JERSEY CITY, N.J. — Copper Property CTL Pass Through Trust has sold seven JCPenney retail locations on the East Coast in three transactions totaling $65.2 million. The assets include stores in Delaware, Maryland, New Hampshire and Virginia. The buyers were not disclosed. Copper Property is a New York common law trust that was established to acquire 160 retail properties and six warehouse distribution centers from department store chain JCPenney as part of the retailer’s Chapter 11 reorganization plan. The stores are located at the following malls and shopping centers: Christiana Mall in Newark, Del.; The Mall in Columbia in Columbia, Md.; Westfield Annapolis in Annapolis, Md.; Fair Oaks Mall in Fairfax, Va.; Springfield Town Center in Springfield, Va.; Pheasant Lane Mall in Nashua, N.H.; and Dulles Town Centre in Sterling, Va. The assets traded at a blended implied cap rate of 7.28 percent across three all-cash deals. PIQUA, OHIO — The Cooper Commercial Investment Group has brokered the $2.8 million sale of a newly built retail property occupied by Starbucks in Piqua, about 27 miles north of Dayton. The net leased building is situated near the Miami Valley Crossing shopping center. Starbucks has a 10-year lease with 10 percent rental increases every five years. Dan Cooper of Cooper Group represented the seller, a Midwest-based developer. The Missouri-based buyer purchased the property at the full ask price, representing a cap rate of 4.7 percent.

LAKE ELSINORE, CALIF. — Northmarq has brokered the sale of River’s Edge Apartments, a multifamily community located at 2088 E. Lakeshore Drive in Lake Elsinore. Weidner Apartment Homes sold the asset to an entity of Atlantic Pacific Cos. for $64.5 million. Built in 2007, River’s Edge Apartments features 184 apartments. Kyle Pinkalla of Northmarq’s San Diego investment sales team represented the buyer and seller in the deal.

SPRING, TEXAS — CBRE has arranged the sale of The Pines Business Park I and II, a portfolio of six industrial buildings totaling 281,481 square feet located in the northern Houston suburb of Spring. Randy Baird, Jonathan Bryan, Ryan Thornton, Nathan Wynne and Eliza Bachhuber of CBRE represented the seller, AEW Capital Management, in the transaction. Nuveen Real Estate, a division of The Teachers Insurance & Annuity Association of America (TIAA), purchased the portfolio for an undisclosed price. The buildings were fully leased at the time of sale.

DALLAS — Dallas-based hospitality development and investment firm NewcrestImage has acquired a national portfolio of 45 hotels totaling approximately 3,300 rooms. The properties are located in 11 states and are primarily operated under various brands within the Marriott and Hilton family of concepts, though the portfolio also includes two Choice-branded hotels and one Radisson-branded hotels. The seller was an undisclosed private investment firm. The sales price was also not disclosed.

CHICAGO — Standard Communities led a public-private partnership that acquired Lake Park Crescent Apartments in Chicago’s Oakland neighborhood for roughly $54 million. Built in 2004 and located at 1061 E. 41st Place, the mixed-income apartment community is comprised of 148 units across 13 buildings. Of the 148 units, 112 are designated as affordable for renters who earn 40 to 80 percent of the area median income. As part of the transaction, 60 Chicago Housing Authority (CHA) public housing units were converted to project-based vouchers under the Rental Assistance Demonstration (RAD) program. The federal RAD program enables public housing authorities to protect the long-term affordability of public housing units in need of rehabilitation and financial support. Affordability will be extended for at least 30 years. Standard completed the transaction in partnership with HUD, the Illinois Housing Development Authority, CHA and the City of Chicago Department of Housing. Financing came from Low-Income Housing Tax Credits arranged in partnership with Boston Financial Investment Management. Citibank provided additional financing. Standard will oversee a renovation of Lake Park Crescent at a cost of approximately $72,000 per unit. Common areas and exterior grounds will also be improved.

KENNESAW, GA. — Octave Holdings and Investments LLC, a privately held investment firm based in Alpharetta, Ga., has purchased Barrett Pavilion, a 369,971-square-foot shopping center in Kennesaw. Octave Holdings acquired the center from Stockbridge and Lincoln Property Co. via investment vehicle Octave Opportunity Fund LLC for $58.8 million. Situated near Town Center Mall and shadow-anchored by Target, Barrett Pavilion’s tenant roster includes Total Wine & More, REI, Ulta Beauty, Shoe Carnival, Old Navy, Best Buy Outlet, AMC Barrett Commons 24, Urban Air, buybuy Baby, Hudson Grill, Ted’s Montana Grill and Cold Stone Creamery. Octave’s operations affiliate Pinnacle Leasing and Management will manage the shopping center.

BEAVERTON, ORE. — Los Angeles-based Trion Properties has acquired a 302-unit multifamily portfolio in Beaverton for $94.8 million. The portfolio consists of Jasper Place, Jasper Square and Willow Grove. Trion acquired Jasper Place and Jasper Square in association with anchor investor Promus Realty Properties. Trion plans to execute strategic upgrades and utilize its vertically integrated property management platforms to improve operations and address deferred maintenance. Constructed in 1986, Jasper Place features 100 apartments in a mix of one-, two- and three-bedroom layouts spread across 19 two-story residential buildings. The community features a pool, fitness center, sports courts and leasing office. Additionally, 58 percent of the units have been upgraded and each unit has an individual garage. The community is located at 18300 NW Walker Road. Located at 15194 SW Walker Road, Jasper Square offers 83 apartments in a mix of one-, two- and three-bedroom floor plans across 15 residential buildings. JACKSONVILLE, FLA. — JLL has arranged the sale of 701 San Marco, a 700,000-square-foot office tower located in the Southbank district of downtown Jacksonville. Hermen Rodriguez, Robbie McEwan, Ike Ojala, Matthew McCormack and Peter Politi of JLL represented the seller, The Prudential Insurance Company of America, in the sale of the property to Bradford Allen Investment Advisors. The sales price was not disclosed. 701 San Marco represents the second major investment in Jacksonville for Bradford Allen. The property comprises a seven-story west wing and a 19-story east wing connected by a pedestrian walkway over San Marco Boulevard. Amenities include 13 conference rooms, restaurant space on the ground floor, a 282-seat cafeteria, 1,277 garage parking spaces and 945 surface parking spaces. The property is currently 60 percent leased to tenants including Prudential Insurance, Interline Brands and The Army Corps. of Engineers. The property is positioned on 14.5 acres within steps of the popular St. John’s Riverwalk.

Brooklyn Cos. acquired the asset for $14 million. The transaction also included rights to 4.2 acres of land in Garden Grove. Located at 12951 S. Euclid St., the building features 45,451 square feet of office space. At the time of sale, the property was fully leased to Concorde Career College. The asset has served as a medical and dental vocational school since 1999. Sean Fulp, Ryan Plummer, Mark Schuessler, Paul Jones and Brandon White of Newmark represented the seller in the in the deal. Norman Lee and Jason Roth of Newmark secured financing for the buyer.
