BRIDGEWATER, N.J. — Houston-based investment firm Lovett Industrial, in partnership with an undisclosed capital source, has acquired Middlebrook Crossroads, a 580,277-square-foot industrial park in the Northern New Jersey community of Bridgewater. The development comprises 18 buildings with an average size of 32,000 square feet on a 38.6-acre site. At the time of sale, Middlebrook Crossroads was close to fully leased to 28 tenants including UPS, Lexus and SCP Distributors. Gary Gabriel, Kyle Schmitt, David Bernhaut and Ryan Larkin of Cushman & Wakefield brokered the deal. The seller was not disclosed.

CHICAGO — Interra Realty has brokered the sale of Astoria Tower in Chicago’s South Loop for $82.5 million. The luxury apartment tower rises 30 stories with 248 units. Built in 2009, Astoria Tower features one-, two- and three-bedroom floor plans. Amenities include a fitness center, indoor pool, sauna, spa treatment room, billiards room, movie room, business center and two rooftop decks. The seller, Miami-based Crescent Heights, converted the property from condominiums into apartment units in phases completed in 2010 and 2019. Brad Feldman of Interra represented the buyer, Chicago-based 3L Real Estate, which plans to add additional amenities and offerings to increase rents.
Laguna Point Properties Buys Topaz, Viridian Apartment Communities in Las Vegas for $129.7M

LAS VEGAS — Laguna Point Properties has acquired two multifamily properties in Las Vegas from an overseas investor for $129.7 million in an off-market transaction. Totaling 708 units, Topaz and Viridian are part of a 1,945-unit, $566 million portfolio acquisition by Laguna Point Properties. Other recently closed acquisitions include five properties in Los Angeles and one in Jacksonville, Fla. Built in 1985 and 1981, respectively, Topaz and Viridian are located adjacent to one another on West Viking Road. The 252-unit Topaz offers one- and two-bedroom floorplans, and Viridian features 456 studio, one-, two- and three-bedroom units. Laguna Point Properties has engaged Cushman & Wakefield to manage the two properties in Las Vegas, while Greystar will manage the properties in Los Angeles and ZRS Management will manage the Jacksonville property. Pat Sauter and Art Carll-Tangora of Avison Young’s Las Vegas office represented Laguna Point Properties in the transaction. Troy Tegeler, Trevor Breaux, Ryan Greer and CJ Connolly of CBRE Capital Markets secured debt financing for the buyer.
SEATTLE — Newmark has arranged the sale of 1101 Westlake, an office building located in downtown Seattle’s South Lake Union submarket. BioMed Realty acquired the property from Invesco Real Estate for an undisclosed price. Built in 2015, 1101 Westlake is a six-story, 153,708-square-foot creative office building featuring LEED Silver certification and views of Lake Union. The property is 100 percent net-leased to Meta Platforms. Kevin Shannon, Nick Kucha, Michael Moll, Ken White, Rachel Jones, Jeff Hodson, Jesse Ottele and Alex Foshay of Newmark represented the seller in the transaction.
HOUSTON — Tampa-based multifamily investment firm American Landmark has acquired H6, a 293-unit apartment community in Houston’s Energy Corridor area. Built in 2016, the property offers one- and two-bedroom units ranging in size from 475 to 1,444 square feet. Apartments feature stainless steel appliances, European cabinetry, granite countertops, washers and dryers and private balconies. Amenities include a pool, fitness center, game room, business center and a Zen garden. The seller was not disclosed. American Landmark has subsequently rebranded the community as Neo at Ten.
Colliers Brokers $25M Acquisition of City Plaza Multifamily Property in Escondido, California

ESCONDIDO, CALIF. — Colliers has arranged the purchase of City Plaza, an apartment building located at 300-330 S. Escondido Blvd. in Escondido, a northern suburb of San Diego. Providence City Plaza Apartments II LLC acquired the asset from Escondido Apartments Investment LLC for $25 million. Built in 2018, the 63,729-square-foot property features 56 units in a mix of one- and two-bedroom layouts. Additionally, the property offers ground-floor retail space and 126 subterranean parking spaces. Peter Scepanovic and Corey McHenry of Colliers represented the buyer in the deal.
DALLAS — Global investment firm KKR has acquired TCC Altamoore, an approximately 616,000-square-foot industrial park in Dallas, from Trammell Crow Co. for an undisclosed price. Built in 2021, TCC Altamoore consists of a 298,168-square-foot building and a 206,917-square-foot building that are fully leased to undisclosed, publicly traded companies. The third building spans 110,960 square feet and is currently being marketed for lease. Randy Baird, Jonathan Bryan, Ryan Thornton and Eliza Bachhuber of CBRE brokered the deal on behalf of Trammell Crow Co.
SAN ANTONIO — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of Timberhill Commons, a 340-unit apartment community in northwest San Antonio. Built in 2020 on a 21.5-acre site on the city’s northwest side, the garden-style property offers studio, one-, two- and three-bedroom units with an average size of 820 square feet. Residences include full-size washers and dryers and private patios/balconies. The amenity package comprises a pool, fitness center, dog park, business center, game room, social lounge, coffee bar and outdoor grilling and dining areas. Will Balthrope and Drew Garza of IPA represented the seller, a partnership between San Antonio-based White-Conlee Builders and Palatine Capital Partners, in the transaction. The duo also procured the buyer, Atlanta-based Dreamstone Investments.
CapRock Partners Sells First Phase of 1.5 MSF Tropical Logistics Complex in North Las Vegas

NORTH LAS VEGAS, NEV. — CapRock Partners has completed the disposition of CapRock Tropical Logistics Phase I, a recently completed core industrial logistics facility in North Las Vegas. Terms of the sale were not released. Phase I consists of two Class A warehouse buildings totaling 1.1 million square feet on an 83-acre site. Developed by CapRock, the two buildings are 100 percent leased to three investment-grade credit tenants, including a Fortune 100 ecommerce company. The single-tenant building at 5802 E. Tropical Parkway features 857,000 square feet, 40-foot clear heights, 171 dock-high doors, 8,000 amps of power, 300 trailer stalls and 679 auto parking stalls. Located at 5902 E. Tropical Parkway, the second building features 271,000 square feet, 32-foot clear heights, 54 dock-high doors, 3,000 amps of power, 159 trailer stalls and 162 auto park stalls. FAIRFIELD, CONN. — Boston-based investment firm TA Realty has acquired King’s Crossing, an 82,000-square-foot shopping center located in the southern Connecticut city of Fairfield, for $58 million. Built in 2011, King’s Crossing was 97 percent leased at the time of sale to tenants such as Whole Foods Market, CVS Pharmacy, Petco, Five Guys, Sleep Number and Chipotle Mexican Grill. Jose Cruz, Kevin O’Hearn, Danny Finkle, Michael Oliver, Steve Simonelli, Andrew Scandalios and Grace Braverman of JLL represented the undisclosed institutional seller in the transaction.
