TACOMA, WASH. — Blueprint Healthcare Real Estate Advisors has arranged the sale of Alaska Gardens Health and Rehabilitation Center, a 123-bed skilled nursing facility in Tacoma. The buyer was an unnamed private owner-operator. LTC Properties Inc., a publicly traded healthcare REIT based out of Westlake Village, Calif., sold the asset for an undisclosed price.

Progressive Real Estate Arranges $2.7M Acquisition of Jack in the Box Property in Los Angeles County

POMONA, CALIF. — Progressive Real Estate Partners has brokered the purchase of a restaurant property located at 101 W. Foothill Blvd. in Pomona. A San Gabriel, Calif.-based private investor acquired the asset from an undisclosed seller for $2.7 million. Mike Lin of Progressive Real Estate Partners represented the buyer in the deal. Jack in the Box has occupied the property, which features a drive-thru lane, for more than 30 years. Originally built in 1976, the property underwent a major renovation in 2020 to reflect the current store branding.
ASHLAND, MASS. — Boston-based global private equity firm Taurus Investment Holdings has purchased Chestnut Place, a 207-unit apartment community located in the western Boston suburb of Ashland, for $53.6 million. Built in 1971, the property offers studio, one- and two-bedroom units that are furnished with recently upgraded cabinets and kitchens. According to Apartments.com, residences range in size from 373 to 1,000 square feet. Communal amenities include a pool, onsite laundry facilities, a pet play area and package handling service. The seller was not disclosed. Jamie Leachman, Jackie Meagher, and Sean O’Brien arranged acquisition financing through CBRE Global Investors on behalf of Taurus.
PALATINE, ILL. — Turner Impact Capital has purchased The Clayson, a 448-unit apartment complex in Palatine formerly known as Village Park of Palatine, for an undisclosed price. A partnership between Origin Investments, Draper and Kramer and LEM Capital was the seller, which acquired the asset in December 2016 and embarked on a $9 million capital improvement program. The partnership upgraded the amenities, landscaping and common areas, and addressed deferred maintenance issues such as roof replacements, parking lot resurfacing and balcony replacements. Roughly half of the units were upgraded with new appliances, cabinets, countertops, flooring, carpeting and paint. The Clayson is spread across 15 buildings. Units range from 706 to 1,225 square feet. Marty O’Connell and Kevin Girard of JLL represented the sellers.
DALLAS — Marcus & Millichap has brokered the sale of Walnut Hill Business Center, a 108,154-square-foot industrial property in Dallas. The multi-tenant facility was built on 7.1 acres in 1979. Adam Abushagur and Tyler Ranft of Marcus & Millichap represented the seller, a private investor, in the transaction. The duo also procured an out-of-state institutional investor as the buyer. Both parties involved in the deal requested anonymity.
NAVARRE, FLA. — Scottsdale, Ariz.-based Talos Holdings has sold The Sound at Navarre Beach, a 250-unit apartment community in Navarre, about 17.4 miles east of Pensacola Beach. The Brookview Cos. purchased the property for $60.5 million. Luis Elorza, Justin Hofford, Trevor Koskovich and Jesse Hudson of NorthMarq represented Talos in the transaction. Built in 2017, The Sound at Navarre Beach is located at 7381 Navarre Parkway on 15.5 acres. The property includes 52 percent one-bedroom apartments, 40 percent two-bedroom units and 8 percent three-bedroom units with an average size of 887 square feet. Community amenities include a pool, outdoor kitchen with grills, clubhouse with coffee bar and business center, fitness center, garage parking and a community bark park. Units feature stainless steel appliances, granite countertops, shaker-style cabinets, pendant lighting, balcony/patio and plantation-style blinds. The Sound at Navarre Beach is situated about 26.1 miles from Pensacola Christian College, 4.7 miles from Navarre Beach Sea Turtle Conservation Center and 26.9 miles from Destin-Fort Walton Beach Airport.
SAN JOSE, CALIF. — PCCP has provided a $40 million senior loan to an affiliate of Carmel Partners for the purchase of One38 Apartments, a multifamily property located at 138 Balbach St. in downtown San Jose. Situated adjacent to the San Jose Convention Center, One38 Apartments features 101 apartments in a mix of one-, two- and three-bedroom layouts and one level of subterranean parking with 145 stalls. On-site amenities include a community clubhouse, dog park, fitness center and package lockers.
HIRAM, GA. — Colliers International’s Atlanta-based Southeast Retail Investment Sales Team has brokered the sale of Paulding Pavilion, a 78,346-square-foot shopping center in Hiram. A private investor acquired the property from The Ardent Cos. for $8.3 million. Scott Israel and Joe Montgomery of Colliers represented the seller in the sale. Built in 1996 and renovated in 2004, Paulding Pavilion was fully leased at the time of sale to tenants including Bargain Hunt, Big Air Trampoline Park and America’s Best Contacts & Eyeglasses. Paulding Pavilion is located on more than 8.5 acres with nearby retailers including Hiram Bottle Shop, Hobby Lobby, Planet Fitness, Burger King, Jersey Mike’s Subs, Chick-fil-A and Johnny’s New York Style Pizza. Located at 4471 Jimmy Lee Smith Parkway, the property is situated about 26 miles northwest of downtown Atlanta.
PHOENIX — CBRE has arranged the sale of The Arcadian, a multifamily property in Phoenix’s Lower Arcadia submarket. A California investor acquired the asset from an undisclosed seller for $10 million. Located at 3101 N. 36th St., The Arcadia features 45 apartments in a mix of one- and two-bedroom layouts, a swimming pool, gazebo with picnic seating, barbecues, covered parking, rental office and laundry facility. Brian Smuckler, Jeff Seaman, Derek Smigiel and Bryson Fricke of CBRE represented the buyer and seller in the deal.
LEXINGTON, KY. — Vision & Beyond Capital Investments has acquired Creekside North Apartments, a 146-unit, two-story multifamily community in Lexington. The seller and sales price were not disclosed. Creekside North Apartments offers one-bedroom/one-bath, two-bedroom/two-bath and two-bedroom/one-bath floorplans. Community amenities include laundry facilities, property manager onsite and public transportation. Located at 2223 Devonport Drive, Creekside North Apartments is situated about 3.7 miles from Blue Grass Airport, 3.2 miles from University of Kentucky and about 24.3 miles from Frankfort. Vision & Beyond plans to invest more than $30 million on property acquisitions and related improvements to its properties. Improvements at Creekside North Apartments will include foundation repair and renovations to HVAC, electric and plumbing systems. The construction team will also make updates to amenities in units. The firm says no tenants will be displaced while renovations are underway.
