FREDERICK, MD. — Cushman & Wakefield has arranged the $7.7 million sale of a 75,400-square-foot industrial building located at 7495 New Horizon Way in Frederick. The facility is situated within Frederick Corporate Park. Scott Matthew, Peter Rosan, Megan Williams and Frank Andrews of Cushman & Wakefield represented the seller, Finmarc Management Inc, while CBRE represented the buyer, Valogic, in the transaction. Frederick Corporate Park was acquired by Finmarc Management in 2020 and is home to nine office/flex buildings and one multi-story office building totaling about 350,000 square feet.

MADISON, WIS. — Berkadia has brokered the sale of Summit Hill in Madison for $12.7 million. The 123-unit, garden-style apartment community features studio, one- and two-bedroom floorplans. Amenities include laundry facilities, onsite management and a barbecue area. Located at 1202 McKenna Blvd., the property is adjacent to Elver Park and provides convenient access to the University of Wisconsin Madison. Ralph DePasquale of Berkadia represented the sellers, New York-based Trevian Capital and Crown Properties. Chris Blechschmidt and Connor Reed of Berkadia secured $9.3 million in acquisition financing through Freddie Mac on behalf of the buyer, Illinois-based Axiom Properties. The 10-year loan featured a 30-year amortization schedule and a 75 percent loan-to-value ratio.
JERSEY CITY, N.J. — New Jersey-based brokerage firm Gebroe-Hammer Associates has arranged the sale of 125 Magnolia at Journal Square, a 94-unit midrise apartment building in Jersey City. Originally built in 1929, the five-story property includes five retail spaces and features studio, one- and two-bedroom units. Niko Nicolaou of Gebroe-Hammer represented the seller, Excelsior Equities, and procured the buyer, Spring Management. Brad Domenico of Progress Capital arranged acquisition financing for the deal.
CHESAPEAKE, VA. — Standard Communities, the affordable housing division of Standard Cos., has acquired Chesapeake Crossing, a 597-unit, mixed-income seniors housing community in Chesapeake. The property is located at 1921 Robert Hall Blvd., near the coast and the North Carolina border. Standard worked with NorthMarq in coordinating this transaction. The total capitalization was about $68 million, which includes renovation and other costs. The seller was not disclosed. Standard is rebranding the property as Starling Village and plans to invest $7.5 millions in renovations that include modernization upgrades to individual units, common areas, parking, leasing office and courtyards, as well as the fire and safety systems. Standard has acquired over 3,000 units in the Mid-Atlantic region, including approximately 1,500 in Virginia, according to Scott Alter, principal and co-founder of Standard Communities. The firm’s most recent acquisition in Virginia was The Commons at Princess Anne, a 186-unit seniors housing community in Virginia Beach.
OSPREY AND NOKOMIS, FLA. — Marcus & Millichap has brokered the $15.4 million sale of a three-property hotel portfolio in Florida. The assets include Bentley’s Boutique Hotel (88 rooms) and The Virage Hotel (54 rooms) in Osprey and On The Beach Casey Key Hotel (11 rooms) in Nokomis. David Greenberg, Gabriel Shamay and Christopher Passeggiata of Marcus & Millichap represented the seller, an individual based out of the United Kingdom, and procured the unnamed Florida-based buyer. The new ownership plans to renovate and reposition the three properties as independent resorts.
LEXINGTON, MICH. — In a sale-leaseback transaction, MAG Capital Partners LLC has purchased a 196,000-square-foot industrial manufacturing facility in Lexington, part of Michigan’s Thumb region. The purchase price was undisclosed. Situated on 27.5 acres along Lake Huron and located approximately 80 miles northeast of Detroit, the facility provides direct access to Route 25. Built in 1960 and fully renovated in 2017, the property features nine dock doors, 10 drive-in doors and ceiling heights ranging from 18 to 26 feet. Mary Garnett and Jim Tuesley of Barnes & Thornburg LLP represented MAG Capital Partners in the transaction. Newmark’s JC Ascensio, Tyrell McGee, Andrew Sandquist and Briggs Goldberg represented the seller, an undisclosed manufacturing company. Based in Fort Worth, Texas, MAG Capital Partners is led by Dax Mitchell and Andrew Gi.
CHELMSFORD, MASS. — New Hampshire-based investment firm Brady Sullivan Properties has sold 199 and 201 Riverneck Road, a 185,227-square-foot office complex in Chelmsford, located north of Boston. The sales price was $15 million. The two buildings are situated on a combined 15 acres and formerly served as the headquarters of defense and aerospace contractor Mercury Systems. Boston-based investment firm The Davis Cos. purchased the property for an undisclosed price.
PGIM Real Estate Provides $41M Acquisition Loan for Three Industrial Buildings Near Las Vegas, Chicago

HENDERSON, NEV., AND AURORA, ILL. — PGIM Real Estate, on behalf of its U.S. core-plus debt fund, has provided a $41 million loan facility to Dalfen Industrial for the acquisition of a Class A industrial portfolio in the Las Vegas and Chicago metro areas. Totaling 438,000 square feet, the portfolio includes AirParc South and Suncrest Commerce Center in Henderson, plus Butterfield Logistics Center in Aurora. The loan features a three-year term with two one-year extension options. Trevor Arnholt of PGIM Real Estate originated the loan on the firm’s behalf.
Stan Johnson Negotiates $4.1M Sale of FedEx-Occupied Industrial Building in Helena, Montana

HELENA, MONT. — Stan Johnson Co. has arranged the sale of an industrial property located at 876 Blaine St. in Helena. A Laguna Beach, Calif.-based private investor sold the asset to a Jacksonville, Ore.-based private investor for $4.1 million. FedEx Ground occupies the 22,251-square-foot building, which was constructed as a build-to-suit for the company in 2014. Additionally, the asset is situated on 6.3 acres adjacent to the Helena Regional Airport and Interstate 15. FedEx has approximately three years remaining on its lease. Colin Couch of Stan Johnson Co.’s Atlanta office represented the seller in the transaction.
MEDLEY, FLA. — CBRE has executed the sale of Medley Light Industrial, a 154,479-square-foot warehouse located at 14001 NW 112th Ave. in Medley. TA Realty, a Boston-based institutional investor, purchased the facility, which was 24 percent leased at the time of sale. Christian Lee, Chris Riley and José Lobón of CBRE represented the seller, a joint venture between EverWest Real Estate Investors and TRX Investments, in the transaction. The sales price was not disclosed. Medley Light Industrial features 32-foot clear heights, a rear loading configuration with dock-high doors, 120-foot truck court depths, ESFR sprinklers and 8 percent overall office finish.
