NEW YORK CITY — Locally based brokerage firm Rosewood Realty Group has arranged the $36.5 million sale of a 15-story mixed-use building located at 159-161 W. 54th St. in Manhattan’s Hell’s Kitchen neighborhood. The building was originally constructed in 1923 and houses 42 apartments, five retail spaces and 11 office suites. Aaron Jungreis, Ben Khakshoor and Alex Fuchs of Rosewood represented the seller, a partnership between private investor Sol Kurtz and Rubin Schron of Cammeby’s International, in the transaction. The trio also procured the buyer, a private family office.

ROCKWALL, TEXAS — JLL has arranged the sale of Rockwall Market, a 211,971-square-foot shopping center located in the eastern Dallas suburb of Rockwall. Built in 1999, the property was fully leased at the time of sale to tenants such as Ross Dress for Less, Burkes Outlet, Michaels, Old Navy and Petco. Adam Howells, Ryan Shore and Megan Babovec of JLL represented the undisclosed seller in the transaction. Dunhill Partners acquired the property for an undisclosed price.
ROUND ROCK, TEXAS — Harbor Group International has purchased The Warner, a 336-unit apartment community located in the northern Austin suburb of Round Rock. Built in 2022, The Warner offers one-, two- and three-bedroom units and amenities such as a fitness center, pool with outdoor kitchens, lounge, dog park and a parking garage with EV charging stations. The Warner was 98 percent occupied at the time of sale. Patton Jones of Newmark brokered the deal. The seller was not disclosed.
HOUSTON — CenterSquare Investment Management has acquired Piney Woods, a 394-lot manufactured housing development site in Houston. CenterSquare acquired the site in partnership with manufactured housing operator K8H Ventures. Construction will begin in the coming weeks and is expected to last about a year. Amenities will include a pool, basketball court, playground, walking trails and green spaces.
NEWTON AND ALLSTON, MASS. — Marcus & Millichap has arranged the $23.5 million sale of a portfolio of two multifamily buildings totaling 59 units in the Boston area. The buildings are located in Newton and Allston, both of which are situated west of the downtown area. The Newton property offers eight two-bedroom units and 23 one-bedroom units with private balconies and storage units. Constructed in 1985 on 0.59 acres, the Allston property features 28 units and 41 off-street parking spaces. Evan Griffith and Tony Pepdjonovic of Marcus & Millichap brokered the deal in collaboration with Matthew Petty of Frame Residential. The buyer and seller were not disclosed.
CLAY, N.Y. — Locally based investment firm Hart Lyman Co. has purchased Great Northern Mall, a shuttered retail and dining development located in the northern Syracuse suburb of Clay, for $9 million. The new ownership plans to redevelop the 120-acre property into a mixed-use destination and has partnered with Conifer Realty for the residential component. Britt Raymond and Kyle Fant of SRS Real Estate Partners represented the seller, New York-based Kohan Retail, in the transaction. The duo also procured Hart Lyman as the buyer.
YORK, PA. — Cushman & Wakefield has brokered the $13.5 million sale of an industrial development site in York. The site, known as The Expressway Commerce Park, is fully approved for the development of two buildings totaling 673,920 square feet. Building A will total 403,000 square feet and feature 405 auto stalls, 77 trailer stalls, 74 dock doors and two drive-in doors. Building B will total 270,920 square feet and feature 269 auto stalls, 72 trailer stalls, 43 dock doors and two drive-in doors. Gerry Blinebury and Collin Potter of Cushman & Wakefield represented the seller, Maple Press, in the transaction. The buyer was MRP Industrial. The sale included a subdivision from the Maple Press manufacturing facility that will remain in operation.
PLAINSBORO, N.J. — Massachusetts-based investment firm Colony Hills Capital has acquired Addison at Princeton Meadows, a 440-unit apartment community located in the Central New Jersey community of Plainsboro. The sales price was $115 million. The garden-style property offers studio, one- and two-bedroom units and amenities such as a pool, fitness center, tennis court, basketball court, dog park and outdoor grilling and dining stations. Allan Szlafrok, Eli Maryl, Ohad Babo, and Michael Weiser of GFI Realty Services represented Colony Hills Capital, which plans to implement a value-add program, in the transaction. JLL represented the seller, New Jersey-based Kushner Real Estate Group (KRE).
EAST NORRITON, PA. — JLL has negotiated the $23.1 million sale of Dekalb Plaza, a 178,356-square-foot shopping center in East Norriton, a northwestern suburb of Philadelphia. Urban Air and Big Lots anchor the open-air center, which was 98 percent leased at the time of sale. Other tenants include Goodwill, Chick-fil-A, Applebee’s, Sally Beauty and Celebree School, and the roster carries a remaining weighted average lease term of 5.7 years. Christopher Munley, Jim Galbally, Colin Behr and James Graf of JLL represented the seller, Broad Street Realty, in the transaction. The buyer was Abrams Realty & Development.
DALLAS — Los Angeles-based investment firm Westwood Financial has acquired Northview Plaza, a 120,000-square-foot, grocery-anchored shopping center located in northeast Dallas. Kroger anchors the center, which was 89 percent leased at the time of sale. Other tenants include Petco and McDonald’s. The transaction was executed off-market with the undisclosed seller.
