PORTLAND, TENN. — The Palomar Group has brokered the sale of Portland Village, an 84,250-square-foot, grocery-anchored shopping center in Portland, about 40.2 miles north of Nashville. The undisclosed buyer, a private investor based in Greenville, S.C., bought the property for $7.8 million. The seller was Cincinnati-based Phillips Edison & Co. The Palomar Group represented the buyer and the seller in the transaction. Located at 112 W Knight St., Portland Village is about 11.3 miles from Franklin, Ky. The center was 94 percent leased at the time of sale to tenants including Cash Saver, Planet Fitness and Family Dollar. Built in 1975, Portland Village has had the current tenants for an average of 11.7 years. Cash Saver has been the anchor tenant since 1997.

ALBUQUERQUE, N.M.— HiCap Management has completed the sale of a two-property apartment portfolio in Albuquerque. A private buyer acquired the two assets, totaling 196 units, for an undisclosed price. The portfolio includes the 136-unit Chelsea Village Apartments and the 60-unit Marquee Village Apartments. Chelsea Village Apartments was built in phases between 1964 and 1968 and Marquee Village was built in 1950. Chelsea Village consists of 13 two-story buildings and offers a mix of one-, two- and three-bedroom layouts, while Marquee Village consists of two two-story buildings with a mix of one- and two-bedroom townhouses. HiCap renovated the common spaces and upgraded selected units at the properties, which the company acquired in 2017 and 2018. BALTIMORE — JLL has arranged the sale of 225 North Calvert, a 347-unit, 17-story apartment tower in the Inner Harbor district of downtown Baltimore. Broadshore Capital Partners, in a joint venture with an undisclosed investment partner, purchased the property for an undisclosed price. Scott Clukies of Broadshore led the firm on the sales transaction. Walter Coker, Brian Crivella and Robert Jenkins of JLL represented the seller, CP Capital US, formerly known as HQ Capital Real Estate. 225 North Calvert features a mix of one- and two-bedroom residences designed with floor-to-ceiling windows, balconies and an in-unit washers and dryers. JONESBORO, ARK. — DLP Capital has acquired Stadium Place, a 200-unit affordable housing property located in Jonesboro. The addition of the community increases the number of DLP Capital-owned apartment homes in the greater Memphis area to 568 units. The sales price and seller were not disclosed. The buyer plans to rebrand the property as DLP Jonesboro. Built in 2000, DLP Jonesboro includes one-, two- and three-bedroom units across 10 buildings. Community amenities include a swimming pool, fitness center, playground, picnic areas and a basketball court. DLP Capital plan to make external and internal renovations and improvements throughout the community, including maintenance on HVAC systems, landscaping and drainage and replacing the roofs. Located at 3719 Stadium Blvd., the property is located near downtown Jonesboro’s major retail centers and restaurants and about 1.6 miles from Arkansas State University. PORTLAND, MAINE — Apple Hospitality REIT (NYSE: APL) has acquired the 157-room Aloft Hotel in downtown Portland for $51.2 million, or approximately $326,000 per key. The newly built, waterfront property features a fitness center, meeting space and multiple food and beverage options. The seller was not disclosed. Following the acquisition, the portfolio of Virginia-based Apple Hospitality consists of 215 hotels totaling about 28,000 rooms across 35 states.
Federal Realty Investment Trust Purchases Twinbrooke Shopping Centre in Fairfax, Virginia for $33.8M
FAIRFAX, VA. — Federal Realty Investment Trust has purchased Twinbrooke Shopping Centre, a 110,000-square-foot, grocery-anchored neighborhood shopping center in Fairfax. The undisclosed seller sold the asset to Federal Realty for $33.8 million. Located at 9525 Braddock Road, Twinbrooke Shopping Centre was 86 percent leased at the time of sale to tenants such as anchors Safeway and Walgreens. Other tenants include Outback Steakhouse, Pho Saigon 75, Waraku Japanese Restaurant, Potomac Valley Veterinary Hospital, Twinbrook Music Inc., Hair Xpressions Fairfax and 153 Barber Shop. The property is situated on 10 acres off Braddock Road (VA Route 620), which is a main east-west thoroughfare providing access to Interstate 495. Federal Realty anticipates increasing the value of Twinbrooke over time through remerchandising and incremental capital investment.
BIRMINGHAM AND HUNTSVILLE, ALA. — JLL Capital Markets has arranged the sale of Crossings of Hoover and Strong Station, two retail centers totaling 133,705 square feet in Birmingham and Huntsville, respectively. Jim Hamilton, Brad Buchanan and Andrew Michols of JLL represented the Brentwood, Tenn.-based seller, GBT Realty Corp., in the transaction. Warner Robins, Ga.-based Livingston Properties acquired both properties for a total of $26.6 million. Built in 2015, Crossings of Hoover is a 37,765-square-foot retail center anchored by Sprouts Farmers Market. The property is located 11 miles south of downtown Birmingham and has direct access to Interstate 459. Strong Station is anchored by Sprouts Farmers Market and Hobby Lobby and is shadow-anchored by Academy Sports + Outdoors. Built in 2015, the shopping center spans 95,940 square feet.
ATLANTA — Atlanta-based Songy Highroads, in a joint venture with Baltimore-based Alex. Brown Realty Inc., has acquired a two-property apartment portfolio with a total of 108 units in the Atlanta’s Upper Westside neighborhood. The sellers and sales price were not disclosed. Chris Cain, John McCalla and Mason Taylor of Marcus & Millichap represented the sellers of both properties. The adjacent communities are located at 2100 and 2113 Defoors Ferry Ave., and the new owners plan to combine the properties into one apartment community. Songy Highroads and Alex. Brown Realty also plan to make capital investment improvements such as upgrading unit interiors, adding shared amenities and improving the curb appeal of the assets. The planned added amenities will include a shared gym / fitness center, a playground, grilling stations and improving the pool at both properties. The two Defoors apartments are located in the heart of the Upper Westside, close to Collier Village, West Midtown, The Works, Westside Village and Peachtree Road.
