WILMINGTON, OHIO — Time Equities Inc. (TEI) has acquired three industrial buildings totaling 526,019 square feet in Wilmington, which is located midway between Cincinnati and Columbus. Located along Progress Way, the buildings are fully occupied by PC Connection, DealerTrack and New Sabina Industries. Max Pastor and Brian Soto of TEI led the acquisition. Michael Sullivan of Cushman & Wakefield represented the undisclosed seller.

EAST HANOVER, N.J. — San Francisco-based Terreno Realty Corp. (NYSE: TRNO) has sold an industrial property in East Hanover, located about 25 miles west of New York City, for $32.7 million. The property consists of three buildings totaling approximately 167,000 square feet that are situated on an 11.7-acre site. Terreno Realty purchased the property, which was 88 percent leased to 32 tenants at the time of sale, in September 2013. The buyer was not disclosed.
WEST LINN, ORE. — Guardian Real Estate Services has completed the disposition of Hidden Village, a multifamily property located in West Linn. FPA Multifamily acquired the asset for $30.2 million. Located at 40010 Robin Place, Hidden Village features 98 garden-style apartments in a mix of one- and two-bedroom flats and two-bedroom townhomes averaging 848 square feet. Units include stainless steel appliances, fireplaces, upgraded LED lighting, balcony/patio with storage and vaulted ceilings. On-site community amenities include a clubhouse, pool, spa, fitness center, covered parking and detached garages. DURHAM, N.C. — JLL Income Property Trust has acquired 5 & 47 National Way, two life sciences properties located in Durham. The sales price was approximately $67 million. The seller was not disclosed. Built in 2020, the properties total 375,000 square feet and are fully leased to life sciences tenants, such as KBI BioPharma and Taysha Gene Therapies. The tenants have invested a combined $180 million in property upgrades that include laboratory, clean and cold rooms, specialized sanitation stations and specialized water and power upgrades, according to Allan Swaringen, president and CEO of JLL Income Property Trust. The properties are located adjacent to Research Triangle Park, the biggest scientific research park in the country. The weighted average lease term on the two properties is more than 14 years.
HARLINGEN, TEXAS — Los Angeles-based investment firm BH Properties has acquired a 103,000-square-foot anchor building at Valle Vista Mall in the Rio Grande Valley (RGV) city of Harlingen. Arkansas-based department store Dillard’s formerly occupied the space as a clearance center and vacated the site following the expiration of its lease earlier this year. BH Properties plans to reposition the building, which was constructed in 1983, and market it for retail, office or entertainment uses. Daniel Galvan of Coldwell Banker Commercial RGV represented the seller, an undisclosed New York-based investment firm, in the transaction. Octavio Guajardo with API Real Estate represented BH Properties. Valle Vista Mall spans 665,000 square feet.
MILWAUKEE — Founders 3 Real Estate Services has brokered the sale-leaseback of a 146,560-square-foot industrial facility in Milwaukee for an undisclosed price. The property serves as a processing plant for tenant Klement’s Sausage Co. The facility features climate-controlled manufacturing space as well as significant cold and freezer storage space. Klement’s has occupied the building since its construction in 1989. Since then, the property has gone through extensive renovations and expansions in 1997, 2004 and 2019. Klement’s, a subsidiary of Tall Tree Foods, has signed a long-term lease for the facility. Bob Flood, Andy Hess and Kemp Collings of Founders 3 represented Tall Tree Foods in the transaction. Madison-based SARA Investment Real Estate was the buyer.
HOUSTON AND DALLAS — Simply Self Storage, an Orlando-based owner-operator whose holdings total roughly 80,000 self-storage units across 23 states, has acquired a portfolio of eight facilities totaling approximately 4,200 units in Houston and Dallas. Seven of the properties spanning about 620,000 net rentable square feet and 3,600 units are located in Houston, with a roughly a third of that inventory being climate-controlled space. The Dallas property spans 65,950 net rentable square feet and 600 units. The seller and sales price were not disclosed.
BENTONVILLE, ARK. — Global Net Lease Inc. (GNL) has acquired the Walmart Learning Center, a 90,000-square-foot training and development center in Bentonville that is leased to Walmart Inc. The sales price was $40.6 million. The Walmart Learning Center serves as the primary digital and onsite training and development facility for Walmart associates. The retail giant has seven years of remaining lease term at the facility.
NASHVILLE, TENN. — Embrey Partners LLC, a San Antonio-based real estate investment and development firm, has disposed of Knox at MetroCenter, a 322-unit multifamily community in Nashville. Newmark brokered the sale. The sales price and buyer were not disclosed. Located at 101 Athens Way, Knox at Metrocenter is located about three miles north of downtown Nashville and overlooks Amulet Lake. The apartment property has one- and two-bedroom floorplans with units featuring 9-foot ceilings, wood-style flooring, kitchens with granite countertops and stainless steel appliances, bathrooms with a garden tub and a built-in computer desk and bookshelves. Community amenities include a clubhouse with games and a media center, fitness center, spin and yoga room, swimming pool, outdoor grilling and dining areas, dog park and a pet spa.
ENGLEWOOD, COLO. — BlueScope Properties Group has completed the sale of a logistics center situated on 12 acres at 14353 E. Otero Ave. in Englewood, a suburb seven miles south of Denver. Terms of the off-market transaction were not released. Completed in 2021, the 136,915-square-foot building features 32-foot clear heights, 37 exterior dock doors, three drive-in bays, ESFR fire protection, office space and ample parking. The single-tenant building, which was vacant at the time of sale, also has a rear-loading configuration. Larry Thiel and Sean Devaney of JLL Capital Markets and Carmon Hicks with JLL Industrial Leasing represented the seller in the deal. Hicks, Chris Schultz and James McGill, also of JLL, are handling leasing for the new owner.
