ALEXANDRIA, VA. — Continental Realty Corp. (CRC) has sold 101 North Ripley Apartments, a 189-unit multifamily community in Alexandria formerly known as Parkwood Court. CRC sold the property for $50.1 million, or approximately $265,000 per unit. The Baltimore-based company originally purchased the community in 2011 for $23 million, or $121,000 per unit. Washington, D.C.-based Willow Creek Partners purchased 101 North Ripley, which offers seven different floor plans in one-, two- and three-bedroom configurations. Bill Roohan, Robert Dean and Jonathan Greenberg of CBRE brokered the transaction. CRC recently invested in capital improvements at the apartment community, including the installation of new windows and sliding patio doors and the conversion of an outdoor pool into a parking lot with 45 spaces.

LAKE ZURICH, ILL. — Monarch Realty Partners has negotiated the sale of Somerset by the Lake Apartments in the Chicago suburb of Lake Zurich for $13 million. Constructed in 2019, the 48-unit apartment complex features one- and two-bedroom floor plans. The property features a large parking lot and is situated adjacent to Breezewald Park. Bill Baumann of Monarch brokered the transaction. Buyer and seller information was not provided.
HOUSTON — Walker & Dunlop has arranged the sale of The Flats at West Alabama, a 304-unit apartment community in Houston’s River Oaks neighborhood. The property, which according to Apartments.com was built in 2021, offers one-, two- and three-bedroom units and amenities such as a pool, coworking spaces, a club area with an entertainment kitchen and a rooftop deck. Ryan Epstein and Jennifer Ray of Walker & Dunlop represented the seller, Atlanta-based Wood Partners, in the transaction. Alexandra Huffman, also with Walker & Dunlop, originated Fannie Mae acquisition financing of behalf of the buyer, Virginia-based Capital Square.
BEDFORD, MASS. — Newmark has brokered the $132 million sale of One Patriots Park, a 143,553-square-foot life sciences complex in Bedford, a northwestern suburb of Boston. The seller, Jumbo Capital Inc., redeveloped the property in 2019 to support life sciences users. At the time of sale, four such tenants — Homology Medicines Inc., N2 Biomedical, Frontera Therapeutics and Obsidian Therapeutic — occupied the entirety of the facility. Robert Griffin, Edward Maher, Matthew Pullen and Samantha Hallowell of Newmark represented Jumbo Capital and procured the buyer, Barings, in the transaction.
SALT LAKE CITY AND AMERICAN FORK, UTAH — Gardner Batt has completed the disposition of a 347,290-square-foot, Class A industrial portfolio near Salt Lake City to a joint venture between Greenlaw Partners and Mirae Asset Global Investments for $187.7 million. Jeff Chiate, Mike Adey, Brad Brandenburg and Matthew Leupold of Cushman & Wakefield’s National Industrial Advisory Group, along with Tom Freeman and Travis Healey of Cushman & Wakefield’s Salt Lake City office, represented the seller in the transaction. The portfolio consists of a 201,096-square-foot facility situated on 56 acres at 989 W. Center St., which was delivered in 2021, and a 146,194-square-foot property at 398 E. 1100 South St. in American Fork, which was delivered in 2020. Both facilities feature 40-foot clear heights, excess van/trailer parking, ample loading and ESFR sprinklers. The last-mile facilities are both fully leased to a Fortune 10 global e-commerce company.
CHICAGO — Marcus & Millichap has brokered the sale of a 61-unit multifamily property in Chicago’s Hyde Park neighborhood for $9.8 million. Constructed in 1924, the building is located at 5120 S. Harper Ave. At the time of sale, the property was 95 percent leased. Jack Stanton of Marcus & Millichap represented the seller, a private Chicago-based company that had owned and operated the asset for 22 years. James Ziegler of Marcus & Millichap procured the buyer, a local family-run limited liability company. The buyer plans to update some units.
TAMPA, FLA. — CBRE has arranged the sale of a 14-property multifamily portfolio in Florida totaling 2,384 units. Michael Regan and Frank Carriera of CBRE represented both the seller, Amzak Capital Management, and the buyers, NorthEnd Equities and Motti Schapira, in the $240 million transaction. SEATTLE — Clise Properties, a family-owned and operated Seattle real estate developer, has purchased 1700 7th Avenue, a Class A+ office tower in downtown Seattle. The company originally developed the building and has maintained a majority ownership stake. The transaction brings Clise to full ownership. Built in 2001, 1700 7th Avenue is a 24-story, 550,000-square-foot office building with street-level retail space. Building amenities include a private tenant rooftop deck on the 10th floor, floor-to-ceiling windows, Starbucks Coffee and UPS Store onsite and underground parking with a dedicated executive-level exit. As the sole owner, Clise Properties plans to upgrade the building’s amenities with a new fitness center, conference center, food operator and an updated patio and outdoor event area on the 10th floor. Additional upgrades will include a new expanded bike storage room with new locker rooms, showers, drying room and electric vehicle charging stations. Tim O’Keefe, Jesse Ottele and Cavan O’Keefe of Newmark have served as exclusive leasing advisors for the property since March 2021.
NAPERVILLE, ILL. — MZ Capital Partners has sold Vantage Naperville Apartments in suburban Chicago for $24 million. The 112-unit apartment community, located at 1350 E. Ogden Ave., was fully leased at the time of sale. The newly completed property features studios and one-bedroom units with private work-from-home suites. JLL brokered the sale. An affiliate of 601W Cos. was the buyer.
WACO, TEXAS — The Multifamily Group (TMG), a Dallas-based brokerage firm, has negotiated the sale of Heritage Quarters, a 374-bed student housing community located about 1.5 miles from Baylor University’s campus in Waco. Built in 2008, the mid-rise property sits on 2.7 acres and totals 106 units. The amenity package comprises a pool, 24-hour fitness center, billiards room, business center and a conference room. Danny Wieland of TMG represented the undisclosed seller in the transaction. Paul Yazbeck, also with TMG, represented the buyer.
