MIAMI — Boston-based Rockpoint and Montreal-based Ivanhoe Cambridge have sold Mary Brickell Village, a Publix-anchored mixed-use property in Miami’s Brickell district. RPT Realty purchased the 200,503-square-foot development for $216 million. Danny Finkle, Chris Angelone, Matthew Lawton, Eric Williams and Kim Flores of JLL represented the sellers in the transaction. Situated on 5.2 acres at 901 S. Miami Ave., Mary Brickell Village’s tenant roster includes Miami’s only LA Fitness Signature Club, as well as Moxie’s, North Italia, P.F. Chang’s, Shake Shack, Blue Martini, Starbucks, Massage Envy, Candela Gastro Bar and EWM Realty. The mixed-use property also includes an 875-space parking garage. Originally constructed in 2008, Mary Brickell Village underwent renovations between 2018 and 2020.

LIVERPOOL, N.Y. — A joint venture between New York-based Taconic Capital Advisors and Friedman Real Estate has purchased three industrial buildings totaling 831,000 square feet in Liverpool, a suburb of Syracuse. The properties were acquired as part of a $46 million portfolio sale that included a 407,000-square-foot distribution center in Waterford, Mich. Rite Aid Corp. sold the buildings and will continue to lease back the space at two of the three buildings as distribution centers for its e-commerce platform. The third building, which is the smallest of the trio at 87,000 square feet, remains vacant. As part of the transaction, the joint venture also purchased more than 50 acres for possible future expansion.
HAVERHILL, MASS. — CBRE has arranged the $77 million sale of Hamel Mill Lofts, a 305-unit apartment community in Haverhill, a northern suburb of Boston. The historic site originally housed the L.H. Hamel Leather Co. complex and was converted to residential use in 2010. The property comprises four apartment buildings with one- and two-bedroom units that have an average size of 846 square feet. Amenities include a clubhouse, gym and a movie theater. Simon Butler, Biria St. John and John McLaughlin of CBRE represented the undisclosed seller in the transaction. The trio also procured the buyer, an affiliate of Boston-based DSF Group.
DENVER — Menashe Properties has acquired Stanford Place III, a Class A office building situated on 6.5 acres in Denver. Angelo Gordon Cos. sold the property for an undisclosed price. Totaling 370,000 square feet, the property offers 22,000-square-foot floor plates and a renovated main lobby, common area corridors and restrooms. The building also features a renovated Starbucks Café and deli, a tenant lounge, fitness center, secure bike storage and conference facility, as well as ample surface, covered parking and close proximity to interstates 25 and 225 and the Belleview Light Rail Station. Robert Whittelsey and Abby Pattillo of Colliers brokered the transaction.

The newly built property offers one-, two- and three-bedroom units, with 16 residences reserved for households earning 80 percent or less of the area median income. Amenities include a pool, multiple courtyards, an outdoor movie theater and a rooftop terrace. Preleasing of Troubadour began in January, and Wayfinder expects the property to reach a stabilized occupancy rate of 93 percent by the end of the month. An affiliate of Austin-based Christopher Investment Co. purchased the asset for an undisclosed price in an off-market transaction.
MILWAUKEE — JLL Capital Markets has brokered the sale of Freshwater Apartments in downtown Milwaukee for $17.4 million. The 76-unit apartment building is situated within Freshwater Plaza in the Harbor District. Built in 2017, Freshwater Apartments features studio, one- and two-bedroom units with an average size of 635 square feet. Amenities include a clubroom, rooftop terrace, heated indoor parking garage and bike storage. The community also features 16,645 square feet of retail space that is home to T-Mobile, UPS and Jimmy John’s. Wick Kirby, Amanda Friant and Jaime Fink of JLL represented the seller, Wangard Partners Inc. Bender Cos. was the buyer.

TACOMA, WASH. — 6th & Alder Partners LLC has completed the disposition of Sixth & Alder, an apartment building in Tacoma, to an undisclosed buyer for $46.2 million. Austin Kelley and Ben Norbe of Kidder Mathews represented the buyer in the off-market transaction. Located at 3118 6th Ave., Sixth & Alder features 111 apartments and 75,240 square feet of retail space. Community amenities include an on-site dog washing station, electric vehicle charging, fitness center and rooftop putting green.
LAS VEGAS — Davlyn Investments has purchased Rancho Destino, a multifamily community in Las Vegas, for $65.5 million. The buyer rebranded the 184-unit property as Aviara. Constructed in 1998 on 9.1 acres, the community features central heating and air conditioning, in-unit laundry, vaulted ceilings, fireplaces, arid landscaping, plentiful parking and an expansive amenity package. Spence Ballif, Adam Schmitt and Jannie Mongkolsakulkit of CBRE represented the undisclosed seller in the deal. Torrey Pines Bank provided acquisition financing for the buyer. The transaction marks Davlyn’s second acquisition in Nevada.
HOUSTON — Excelsa Properties, the real estate investment arm of global asset management firm Excelsa Holding, has sold Bend at Oak Forest, a 392-unit apartment community in Houston. The property offers one-, two- and three-bedroom units and amenities such as a pool, business center, fitness center and a coffee bar. Excelsa originally acquired the garden-style property in summer 2019 in partnership with GoldCor Capital Partners and implemented a value-add program. Specifically, the partnership upgraded roofing, landscaping and parking areas and refurbished 57 units with new floors, cabinets and countertops. The buyer and sales price were not disclosed.
