The property consists of 32,320 net rentable square feet of non-climate-controlled space across 237 units, along with 49 outdoor parking spaces. Jon Danklefs of Marcus & Millichap represented the seller, an undisclosed limited liability company, in the transaction. The buyer and sales price were also undisclosed.

Harrison Street Sells Five Seniors Housing Properties in Oregon, Montana to Springs Living for $193.5M

MEDFORD AND EUGENE, ORE., AND BUTTE AND BILLINGS, MONT. — Harrison Street has completed the disposition of five senior housing properties valued at $193.5 million to The Springs Living. The properties were held across several of Harrison Street’s U.S Opportunity Funds and related co-investment vehicles. The portfolio consists of 622 independent living, assisted living and memory care units in Medford, Eugene, Butte and Billings. As of December 2021, the properties had an average occupancy of 93 percent. Further details on the properties were not disclosed.
HUNTSVILLE, ALA. — Brass Enterprises has bought Henry House at Clift Farm, a 273-unit, garden-style multifamily property in Huntsville. The sales price was not disclosed. Russ Hardy and David Wilson of Berkadia Institutional Solutions completed the sale on behalf of the seller, a joint venture partnership between Atlanta-based META Real Estate Partners and Huntsville-based Watercress Partners. Tom Genetti of Berkadia arranged an undisclosed amount of financing on behalf of Brass. Henry House at Clift Farm offers one-, two- and three-bedroom floorplans. Unit features include in-unit washers and dryers and private patios or balconies. Community amenities include a clubhouse, fitness center, swimming pool, multiple outdoor kitchens, dog park and a playground. Located at 1435 Balch Road, the property is situated close to a new Publix, Madison Hospital, the shops and restaurants along Highway 72 and walking trails within the 600-acre Clift Farm master-planned development.
OLATHE, KAN. — Marcus & Millichap has brokered the sale of a 14,631-square-foot retail property occupied by Walgreens in Olathe for $6.4 million. The building is located at 15066 W. 151st St., about 24 miles southwest of downtown Kansas City. Neighboring retail tenants include Starbucks, FedEx, McDonald’s, Sonic, Taco Bell and Hy-Vee. Walgreens executed an early five-year lease renewal on its original 20-year net lease. Nicholas Kanich of Marcus & Millichap marketed the property on behalf of the seller, an Iowa-based investment group. Colby Haugness, Marcus & Millichap’s Kansas broker of record, assisted in closing the transaction. A Delaware-based investment group was the buyer.

LOS ANGELES — Marcus & Millichap (NYSE: MMI) has arranged the sale of Washington Plaza, a grocery-anchored retail property located in downtown Los Angeles. Southern California-based Eagles Nest Property LLC sold the asset to Reliable Properties for $44.7 million. The 136,908-square-foot asset was fully occupied at the time of sale. Long-term tenants include 99 Cents Only and Rite Aid. Additional tenants include DaVita Dialysis, Ace Cash Express, Dunkin’, Baskin Robbins, WaBa Grill, El Pollo Loco, T-Mobile, Panda Express and Boost Mobile. Orbell Ovaness and Ara Rostamian of the Ovaness-Rostamian Group of Marcus & Millichap represented the seller and procured the buyer in the transaction.
HOUSTON — CTO Realty Growth (NYSE: CTO), a Florida-based REIT, has purchased Price Plaza Shopping Center, a 205,000-square-foot retail center in the western Houston suburb of Katy, for $39.1 million. The property sits on a 22.3-acre site along the Interstate 10/Katy Freeway corridor and was 95 percent leased at the time of sale, with Best Buy, Ross Dress for Less, dd’s DISCOUNTS and James Avery Artisan Jewelry serving as the anchor tenants. CTO Realty Growth acquired Price Plaza Shopping Center from an undisclosed seller via a 1031 exchange.
TOANO, VA. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the sale of 9000 Westmont Drive, a 175,000-square-foot, single-tenant flex facility in Toano. Robert Filley, Chandler Pace, Randall Heilig and Robert Bechtel of IPA, as well as Christopher Dale of Marcus & Millichap, represented the seller, MICPAR Realty LLC, and procured the buyer, an entity doing business as 9000 Westmont Owner LLC. The property sold for $22 million. The property, 9000 Westmont Drive, is triple-net leased to Avid Medical Inc., a wholly owned subsidiary of Owens & Minor and sole occupant of the property. Built in 1998, the two-story facility was expanded by 25,000 square feet in 2009. The property’s warehouse area spans 113,834 square feet and the office component spans 61,118 square feet. The facility features 10 dock-high loading doors and 366 parking spaces. Located on the Interstate 64 Peninsula, the property is situated between Newport News and Richmond. The property is also situated 51.7 miles from the Port of Virginia and 32.7 miles from Richmond International Airport.
NEW YORK CITY — Hospitality owner-operator Premier Hotels has acquired Hotel @ Times Square, a 213-room property in Midtown Manhattan. The hotel, which was renovated in 2021, also houses 10,000 square feet of retail space and 8,000 square feet of office space. Cronheim Mortgage arranged $41.2 million in acquisition financing through an undisclosed direct lender on behalf of Premier Hotels for the transaction. The seller was also not disclosed.
HOUSTON — Arden Logistics Parks, a division of Philadelphia-based investment firm Arden Group, has acquired a two-building, 203,421-square-foot industrial complex in northeast Houston. Built in 1999 and renovated in 2008 and 2014, the property features 24- to 30-foot clear heights. Rusty Tamlyn, Trent Agnew, Charlie Strauss and Jack Moody of JLL represented the undisclosed seller in the transaction. James Brolan and John David Johnson of JLL arranged the financing on behalf of Arden Logistics Parks.
KANSAS CITY, MO. — Alchemy Ventures, in partnership with Rockcrest Holdings, has acquired more than 1,000 multifamily units in Kansas City’s urban core for $125 million. The acquisition includes Pickwick Apartments as well as four individual sites at 200 Walnut St., 318 W. 7th St., 200 W. 5th St. and 930 Broadway Blvd. that will be branded as Unity Lofts in the Rivermarket and downtown neighborhoods. Alchemy plans to renovate the properties with technology-driven features and new finishes. Seller information was not provided. Formed in 2014, Alchemy invests in properties within Kansas City and New York City.
