COLORADO SPRINGS, COLO. — CBRE has arranged the sale of Centerpointe Plaza, a neighborhood shopping center located at 5605-5785 North Academy Blvd. in Colorado Springs. A Denver-based private fund acquired the property from Phoenix-based Kinetic Development for $21.4 million. Built in 1983, Centerpointe Plaza features 154,988 square feet of retail space. At the time of sale, Centerpointe Plaza was 85 percent occupied. Current tenants include Dollar Tree, Tuesday Morning, Key Bank, Boot Barn, Whiskey Baron, Winnelson Bath & Kitchen Idea Center and Guiry’s Color Source. Parker Brown, Matthew Henrichs and Brad Lyons of CBRE’s National Retail Partners represented the seller in the deal.

PEORIA, ILL. — Quantum Real Estate Advisors Inc. has brokered the sale of a retail strip center in Peoria for $4.4 million. Aspen Dental and Vitamin Shoppe anchor the property, which is located at 5116 N. Big Hollow Road. Zack Hilgendorf of Quantum represented the seller, a Miami-based developer that originally built the center in 2010. The property sold to a Chicago-based buyer.

WASHINGTON, D.C. — Electra America Hospitality Group, a joint venture between investment firm Electra America and extended stay hotelier AKA, has purchased One Washington Circle, a 152-room hotel in Washington, D.C. George Washington University (GWU) sold the hotel to the buyer for an undisclosed price. Savills USA represented GWU in the transaction. The new ownership plans to undertake a $30 million renovation to the asset and reopen in June 2023 as an AKA-branded development that specializes in weekly and monthly stays. Built in 1964 and renovated in 2003, the nine-story hotel is situated in D.C.’s West End neighborhood near GWU’s main campus, George Washington University Hospital, Foggy Bottom Metro Station and major institutions including World Bank and IMF.

SLIDELL, LA. — SRS Real Estate Partners’ Investment Properties Group has arranged the sale of Village at Northshore, a 114,638-square-foot shopping center in Slidell, about 40 miles north of downtown New Orleans. Woodmont Acquisitions LLC purchased the asset from an affiliate of Atlanta-based RCG Ventures for $12.4 million. Kyle Stonis and Pierce Mayson of SRS represented the seller in the transaction. The buyer was self-represented. Spanning nearly 13 acres, Village at Northshore was built in 1988 and renovated in 2020. The majority of the property’s tenants are national retailers, including Marshalls, JoAnn, Dollar Tree, Boot Barn and Ollie’s Bargain Outlet.

SAN ANTONIO — Dallas-based brokerage firm The Multifamily Group (TMG) has negotiated the sale of Limestone Oaks and Townhomes at Limestone Oaks, two adjacent multifamily properties totaling 400 units in northwest San Antonio. The communities were respectively built in 1981 and 1984. Bryce Smith of TMG represented the seller, Harvest Equities, in the transaction, and procured the undisclosed buyer. The sale was conducted off-market and included a 6.5-acres tract of developable land that connects the properties.

BROOKFIELD, WIS. — Mid-America Real Estate Corp. has brokered the sale of Brookfield Marketplace in suburban Milwaukee for an undisclosed price. The 90,374-square-foot shopping center is home to Pick ’n Save, Panera Bread, First Midwest Bank, U.S. Cellular, Allstate and Sylvan Learning. Rick Drogosz and Dan Rosenfeld of Mid-America represented the sellers, General Capital Group and Thompson Cos. Jack Stead of Northstar REIS represented the buyer, Grocery Management Partners LLC.

LAS VEGAS — Next Wave Investors has completed the $50 million sale of Spanish Oaks, a multifamily community in Las Vegas. The name of the buyer was not released. Built in 1976, Spanish Oaks features 216 garden-style apartments. Next Wave originally acquired the asset for $28.5 million in February 2021 and implemented a renovation and value-add business plan for the property. The company renovated 30 percent of the units and completed enhancements to the exterior and amenity spaces.

ELMHURST, ILL. — A joint venture between Clear Height Properties and Harbert US Real Estate, an investment entity sponsored by Harbert Management Corp., has sold a seven-building industrial portfolio in Elmhurst for an undisclosed price. Hamilton Partners purchased the portfolio, which totals 140,796 square feet. The buildings are fully leased to 23 tenants that occupy space ranging in size from 1,300 to 14,000 square feet.

LAS VEGAS — Florida-based ZMR Capital has purchased Sunridge, an apartment property located at 4855 E. Vegas Valley Drive in Las Vegas, in an off-market transaction. The name of the seller was not released. Built in 1991, Sunridge features 216 apartments in a mix of one-, two- and three-bedroom layouts with in-unit washers/dryers and pre-installed Wi-Fi modems. Community amenities include two swimming pools and spas, a clubhouse with fireplace, business center, playground and covered parking.

CENTRAL, S.C. — Investors Management Group Inc. (IMG) has acquired The Whitley Apartments, a 250-unit multifamily community located in the Greenville suburb of Central. Built in 1997, The Whitley is located near Clemson University and several Upstate South Carolina employers, including BMW. IMG plans to invest more than $2 million in capital improvements at the property. Will Mathews of Colliers brokered the transaction. IMG raised $21 million from 160 investor clients in 22 states to fund the acquisition, and eight investors completed 1031 exchanges by acquiring Tenant in Common (TIC) positions in the property. IMG also secured a 10-year, non-recourse Fannie Mae loan through Arbor Realty Trust. The loan was underwritten with a 30-year amortization schedule and a 60 percent loan-to-value ratio. Over the past year, IMG has sponsored the acquisition of over 1,700 total units totaling $372 million in transactions nationally. Last year the firm acquired the nearby Tapestry at Hollingsworth Park in Greenville.
