HENDERSON, N.C. — Marcus & Millichap has arranged the $7.2 million sale of a Food Lion-anchored, 182,646-square-foot shopping center located at 1263 Dabney Drive in Henderson. David Gant and Lori Schneider of Marcus & Millichap represented the undisclosed seller, a limited liability company. The duo also represented the undisclosed buyer, another limited liability company. In addition to the Food Lion, the tenant roster includes a new Harbor Freight, Badcock Furniture and the flagship store of Roses, which is headquartered in Henderson.

LONGVIEW, TEXAS — Marcus & Millichap has arranged the sale of Annie’s Attic Self Storage, a 422-unit facility located in Longview, about 120 miles east of Dallas. The property sits on 6.2 acres and spans 69,820 net rentable square feet. Brandon Karr and Danny Cunningham of Marcus & Millichap represented the seller, a private investor, and procured the buyer, a limited liability company, in the transaction.

SACRAMENTO, CALIF. — Pac West Office Equities has completed the disposition of a two-building office park located at 1625 and 1747 N. Market in Sacramento. San Francisco-based Nome Capital Partners acquired the asset for $57.5 million. Situated on 22.9 acres, the 315,372-square-foot property was 99 percent leased to the California Department of Consumer Affairs. The acquisition also includes 4.6 acres of excess land for potential development.

MOORESTOWN, N.J. — Cushman & Wakefield has brokered the sale of Moorestown Distribution Center, a 272,682-square-foot industrial building that is located approximately 10 miles from downtown Philadelphia. The property was originally built on 15 acres in 1990 as the headquarters for gift shop Sbar’s Inc. and was expanded in 1997. Building features include 34 dock doors, 189 car parking spaces and clear heights of roughly 36 and 21 feet. John Gartland and Jonas Skovdal of Cushman & Wakefield represented the seller, the Piperno family, in the deal. Boston-based NorthBridge Partners acquired the asset for $23.2 million.

MARIETTA, GA. — New York City-based Spaxel has acquired the Hills at East Cobb, a 266-unit workforce housing property in Marietta, for $45 million. The multifamily residential complex is located at 1716 Terrell Mill Road, just 1.5 miles from Truist Park, home to the Atlanta Braves. John Kevill, Wes Boatwright, Dean Sands and Casey Keitchen of Avison Young arranged $16.4 million in limited partner equity from Sound Mark Partners, a Greenwich, Conn.-based commercial real estate investment firm. The Hills at East Cobb is a residential community with one-, two- and three-bedroom apartments. Community amenities include a swimming pool, dog park, fitness center, picnic area and clubhouse.

Kitterman Woods

PORT ST. LUCIE, FLA. — Greystone has provided a $43 million HUD-insured loan to refinance a 396-unit multifamily property in Port St. Lucie known as Kitterman Woods. Reuben Dolny of Greystone’s New York office originated the loan on behalf of K&J Residential Group. The non-recourse loan carries a 35-year term and 35-year amortization schedule, along with a sub-3 percent fixed interest rate. The property is Energy Star-certified and qualified for HUD’s Green MIP program. Kitterman Woods includes 25 three-floor buildings with one-, two- and three-bedroom units. The property was built in 2007 by Florida-based KD Construction, an affiliate of K&J. Community amenities include an exercise room, community room, two swimming pools, tennis, basketball, and volleyball courts, dog park, playground and a car care center.

The 116-site manufactured home community is located at 2481 W. Sherman Blvd., one mile from Muskegon Beach. Glenn Esterson and Vasili Arvanitidis of Marcus & Millichap marketed the asset on behalf of the seller, a limited liability company. Dylan Hellberg, Glenn Esterson and Parker Kelly of Marcus & Millichap secured and represented the buyer, a limited liability company.

The site also houses an 8,000-square-foot retail building. John Brennan, Jason Grunberg, Jakub Nowak and Samuel Finkler of Marcus & Millichap represented the seller and buyer in the transaction. Both parties were individuals/personal trusts that requested anonymity.

TUCSON, ARIZ. — Cushman & Wakefield|PICOR has brokered the sale of an office space located at 4555 and 4585 E. Speedway Blvd. and 1111, 1145, 1201, 1209, 1217, 1225, 1231 N. Venice Ave. in Tucson. Serenity Holdings III LLC acquired the asset from Eugene Pamfiloff and Erena Pamfiloff for $3.6 million. The property offers a total of 31,471 square feet of office space. Thomas Nieman of Cushman & Wakefield|PICOR represented the seller, while Paul Hooker, also of Cushman & Wakefield|PICOR, represented the buyer in the deal.
