md.-based special servicer CWCapital Asset Management sold the asset less than a year after acquiring it following foreclosure by the previous owner. Natixis provided a $29.3 million acquisition loan on behalf of Hertz. The 378,010-square-foot tower was 67 percent leased at the time of sale to tenants such as Wells Fargo Bank and law firms Whiteford Taylor & Preston, Anderson Coe King and Wright, Constable & Skeen. Wells Fargo Tower was originally constructed in 1985, and recently underwent renovations including an updated lobby and replacement of water pumps, chillers and cooling tower.

HACKENSACK, N.J. — HFF has arranged the sale of Prospect Place, a 360-unit, two-building apartment community in Hackensack, for $100 million. Jose Cruz, Kevin O’Hearn, Michael Oliver, Stephen Simonelli and Marc Duval of HFF represented the undisclosed seller in the transaction. The buyer, Kushner Co. purchased the property free and clear of existing debt. Located at 300 and 310 Prospect Avenue, Prospect Place consists of an 18-story high-rise building with 157 units and a four-story mid-rise building with 203 units. Amenities include an outdoor pool, grilling stations, fitness centers, billiards room and 653 covered parking spaces. The community is currently 96 percent occupied.
New England Retail Properties Facilitates Sale of Tractor Supply in Suburban Hartford for $3.6M

FARMINGTON, CONN. — New England Retail Properties has brokered the sale of the Tractor Supply store located at 361 Scott Swamp Road in Farmington for $3.6 million. New England Retail Properties arranged the transaction between the seller, AEI Property Corp., and the buyer, 361 Scott Swamp Road LLC. The property, a former Frank’s Nursery & Crafts, was acquired in 2010 and opened in 2011 as a Tractor Supply store after a retrofit of the building and grounds. The property, which is nine miles west of Hartford, serves the Farmington, Burlington, Plainville and surrounding markets. Founded in 1939, Tractor Supply has more than 1,700 stores in 49 states.
BEAUMONT, TEXAS — WINLYND LLC, a joint venture between Chicago-based Windy City RE LLC and San Antonio-based Lynd Opportunity Partners, has acquired Village at Lamar, a 384-bed student housing community in Beaumont. Built in 2006, the 96-unit property serves students at Lamar University, a four-year college that is part of the Texas State University system. Amenities include a pool, fitness center, volleyball court and a business center. WINLYND acquired the property via a foreclosure auction and will invest in renovations that are expected to be complete prior to the fall semester.
ELGIN, ILL. — Brown Commercial Group has brokered the sale of a 38,128-square-foot industrial warehouse in Elgin, a northwest suburb of Chicago. The sales price was not disclosed. The fully leased property is located at 1700-1730 Todd Farm Drive within the Windsor Commerce Center. Brian Lindgren of Brown represented the buyer, Nottingham Realty Group LLC. John D’Orazio of Colliers International represented the seller, Cristie Ann Enterprises LLC.
ALLENTOWN, PA. — HFF has arranged the $3 million sale of a 10,000-square-foot, single-tenant retail building leased to CVS Pharmacy in Allentown. HFF represented the undisclosed seller in the transaction. The buyer was Grove City Property. Located at 1802 Lehigh St., the CVS Pharmacy sees traffic counts of more than 15,000 vehicles per day and is less than a mile from I-78. The building was built in 1996 and is leased to CVS Pharmacy through December 2037.
HOUSTON — HFF has arranged the sale of Brookhollow West Business Park, a two-building, 232,950-square-foot industrial property in northwest Houston. Built between 2007 and 2008, the Class A property features 24-foot clear heights, 40 dock-high doors, five drive-up ramps and 277 parking spaces. Roughly 21 percent of the square footage is office space. Rusty Tamlyn and Dane Petersen of HFF, along with Jon Farris and Matteson Hamilton of Stream Realty Partners, represented the seller, AIV Inc, a valve distributor for utilities firms. A subsidiary of STAG Industrial Inc., a Boston-based REIT, purchased the property for an undisclosed price.
RESTON, VA. — JBG Smith has sold Summit, a two-building office campus in Reston, to Brookfield Property Partners (BPY) for $95 million. Summit I and Summit II are located along Dulles Toll Road, roughly 22 miles northwest of Washington, D.C. The property, which includes more than 290,000 rentable square feet, was fully leased at the time of sale. In 2016, nonprofit science and technology company Noblis Inc. signed a 160,000-square-foot lease at the property, taking all of Summit I and a portion of Summit II, according to the Washington Business Journal. Tom Cleaver, Dan Grimes and Rob Faktorow of CBRE arranged the transaction on behalf of both JBG Smith and BPY. Summit features a fitness center, showers, bike racks, an on-site deli and shuttle service to Reston Town Center, a mixed-use development featuring offices, retail and restaurant space. The property is located one mile from the future Reston Town Center Metro station.
CHICAGO — Baum Realty Group LLC has brokered the sale of a mixed-use property in Chicago’s Bucktown/Wicker Park neighborhood for $10.8 million. The property includes a 12,759-square-foot, three-story building for office and retail use as well as an adjacent 3,885-square-foot development parcel at 1616-1628 N. Damen Ave. The development parcel is zoned as a community shopping district. This zoning permits various businesses and apartments above the ground floor. Greg Dietz and Danny Spitz of Baum represented the undisclosed seller. A local investment group purchased the asset.
CHICAGO — JLL Capital Markets has arranged the sale of the 833,000-square-foot office portion of the iconic Sullivan Center in Chicago for $176 million. The buyer was New York-based 601W Companies. The seller, a venture between New York-based private equity firm KKR and Madison Capital, had owned the property since 2016. Originally constructed in 1899 as a department store, Sullivan Center has been a national historic landmark since 1970. Between 2001 and 2012, the building underwent major renovations to modernize the mechanical systems and restore historical features at a cost of more than $200 million. The upper floors were converted to office space in the early 2000s. The former owners of the property sold Sullivan Center’s 176,000 square feet of retail space, which includes the two lower floors and basement level, to Acadia Realty Trust in 2016 for $147 million. “This asset received significant investor interest because of its excellent location, strong tenant base and the fact that it is one of the few larger floor plate buildings catering to the progressive tenants driving demand in this market,” says Bruce Miller, JLL’s international director who co-heads the capital markets group in Chicago. “At nearly full occupancy, it is clearly the …
