MEMPHIS, TENN. — Capstone Apartment Partners has arranged the $39 million sale of Cedar Run Apartments, a 416-unit property in Memphis. The community sold for $93,750 per unit. Jonathan Hawks, Luke Searcy, Adam Klenk and Tyler Mayo of Capstone represented the seller, New York-based Emet Capital, in the transaction. Fortune Investment Group was the buyer. Built in 1975, Cedar Run includes one-, two- and three-bedroom apartment homes. Community amenities include a swimming pool, clubhouse, business center, playground, sports court, soccer field, Amazon lockers and picnic areas. The community was approximately 98.5 percent occupied at the time of sale. Located at 5958 E Point Drive, Cedar Run is situated in East Parkway Village directly off Bill Morris Parkway. The property is about 17.5 miles from downtown Memphis. Over the last four years, Emet has completed interior renovations on 279 of the units. Fortune plans to continue the renovation program on the remaining units. The renovated units feature wood-style flooring, new wood cabinetry, upgraded hardware and light fixtures, updated plumbing fixtures and fresh paint throughout.

CAPE CORAL, FLA. — Alliance Consolidated Group of Cos. has acquired a two-property veterinary portfolio including Kindness Animal Hospital West and Kindness Animal Hospital East in Cape Coral. The undisclosed seller sold the properties for $2.1 million. Pathway Vet Alliance LLC will remain as the existing tenant in both properties. Pathway Vet Alliance is part of a national veterinary hospital group with over 300 facilities across the country. In 2018, the organization acquired Kindness Animal Hospital, and in turn, retained the practice’s name as well as the two locations in the Cape Coral portfolio. Kindness Animal Hospital West is a 5,500-square-foot facility located at 717 Cape Coral Parkway West. Kindness Animal Hospital East spans 2,060 square feet at 1711 South East 47th Terrace. Kindness Animal Hospital has been serving the Cape Coral community for over 30 years. The two locations offer veterinary services including exotic and avian animal specialty, spaying/neutering, vaccinations, grooming, pet boarding, dentistry, laser/ultrasound procedures and emergency care. Alliance Consolidated Group of Cos. is a Bannockburn, Ill.-based real estate investment firm that specializes in net-leased medical buildings.

ROUND LAKE, ILL. — Berkadia has brokered the sale of Rosewood Apartments in Round Lake, a far northwest suburb of Chicago. The sales price was undisclosed. Built in 1976 and renovated in 2006, the 170-unit apartment community is located at 216 W. Forest Ave. The three-story property offers one-, two- and three-bedroom floor plans. Ralph DePasquale of Berkadia Chicago represented the seller, Rosewood Apartments LP. Rosewood Harmony Housing LLC was the buyer.

BILLINGS, MONT. — Lee & Associates has arranged the sale West Park Promenade, a retail center in Billings. A Ketchum, Idaho-based private investor sold the property to a Bellevue, Wash.-based 1031 exchange investor for an undisclosed price. A new Town & Country Foods anchors the 145,637-square-foot retail center, which is situated on 12 acres. The asset recently underwent a $13 million renovation to transform from a mall to a community shopping center. Other current tenants include Red Robin, Massage Envy and Yellowstone Fitness. Jan Finchman and Shane Jimenez of Lee & Associates represented the seller in the deal.

ATLANTA — Skyline Seven Real Estate has brokered the sale of an office building in the Buckhead submarket of Atlanta. Elliott Kyle and Chase Murphy of Skyline Seven represented the buyer, an Atlanta-based private investor that purchased the asset for $8.8 million. Jeff Richardson of CTR Commercial Real Estate represented the seller, Inman Property Co. Located at 1801 Peachtree St., the office building is situated about 0.4 mile from Piedmont Hospital, about 2.4 miles from Piedmont Park and 14.5 miles from Hartsfield-Jackson Atlanta International Airport. The building totals 52,833 square feet and is leased to 10 tenants with three vacant spaces.

DES PERES, MO. — Avison Young has negotiated the sale of a 181,631-square-foot Class A office building at 12800 Corporate Hill Drive in Des Peres, just west of St. Louis. The sales price was undisclosed. The six-story property, built in 1984 and renovated in 2020, is fully occupied on a long-term basis by Centene Corp. The building features 30,000-square-foot floor plates and a three-story parking garage that can accommodate nearly 1,000 vehicles. Erik Foster and Mike Wilson of Avison Young represented the seller, a regional institutional asset manager. Sovereign Capital was the buyer.

CLE ELUM, WASH. — JLL’s Hotel & Hospitality Group has arranged the sale of Suncadia, a resort community with hotel and residential components in Cle Elum, approximately 90 miles east of Seattle. Funds managed by Oaktreee Capital Management sold the asset. Terms of the transaction were not released. Situated on 6,400 acres, the resort features the 254-room Lodge at Suncadia; the 18-room Inn at Suncadia; five food and beverage outlets; multiple event spaces and meeting rooms; a swim club and fitness center; and a spa and wellness center. The resort also offers three mountain golf courses: the 7,100-yard, 18-hole Prospector Golf Course; the 7,300-yard, 18-hole Rope Rider Golf Course; and the private Tumble Creek Golf Course. The current ownership expects to sell additional units across the Suncadia resort and its sister community, Tumble Creek, which is located across the Cle Elum River. John Strauss, Tony Musico, Melvin Chu and Tatiana Hodapp of JLL Hotels & Hospitality represented the seller in the transaction.

PITTSBURGH — HREC Investment Advisors has negotiated the sale of Crowne Plaza Suites Pittsburgh South, a 179-room hotel located about seven miles from the downtown area. The property offers a pool, fitness center, business center, restaurant and bar and indoor and outdoor event space. Phil White and Mark von Dwingelo of HREC represented the undisclosed buyer in the transaction. The seller and sales price were also not disclosed.

Scott DeYoung and Jeff Conover of Faris Lee represented the undisclosed buyer in the transaction. The seller was also not disclosed. The three buildings total 15,356 square feet and are anchored by Starbucks Coffee, Habit Burger and California Fish Grill.

NORCROSS, GA. — Dalfen Industrial has bought 5250 Brook Hollow Parkway, a 60,000-square-foot, single-tenant industrial property in Norcross, a northeast suburb of Atlanta. This acquisition brings Dalfen Industrial’s Atlanta portfolio to almost 2 million square feet. The sales price and seller were not disclosed. Built in 1999, the infill property is located close to Interstates 85 and 285 and is approximately 20 miles from the Hartsfield-Jackson Atlanta International Airport. The property features high dock door counts and the potential for outside storage. The 5250 Brook Hollow Parkway property is 100 percent leased to Office Creations, a woman-owned business and office furniture and design retailer.
