ROHNERT PARK, CALIF. — Bell Partners, on behalf of its Fund VII investors, has purchased Windsor at Redwood Creek, an apartment property in Rohnert Park. The buyer plans to rename the 232-unit property to Bell Rohnert Park. The seller and price were not released. Built in 2005 on 12.3 acres, Bell Rohnert Park features a resort-style swimming pool and spa with poolside dining area and gas grills, a clubhouse, fitness center, resident lounge, playground, dog park and detached garages. Each unit has a fully equipped kitchen with stainless steel appliances, washers/dryers, walk-in closets and a private balcony or patio, while select units include fireplaces. The acquisition represents Bell Partners’ second owned community in the Bay Area and second West Coast purchase of 2021, continuing the firm’s expansion into the region.

METAIRIE, LA. — HREC Investment Advisors has brokered the sale of the 181-unit Sheraton Galleria Metairie Hotel located in Metairie. Len Wormser of HREC exclusively represented the seller, Hotel Capital LLC, in the transaction. Barry Swanson, Michael Salloway, Ketan Patel and Scott Stephens of HREC assisted in the transaction as well. The buyer, Atlanta-based Generation Hospitality, will manage the hotel. The sales price was not disclosed. The Sheraton Galleria Metairie Hotel is located at Four Galleria Blvd. and is five miles from the New Orleans Botanical Garden and seven miles from Louis Armstrong New Orleans International Airport. The property’s rooms feature free Wi-Fi, flat-screen TVs, mini fridges, safes and coffeemakers, as well as room service. Other hotel amenities include a restaurant/bar, a convenience shop, gym, rooftop pool and event space. Hotel Capital LLC is an Indianapolis-based, private equity real estate investment firm.
PASADENA, TEXAS — JLL has negotiated the sale of a 601,261-square-foot industrial building located near Port Houston in Pasadena. The rail-served building is situated on 31 acres and features 32-foot clear heights, 62 dock-high doors, outside storage and trailer parking and ESFR sprinkler systems. Rusty Tamlyn, Trent Agnew and Charles Strauss of JLL brokered the transaction between the seller, Link Logistics Real Estate, and the buyer, Illinois-based CenterPoint Properties.
NEW PALTZ, N.Y. — Kempner Properties, an investment firm based in metro New York City, has acquired Paltz Commons, a 36-unit multifamily property in New Paltz, located roughly midway between Albany and New York City. Built in 1966, the garden-style property consists of three buildings and was fully occupied at the time of sale. The new ownership plans to implement a value-add program focused on improving the unit interiors, common areas, building exteriors and landscaping.
America’s Realty, Partners Purchase River Exchange Shopping Center in Lawrenceville, Georgia for $19.3M

LAWRENCEVILLE, GA. — America’s Realty LCC, a Baltimore-based investment group, and investment partners Borough Equities and Dragon Fly Investments have purchased River Exchange, a 263,651-square-foot shopping center in Lawrenceville. The property is anchored by Kroger, which recently extended its lease by five years. John Tennant and Bryan Belk of Franklin Street represented the local owner, Monarch Investments, in the $19.3 million disposition. Marc Tropp of Eastern Union Funding arranged acquisition financing on behalf of the buyer. In addition to Kroger, River Exchange’s tenants include Goodwill, Farmers Home Furniture, Metro by T-Mobile, Citi Trends, Habitat for Humanity ReStore, Hertz, Cato and One Main Financial, as well as a Kroger fuel center. River Exchange is located at 2100 Riverside Parkway about 29 miles from downtown Atlanta in Gwinnett County.
ATLANTA — Berkadia has brokered the $7.8 million sale of Arbor Gardens, a 102-unit multifamily property in Atlanta. Matthew White, Paul Vetter, Andrew Mays and Judy MacManus of Berkadia’s Atlanta office led the transaction on behalf of the seller, a joint venture between Atlantica and Auerbach Funds. Arbor Gardens sold to White Mountain Management, and the sales price equals to $76,471 per unit. The property was 99 percent occupied at the time of the sale. Built in 1973, Arbor Gardens is located at 5503 Riverdale Road in the Atlanta portion of Clayton County. The property is 3.4 miles south of Hartsfield-Jackson International Airport. The community’s amenities include a swimming pool, playground, sports court and community garden. Atlantica is a real estate firm based in Atlanta, Auerbach Funds is a real estate private equity firm based in New York and White Mountain Management is an independent investment firm based in New Jersey.
SAN ANTONIO — Stream Realty Partners has brokered the sale of Lanark Distribution Center, a 235,400-square-foot industrial property situated on 10 acres in northeast San Antonio. The two-building property was built in 1982 and renovated in 2004, according to LoopNet Inc., and was 97 percent leased at the time of sale. Jamie Jennings, Andrew Rabinovich, Kevin Cosgrove and Walter Simpson of Stream Realty Partners represented the seller, a private partnership, in the transaction. The buyer and sales price were not disclosed.
TUCSON, ARIZ. — An affiliate of Black Lion Investment Group, which is led by its President Robert Rivani, has acquired Oracle Wetmore, a shopping center in Tucson, from Texas-based Weingarten Realty for $38 million. Located at the corner of Oracle and Wetmore roads, Oracle Wetmore features 150,170 square feet of retail space. Retailers at the center include PetSmart, Ulta Beauty, Walgreens, Cost Plus World Market, Jared Jewelry, JoAnn Fabrics & Crafts, BJ’s Restaurant & Brewhouse, Bassett Home Furnishings, Chipotle and Sport Clips. (Adjacent retailer The Home Depot was not part of the sale.) The property was originally developed in 2005. At the time of sale, Oracle Wetmore was stabilized with more than 90 percent national/credit tenants. The purchase is part of Black Lion Investment Group’s ongoing program to acquire $100 million in power centers throughout the United States in 2021. Cushman & Wakefield’s Phoenix office brokered the deal.
FAIRFIELD, N.J. — The Stro Companies, a New Jersey-based investment firm, has acquired a 77,000-square-foot industrial property in the Northern New Jersey city of Fairfield. The property is leased to pharmaceutical manufacturing company Maquet, and Stro intends to find a new life sciences tenant when Maquet’s lease expires at the end of this year. Howard Weinberg of JLL represented the undisclosed seller in the transaction. Prudential Bank provided acquisition financing to Stro Cos.
SMYRNA, GA. — Marcus & Millichap has brokered the $9.5 million sale of the 71,273-square-foot Promenade Shopping Center in Atlanta. Tim Giambrone of Marcus & Millichap’s The Giambrone Group represented both the buyer and the seller in the transaction. The undisclosed buyer was a private investor located in Central Florida, and the seller was Charles Lotz, a Tennessee-based developer who originally built the center in 1983. Promenade Shopping Center is located at 930 Cobb Parkway S., just north of the Interstate-285 and Interstate-75 exchange. Best Buy is a shadow anchor for the center. Promenade’s tenants include Scalini’s Italian Restaurant, West Marine, Juicy Crab, Chow King and T-Mobile, as well as a Bruster’s outparcel.
