Marbella Luxury Apartments

GULF SHORES, ALA. — An affiliate of OG Capital has purchased Marbella Luxury Apartments, a 96-unit luxury apartment community situated on 4.8 acres at 1910 E. First St. in Gulf Shores. The buyer, an entity doing business as OG Marbella LLC, purchased the property from Marbella Gulf Shores LLC for $15 million. Troy Wilson and Frank Malone of Bellator Real Estate & Development brokered the transaction. ServisFirst Bank provided acquisition financing. Marbella Luxury Apartments features 99,600 square feet of rentable space including one- and two-bedroom residences. OG Capital plans to improve the community’s clubhouse and pool areas and install washers and dryers in each unit, as well as add grill stations and outdoor gathering spaces. The Mitchell Co., a Mobile-based multifamily operator led by Chris Sylvester, will manage the community. The property is situated close to Gulf Shores Elementary School, a Rouse’s Market and is located less than two miles to the Gulf Shores Beach. OG Capital is a Birmingham, Ala.-based multifamily real estate investment firm. In addition to its latest acquisition of Marbella, the firm has holdings in markets from Chattanooga, Tenn., to south Alabama.

TUCKER AND DULUTH, GA. — Cushman & Wakefield has arranged the sale of Carrington Chase and Carrington Court, two apartment communities located in the Atlanta suburbs of Tucker and Duluth, respectively. Carrington Chase has a total of 410 units and is located at 6280 S. Norcross Tucker Road in Tucker. Carrington Court has a total of 446 units and is located at 3800 Club Drive in Duluth. Both apartments offer community amenities such as car care centers, cyber cafés, fitness centers, grilling/picnic areas, laundry facilities, business centers, lounges, soccer fields, sports courts and swimming pools with fountains. Carrington Chase was 97 percent occupied at the time of sale, and Carrington Court was 96 percent occupied. Nathan Swenson and Travis Presnell of Cushman & Wakefield represented the seller, Ohio-based White Oak Partners, in the transaction. Charleston-based Greystar Real Estate Partners LLC was the buyer of the two properties. The sales price was not disclosed.

MINNEAPOLIS — Ryan Cos. US Inc. has acquired the commercial property management, property engineering and construction management business of The Excelsior Group (TEG). The transaction, which closed April 29, grows Ryan’s real estate management portfolio by eight office buildings totaling 1.4 million square feet. Minneapolis-based Ryan now manages more than 16 million square feet across the country, including 9 million square feet in Minnesota. TEG is based in St. Louis Park, Minn.

ILLINOIS, INDIANA AND MICHIGAN — RHP Properties has acquired a portfolio of 29 manufactured home communities across Illinois, Indiana and Michigan for $184 million. The communities contain more than 4,200 sites. RHP plans to add new or enhanced amenities, playgrounds and roads. The company also plans to add new homes at affordable prices, where residents can enjoy the privacy of a single-family home with the energy-efficient features and design of a manufactured home. The seller was undisclosed. With these acquisitions, RHP now owns and operates 297 manufactured home communities totaling 71,184 sites.

DALLAS — California-based Fenway Capital Advisors has acquired Campbell Centre, a 322,283-square-foot office building located at 8150-8350 N. Central Expressway in Dallas. The 20-story property was originally built in 1978 and was renovated in 1999 and 2009. Amenities include a 6,000-square-foot fitness center with locker rooms, a 70-seat conference facility, deli and a tenant lounge. Fenway Capital Advisors plans to modernize the interior of the building. The seller was not disclosed.

CHELSEA, MASS. — Bellingham Square LLC, a partnership between Vantage Real Estate, Harbor Run Development and Wallace Capital, has acquired a portfolio of six multifamily buildings totaling 90 units in Chelsea, a northeastern suburb of Boston. The sales price was $19 million. The portfolio features studio, one- and two-bedroom units and has a historical occupancy rate above 97 percent. John Kelly and Collin Brennan of CBRE arranged $15 million in acquisition financing for the deal. A portion of those proceeds will be used to fund renovations.

AURORA, COLO. — Watermark Residential, a wholly owned affiliate of Indianapolis-based Thompson Thrift, has completed the disposition of The Townhomes at Dayton Station, a leased townhome community in Aurora. RedPeak acquired the asset for $33.5 million. Located at 3899 S. Dallas St., the property features 12 three-story buildings offering a total of 63 townhomes for renters. Each private-entry townhome features a three- or four-bedroom layout, two-car garage, ample storage, gourmet bar-kitchens with quartz countertops, stainless steel appliances, walk-in closets, garden tubs and full-size washers/dryers.

SIGNAL HILL, CALIF. — Faris Lee Investments has completed the break-up strategy of Signal Hill Gateway, a retail property in Long Beach, to four different buyers for a total of $28.3 million. Prior to listing, the urban infill property was divided into four product categories, including big box parcels, quick-service restaurant and daily needs strip, a sit-down restaurant and a drive-thru fast-food restaurant. Scott DeYoung and Jeff Conover of Faris Lee Investments represented the seller in the deal, Signal Hill Petroleum. The company will retain ownership of a one-acre parcel within the shopping center that contains active oil wells and drill sites. An undisclosed buyer in a 1031 exchange acquired the three-tenant big box parcel, which includes Ross Dress for Less, Petco and Dollar Tree, at 99.2 percent of the listing price. Another undisclosed buyer in a 1031 exchange purchased the quick-service restaurant and daily needs parcel, which includes Starbucks Coffee, Chipotle, T-Mobile and Bank of America ATM, for 99.5 percent of the list price. Bell Partners plans to rename the 202-unit property Bell Totem Lake. Built in 2020, Bell Totem Lake features three elevated courtyards with a covered outdoor entertaining kitchen, fire pits, hammocks and grills; a resident lodge with a demonstration kitchen and billiards table; an athletic center with cardio theater and free weights; two private business suites and workstations; a pet spa; bike storage; 24/7 parcel lockers; and a multi-level parking garage with elevator access and electric car charging stations. Apartments feature wood-like flooring, designer lighting, flat-panel kitchen cabinets with tile backsplash and under-cabinet lighting, quartz countertops with undermount sinks, energy-efficient stainless steel appliances, gas ranges with smart features, and soaking tubs. GURNEE, ILL. — Venture One Real Estate, through its acquisition fund VK Industrial V LP, has acquired a 62,940-square-foot industrial building in Gurnee, about 40 miles north of Chicago. The purchase price was undisclosed. Located at 905 Lakeside Drive, the property is 35 percent leased to three tenants. Constructed in 1989, the building features four docks, six drive-in doors and parking for 75 cars. Venture One plans to make improvements that will include office and warehouse renovations, parking lot resurfacing and new LED lighting. Donald Glyman of Tri-County Commercial Real Estate Inc. represented the undisclosed seller. Robert Elbrecht of Tri-State Realty represented Venture One and will be retained to market the property for lease. VK Industrial V LP is a partnership between Venture One and Kovitz Investment Group.
