SAN ANTONIO — Partners Capital, the investment arm of NAI Partners, has sold Marymont Office Park, an 85,368-square-foot complex located adjacent to NE Loop 410 in San Antonio. Partners Capital originally acquired the four-building park in 2017. Carrie Caesar of Cushman & Wakefield represented Partners Capital in the transaction. Houston-based Citadel Venture Holdings purchased the asset for an undisclosed price.

DEERFIELD, ILL. — Bradford Allen Investment Advisors has acquired a 137,492-square-foot office building in Deerfield for an undisclosed price. The four-story property is located at 570 Lake Cook Road. The building was constructed in 1984 and recently renovated. Joel Berger and Matt Alexander of Bradford Allen Realty Services will serve as leasing agents for the building, which currently has 40,000 square feet of vacancy. Bradford Allen Management Services will serve as property manager. The seller was undisclosed.

FREMONT, OHIO — Marcus & Millichap has arranged the $5.4 million sale of a Whirlpool-occupied distribution center in Fremont, about 35 miles southeast of Toledo. The 132,500-square-foot, net-leased property is located at 240 Norwest Drive. Whirlpool has fully occupied the building for more than 10 years. Dustin Javitch, Craig Fuller, Erin Patton and Scott Wiles of Marcus & Millichap secured and represented the buyer, a private investor. Buyer information was undisclosed.

MONTCLAIR, CALIF. — CBRE has arranged the sale of Holt Medical Center, a medical office property located in Montclair. A private investor in a 1031 exchange acquired the asset from an Orange County-based private investor for $3.8 million. Sammy Cemo, Anthony DeLorenzo, Gary Stache, Doug Mack, Bryan Johnson and John Oien of CBRE represented the seller, while an outside broker represented the buyer. Located at 5153 Holt Blvd., the 12,453-square-foot property was originally built in 2006. At the time of sale, the two-story building was fully occupied by seven tenants with a weighted average lease term remaining of 5.02 years.

HAGERSTOWN, MD. — JLL has arranged the sale of a 70-acre industrial development site that is located at the intersection of Interstates 81 and 70 in Hagerstown, near the Pennsylvania and West Virginia borders. JLL worked on behalf of the seller, Washco Management. Penzance, a real estate investment firm in the greater Washington, D.C., metropolitan area, purchased the fully entitled site. Additionally, JLL has been engaged to source construction financing and lease the property on behalf of the developer, which will begin construction of an 825,000-square-foot Class A distribution building on the site this spring. The property is part of the I-81 Corridor Industrial market, which encompasses Berkeley County, W.Va.; Frederick and Winchester Counties in Virginia; and Washington County, Md. The site is close to four major seaports on the East Coast and will have auto and trailer parking upon completion. The 311-unit apartment community is located at 11200 Delaware Parkway in Wyandotte County. The complex was built in 2016. Mac Crowther and Whittaker Potts of Newmark represented the seller, a private equity real estate fund advised by Crow Holdings Capital. Charles Williams of Newmark arranged acquisition financing on behalf of the buyer, Avanti Residential.

The building traded hands for $2.6 million, or $237.82 per square foot. Located on a corner lot, the 11,143-square-foot property is situated on a lighted interchange and offers flexible zoning allowing for multiple uses. The building was constructed in 2005. Robert Lawson and Jamie Mitchell of Pinnacle Real Estate Advisors represented the undisclosed seller in the deal. The name of the buyer was not released.

MARIETTA, GA. — Greystone Brown Real Estate Advisors has brokered the $31.7 million sale of a 257-unit affordable housing property in Marietta. New York City-based Olive Tree Holdings sold the community, known as The Life at Windy Hill. Taylor Brown, Chandler Brown, Cory Caroline Sams, Barden Brown, and Bo Brown of Greystone Brown represented the buyer, San Francisco-based Fillmore Capital Partners, in the transaction. The Life at Windy Hill comprises one-, two-, and three-bedroom apartments averaging 1,379 square feet. It is located on 2751 SE Hammonton Road. The complex is a low-income housing tax credit (LIHTC) property and 40 percent of the units are income-restricted. Monthly rents range $661 to a little over $1,000, according to Apartments.com. Community amenities include a clubhouse, fitness center, business center and laundry facility, as well as a swimming pool and soccer field. The property is located in Cobb County, 19 miles north of downtown Atlanta.

RALEIGH, N.C. — Broad Reach Retail Partners LLC, a value-add owner and operator of retail centers, has acquired Avent Ferry Shopping Center in Raleigh. Avent Ferry is Broad Reach’s first location in Raleigh. The sales price and seller were not disclosed, but Triangle Business Journal reports Weingarten Realty Investors sold the asset for $15.8 million after nearly 20 years of ownership. Anchored by Food Lion, the 119,652-square-foot shopping center is located within walking distance to North Carolina State University and just three miles from downtown Raleigh. Avent Ferry was 87 percent leased at the time of sale to tenants such as Walgreens, Family Dollar, the North Carolina DMV, Hardee’s, Circle K and Wingstop. This acquisition comes a few months after Broad Reach’s purchase of Warsaw Village Shopping Center in September 2020.
