OPELIKA, ALA. — W. P. Carey Inc., a New York City-based net lease REIT, has purchased an industrial property located at 3101 Anderson Road in Opelika for $49 million. W. P. Carey purchased the 703,000-square-foot, Class A logistics facility in a sale-leaseback transaction with JOANN, a sewing and fabrics retailer based in Hudson, Ohio. The property is triple-net-leased to JOANN for a period of 20 years, with fixed annual rent escalations. The cross-dock facility features up to 40-foot clear heights and is on a site that allows for future expansion. The property is located along Interstate 85. Built in 2005, it supplies products to more than one-third of JOANN’s nearly 900 retail locations nationwide.

SAN ANTONIO — A partnership between Chicago-based investment firm Pearlmark and Austin-based Old Three Hundred Capital LLC (OTH) has purchased Park West and Parliament Bend, two adjacent multifamily properties in San Antonio totaling 560 units. According to Apartments.com, Park West features studio, one- and two-bedroom units and amenities such as a pool, fitness center, volleyball court, playground and a dog park. Parliament Bend offers one- and two-bedroom units as well as fitness and business centers, outdoor grilling and picnic areas, a dog park and onsite laundry facilities. The new ownership will implement a value-add program.

TEMPE, ARIZ. — Vancouver, Canada-based Nicola Wealth Real Estate has acquired a mixed-use property located in downtown Tempe from Wexford Developments for $16.7 million. Located at 425 S. Mill Ave., the 22,209-square-foot building features three levels of office space above ground-floor retail space. At the time of sale, the property was 100 percent leased to multiple tenants. The property is near the Valley Metro Light Rail station and the new Tempe Streetcar, which is scheduled to open this year. Steve Lindley, Eric Wichterman and Mike Coover of Cushman & Wakefield handled the transaction.

BENSALEM, PA. — Locally based developer J.G. Petrucci Co. Inc. has acquired the former Suez Water Technologies & Solutions Campus, a 46-acre industrial development in Bensalem, located in Bucks County. The namesake tenant will continue to lease 93,000 square feet of space at the 12-building campus, while RLS USA Inc., a former subsidiary of General Electric, will lease 20,000 square feet of R&D space. J.G. Petrucci will demolish and redevelop the remainder of the campus. Jon Mikula, Chad Orcutt and Michael Lachs of JLL arranged $13 million in acquisition financing for the deal on behalf of J.G. Petrucci.

GOLDEN VALLEY, MINN. — Colliers MSP has brokered the $44.7 million sale of Hello Apartments in Golden Valley, a western suburb of Minneapolis. Constructed in 2017, the Class A apartment complex features 172 units. Amenities include a rooftop deck, pool and volleyball court. Ted Bickel, Jeff Budish, Lauren Panzer and Lacey O’Connor of Colliers represented the seller, Continental Property Group. Utah-based Peak Capital Partners was the buyer.

WESTMINSTER, COLO. — Kenai Capital Advisors has partnered with CWCapital Investment Management to purchase a portfolio of properties — three office/flex buildings and one development parcel on Church Ranch Boulevard in Westminster. Etkin Johnson sold the assets for an undisclosed price in an off-market transaction. Totaling 151,746 square feet, the portfolio includes 7237, 7401 and 7403 Church Ranch Blvd. and an adjacent, 6.19-acre, vacant development site, which has received preliminary approval for an 80,000-square-foot flex industrial building. The existing flex buildings are situated on a 12.6-acre campus and are currently 82 percent leased to eight tenants, with 27,96 square feet of space available for lease. Tenants include Motorola, Cummins, Concentra Health Services and UCHealth. Built in 2000, the buildings feature 16- to 18-foot clear heights, 4.24:1,000 parking ratio, individual suite entrances, roll-up doors, 800-amp power, LED lighting, expansive window lines, manicured landscaping with multiple fountains and mountain views.

LEWISVILLE, TEXAS — An affiliate of private equity firm Livingston Street Capital has purchased a 180-unit active adult community located on the northern outskirts of Dallas. The property, which was built in 2002 and renovated in 2018, has been rebranded as Haven of Lewisville Lake. Units feature granite countertops, individual washers and dryers and stainless steel appliances, as well as outdoor patios and plank flooring in select units. Amenities include a resort-style pool, heated spa, poolside lounge, resident clubhouse, game room and a 24/7 fitness center. Residents also have access to an onsite salon, massage therapist and shuttle services. The seller was not disclosed.

Microtel Inn

BROOKSVILLE, FLA. — DSH Hotel Advisors has brokered the sale of a 57-room Microtel Inn & Suites by Wyndham hotel in Brooksville. Dennis Hopper of DSH represented the seller, an entity doing business as L&H LLC, and the buyer, Aarush Hospitality LLC. The sales price was not disclosed. The Microtel Inn & Suites by Wyndham is located at 6298 Nature Coast Blvd. near Interstate 75 and State Route 98. The hotel is located adjacent to Croom ATV Park, which has 2,600 acres of trails. According to its website, the hotel offers free breakfast and complimentary Wi-Fi, as well guest laundry services, an onsite gym and an outdoor pool. DSH Hotel Advisors is a Tampa-based hotel brokerage and advisory firm.

Towne Plaza Medical Office

TAMARAC, FLA. — Marcus & Millichap has negotiated the $4.4 million sale of Towne Plaza, a 28,600-square-foot medical office property located at 7443-7495 N University Drive in Tamarac. Quinn Sousa and Ryan Shaw of Marcus & Millichap represented the seller, John Loeffler Trustee of Lillian Loeffler Trust, in the transaction. The buyer, a private doctor doing business in the sale as Evergreen 3 LLC, plans to occupy 10,000 square feet of the property and lease out the remaining space. Built in 1988, Towne Plaza has frontage on North University Drive and is accessible from the Florida Turnpike and Sawgrass Expressway. The multi-tenant medical office property is located next to the University Hospital and Medical Center. The property was 43 percent leased at the time of sale.

MAINE — Marcus & Millichap has negotiated the sale of the JMC Self-Storage Portfolio, which consists of four properties totaling 793 units in southern Maine. Three of the four properties in the portfolio, which spans 92,275 net rentable square feet, are located within 20 miles of Portland. Nathan Coe, Brett Hatcher and Gabriel Coe of Marcus & Millichap represented the seller, a limited liability company, in the transaction. The buyer and sales price were not disclosed. James Koury of Marcus & Millichap assisted in closing the deal as the broker of record.
