GLENDALE, ARIZ. — JLL has arranged the sale of a single-tenant retail building located within Talavi Town Center in Glendale. The property traded for $16.2 million. A global discount department and grocery store tenant occupies the 33,300-square-foot property, which is situated on 3.4 acres at 5845 W. Bell Road. Adam Friedlander and Patrick Dempsey of JLL Capital Markets Investments Sales Advisory team represented the undisclosed seller in the deal. The name of the buyer was not released.

Shoppes at Hickory Hollow

ANTIOCH, TENN. — SRS Real Estate Partners has brokered the sale of the Shoppes at Hickory Hollow, a 144,469-square-foot, Kroger-anchored shopping center in Antioch. The sellers, Mishorim USA Inc., Park One USA Inc. and Gold Investments USA Inc., sold the property to an entity doing business as FNRP CV LLC for $18 million. The center is situated at 5319 Mount View Road next to Mount View and Bell roads in metro Nashville. Built in 1986 on approximately 12.9 acres, the center is roughly 97 percent leased to tenants such as Citi Trends, Octapharma Plasma, EmbroidMe, PostalAnnex, Republic Finance and Little Caesars Pizza. Kyle Stonis and Pierce Mayson of SRS’ Investment Properties Group represented the seller in the transaction. The buyer was self-represented. Shoppes at Hickory Hollow is the second Kroger-anchored transaction that SRS has brokered this year.

Orlando Mall

ORLANDO, FLA. — Miami-based Limestone Asset Management has acquired two outparcel buildings totaling 14,075 square feet near Orlando’s Mall at Millenia for $10.4 million. The acquisitions include a 5,530-square-foot store located at 4006 Conroy Road that is leased to AT&T; and a two-tenant outparcel at 4060 Conroy Road housing a 5,045-square-foot Panera Bread and a 3,500-square-foot Shake Shack. Mall at Millenia comprises more than 1.1 million square feet and includes anchors such as Macy’s, Neiman Marcus and Bloomingdale’s. The property is located at 4200 Conroy Road, six miles southwest of downtown Orlando. Kevin Sanz of Orion Real Estate Group represented Limestone in the purchase. Patrick Luther of SRS Real Estate Partners represented the undisclosed seller of the AT&T-leased store. Ocean Bank provided an undisclosed amount of acquisition financing.

ALPHARETTA, GA. — Hanley Investment Group Real Estate Advisors has brokered the $24.6 million sale of Alpharetta Commons, a 94,500-square-foot shopping center located in the Atlanta suburb of Alpharetta. Publix anchors the property, which is 98.7 percent occupied by tenants including Sports Clips, T-Mobile, a nail salon, dry cleaners, a liquor store and restaurants. Ed Hanley and Kevin Fryman of Hanley Investment Group, along with ParaSell Inc., represented the 1031 exchange buyer, a private investor based in Southern California. Chris Decouflé, Kevin Hurley and Matt Karempelis of CBRE represented the seller, an undisclosed institutional real estate owner, operator and developer.

The Offices at Sunset Walk

KISSIMMEE, FLA. — The Dowd Cos. has arranged the $4.1 million sale of Offices at Sunset Walk, a 19,603-square-foot office building located at 8011 Fins Up Circle in Kissimmee. The property is part of Sunset Walk, an $800 million mixed-use development near Orlando. The 100 percent leased building was built in 2018 and is located adjacent to the Margaritaville Resort Orlando. The building is located close to the shops and restaurants at the Promenade at Sunset Walk, a new entertainment retail center and water park. The buyer, Bet on the Mouse LLC, is an out-of-state investor. The seller was Rolling Oaks Splendid LLC. John Dowd and Theresa Johnson of The Dowd Cos. represented both the buyer and seller in the transaction. The Dowd Cos. is a boutique investment sales firm based in West Palm Beach. The company focuses mainly on triple-net-leased retail assets, office properties and vacant land.

COLORADO SPRINGS, COLO. — Marcus & Millichap has arranged the sale of a retail property located at Spectrum Loop in Colorado Springs. A limited liability company acquired the asset for $6.3 million. Kum & Go gas station and convenience store occupies the 5,620-square-foot property on a net lease. The building is adjacent to a 4 million-square-foot Amazon distribution center, which was built in 2021. Brian Bailey and Drew Isaac of Marcus & Millichap’s Denver office represented the buyer in the deal. The name of the seller was not released.

COLUMBUS, OHIO — W. P. Carey Inc. has acquired a 567,000-square-foot light manufacturing facility in Columbus for $27 million. The Class A facility is net leased to a U.S. wholly owned subsidiary of Knowlton Development Corp. Inc., a global provider specializing in package design and manufacturing solutions for beauty, personal care and home care brands. The building features a clear height of 30 feet and offers convenient access to I-270 and the Rickenbacker International Airport. The seller was undisclosed.

BURIEN, WASH. — Berkadia has brokered the sale and financing for Arbour Court, a garden-style community located at 2225 S. 112th St. in Burien, a suburb of Seattle. Kuhar Bay Club sold the asset to a private group of local investors for $19.1 million. Kenny Dudunakis, Ben Johnson and David Sorensen of Berkadia’s Seattle office represented the seller in the transaction. Robert Doxsee and Michael Manolides of Berkardia Seattle’s office, along with Brad Williamson of Berkadia’s Miami office, arranged a $15 million acquisition loan on behalf of the buyer through New York-based Ready Capital. Built in 1990, Arbour Court features 75 units in a mix of one-, two- and three-bedroom floor plans ranging from 700 square feet to 1,030 square feet. Units offer gourmet kitchens, fireplaces, large walk-in closets and in-unit washers/dryers. Community amenities include an indoor pool, sauna and a fitness center.

BULLHEAD, ARIZ. — Faris Lee Investments has arranged the sale of a 52,944-square-foot retail asset located within City Square Shopping Center in Bullhead. An undisclosed seller sold the property for $7.1 million. The name of the buyer was not released. The transaction included Smart & Final Extra! and Ashley Homestore, both of which are triple-net lease tenants. Chris DePierro of Faris Lee represented the seller in the deal.

VERNON HILLS, ILL. — Quantum Real Estate Advisors Inc. has brokered the $6.8 million sale of Aspen Pointe, a multi-tenant retail center in Vernon Hills, a suburb of Chicago. Built in 2005, the 26,593-square-foot property is located at 271 Townline Road. It was fully occupied at the time of sale by Starbucks, For Eyes, Maciano’s Pizza, FedEx, Cold Stone Creamery and a few local tenants. Jason Lenhoff of Quantum, along with Beth Sansiper and Jeff Gurian of Becker & Gurian,  represented the buyer, Newcastle Properties. Drew Trammell of Newcastle managed the underwriting and closing of the acquisition. The seller was a private real estate investment firm from Chicago.
