OMAHA, NEB. — Green Courte Partners LLC, a private equity firm currently investing through its Green Courte Real Estate Partners V investment fund, has acquired Bloomfield, a 95-unit active adult community in Omaha. The purchase price was undisclosed. True Connection Communities, the buyer’s wholly owned operating platform, will manage the community. The company’s operating portfolio now totals 18 communities with roughly 2,700 units. Green Courte plans to renovate units and upgrade the outdoor amenities.

SPOKANE, WASH. — SVN Cornerstone has brokered the sale of Perry Storage, a warehouse, office, indoor and outdoor storage facility in Spokane. RDD Holdings LLC acquired the property from Perry LLC for $7 million. Situated on 13.5 acres at 10808 N. Perry St., the multi-building facility features 47,428 square feet of self-storage space. The property was constructed between 2009 and 2016. John Hiller of SVN Cornerstone represented the buyer, while the seller was self-represented in the deal.

CHINO VALLEY, ARIZ. — Marcus & Millichap has brokered the sale of a retail building located at 89 West Road 2 in Chino Valley. A limited liability company sold the property to another limited liability company for $3.1 million. Sherwin-Williams occupies the 4,500-square-foot property, which was built in 2022, on a net-leased basis. Mark Ruble and Chris Lund of Marcus & Millichap represented the seller and procured the buyer in the deal.

WAUSEON, OHIO — Franklin Street has arranged the sale of a 100-unit self-storage facility in Wauseon, about 30 miles west of Toledo. The sales price was undisclosed. Built in phases between 1989 and 1994, the value-add property features 10 parking spaces and newly installed security cameras. The transaction includes 0.3 acres of developable land for potential expansion. David Perlleshi and Frank DeSalvo of Franklin Street represented the seller, HZ Capital Partners LLC. Missouri-based On Track Storage, which currently operates facilities in Missouri and Kansas, was the buyer.

CLEMSON, S.C. — Eric Newton Real Estate has sold Cambridge Creek Clemson, a 380-bed student housing community located near Clemson University in South Carolina. The property offers 132 townhome units in three- and four-bedroom configurations. Shared amenities include a resort-style swimming pool and tanning deck with cabanas; bathhouse; outdoor pavilion with TVs; and a clubhouse with study lounges, a coffee bar and fitness center. The buyer and terms of the off-market transaction were not disclosed.

AUSTIN, TEXAS — JLL has negotiated the sale of Oak Hill Self Storage, a 709-unit facility in southwest Austin. The facility, which was built in 2019, comprises 93,813 net rentable square feet of primarily climate-controlled space. Brian Somoza, Steve Mellon, Adam Roossien and Matthew Wheeler of JLL represented the seller, Houston-based developer The Jenkins Organization, in the transaction. Utah-based REIT Extra Space Storage purchased the asset for an undisclosed price.

TROY, MO. — Marcus & Millichap has brokered the $1.2 million sale of a 9,026-square-foot retail property occupied by Dollar General in Troy, about 55 miles northwest of St. Louis. The net-leased building is located at 6054 Creech Lane. Karl Hinkel, Dan Yozwiak and Darpan Patel of Marcus & Millichap represented the seller, a limited liability company. The property sold to a 1031 exchange buyer at 100 percent of the list price. Dollar General had more than seven years remaining on its lease term at the time of sale.

MILWAUKIE, ORE. — Adult & Teen Challenge Pacific Northwest, an Oregon nonprofit corporation that operates addiction recover centers, has acquired an office building located at 18600 SE McLoughlin Blvd. in Milwaukie. Clackamas Community Federal Credit Union sold the asset for $3.5 million. Constructed in 1966, the two-story, 18,400-square-foot building features an elevator, T1 and CAT5 internet connections and 83 surface parking spaces. Adult & Teen Challenge focuses on a religious-centered model and has more than 220 recovery centers in the United States. The company plans to use the building as a medical and mental health services facility. Tim Pfeiffer and Camden Muller of Portland-based Norris & Stevens represented the seller, while Will Stone of Marcus & Millichap represented the buyer in the deal.

TULSA, OKLA. — Arizona-based Strategic Development Group has sold Woodlands Self Storage, a 660-unit facility in Tulsa. Built on 2.3 acres in 2017, the property spans 75,300 net rentable square feet of climate-controlled space and was 80 percent occupied at the time of sale. Brett Hatcher of Marcus & Millichap represented the seller in the transaction. The name and representative of the buyer were not disclosed.

DENTON — San Diego-based investment firm Westcore has acquired Denton Point, a 242,320-square-foot industrial property in North Texas. Situated on 18.6 acres, the newly constructed buildings feature rear-load configurations, 32-foot clear heights, ESFR sprinkler systems, 86 trailer parking spaces and dock-high loading doors. At the time of sale, Denton Point was fully leased to DHL, Lowe’s Home Center and Muenster Milling. The seller was a joint venture between Boston-based TA Associates and Dallas-based Holt Lunsford. Jonathan Bryan, Randy Baird and Taylor Hare of CBRE brokered the deal.
