LOS ANGELES — Los Angeles-based Rexford Industrial has purchased a four-building industrial portfolio and an outdoor storage property in Southern California for $103.1 million. The names of the sellers were not released. Through an off-market transaction, the company acquired four single-tenant industrial buildings located Southern California’s San Fernando Valley, Mid-Counties and Inland Empire West markets for $86.3 million, or $208 per square foot. The properties offer a total of 414,744 square feet of improvements on 25.2 acres. At the time of sale, the portfolio was 100 percent leased. The properties are a 100,157-square-foot asset at 29010 Avenue Paine in Valencia, a 117,151-square-foot building at 29010 Commerce Center Drive in Valencia, a 105,041-square-foot facility at 13369 Valley Blvd. in Fontana and a 92,395-square-foot asset at 6635 Caballero Blvd. in Buena Park. Rexford also acquired an industrial outdoor storage property located at 1235 S. Lewis St. in Anaheim for $16.8 million, or $80 per square foot. The 4.8-acre site features a 62,480-square-foot building.

NEW YORK CITY — Transwestern has arranged the $14.4 million sale of a 31,000-square-foot warehouse located at 26-25 Fourth St. in the Astoria neighborhood of Queens. Goodwill Industries owns and occupies the building. Stephen Powers, Lindsay Ornstein and Jake Cinti of Transwestern represented Goodwill in the transaction. The buyer was not disclosed.

LOCUST GROVE, GA. — Monmouth Real Estate Investment Corp. has purchased a 657,518-square-foot industrial building in Locust Grove for $96.7 million. The Home Depot occupies the facility and has 20 years remaining on its lease. The asset is situated at 3150 Ga. Highway 42, 35 miles southeast of Hartsfield-Jackson Atlanta International Airport and less than one mile from Interstate 75. Monmouth Real Estate notes that the property spans 130 acres and has an opportunity for future development. The seller was not disclosed.

JACKSONVILLE, FLA. — Cushman & Wakefield has arranged the sale of Fanatics E-Commerce Center, a two-building distribution center in Jacksonville. The property comprises a 560,688-square-foot building leased to Fanatics, a sports apparel and memorabilia company, and a 27,579-square-foot outparcel leased to Conlan Tire. Mike Davis, Rick Colon, Rick Brugge, Karl Johnston, Dominic Montazemi, Tyler Newman, Jacob Horsley, Zachary Eicholtz, Mark Hardee and Jordan Stenholm of Cushman & Wakefield represented the seller, IP Capital Partners, in the transaction. DRA Advisors acquired the asset for an undisclosed price. The two buildings combine to offer clear heights ranging from 20 to 30 feet, 52 dock-high entrances, 447 parking spaces and 46 trailer parking spaces. The property spans 28 acres and is situated at 5245 Commonwealth Ave., three miles north of the Interstate 10-295 interchange and 16 miles south of Jacksonville International Airport.

HOLLY SPRINGS, N.C. — PointOne Holdings and Hathaway Development have sold The Exchange at Holly Springs, a 316-unit apartment community in Holly Springs, for $65.1 million. The property offers one-, two- and three-bedroom floor plans. Communal amenities include a dog park, grilling areas, pool, package concierge service, fitness center, business center and a clubhouse. The asset is situated at 1101 Club Exchange Drive, 20 miles southwest of downtown Raleigh. The buyer was Myers Apartment Group.

WRIGHTSVILLE BEACH, N.C. — Marcus & Millichap has negotiated the $30.3 million sale of a Holiday Inn Resort in Wrightsville Beach. The 184-room beachfront hotel was built in 1999 and is situated about six miles east of Wilmington. The hotel features a 400-person ballroom, 8,000 square feet of meeting space, three pools, fitness center, sand volleyball court, a lounge and two restaurants. Robert Hunter, Christopher Martin and David Altman and R. McLean Hicklin III of Marcus & Millichap represented the undisclosed seller in the transaction. An undisclosed limited liability company acquired the seven-story asset. Ben Yelm of Marcus & Millichap also assisted in the closing.

PORT WASHINGTON, N.Y. — A partnership between South Florida-based PEBB Enterprises and New York-based Sagamore Hill Partners has purchased Soundview Marketplace, a 188,109-square-foot shopping center located in the Long Island hamlet of Port Washington. The 11-acre property was built in phases between 1962 and 1977 and houses tenants such as T.J. Maxx, Target, Walgreens and Ace Hardware. John Bell, Jon Kleinberg and Patrick Heeg of Transwestern represented the undisclosed seller in the transaction.

GILBERT, ARIZ. — Salt Lake City-based TM Equities has purchased Watermark at Gilbert Place, an apartment property located at 4454 E. Ray Road in Gilbert. Watermark Residential sold the asset for $84.3 million. Watermark at Gateway Place features 25 two-story, wood-frame buildings with direct-access garages. The 250-unit property is a Big House design property, a concept created by Humphreys and Partners Architects, which features the privacy, space and convenience of a single-family home without mortgage and maintenance. Each one-, two- and three-bedroom apartment includes a private front door, gourmet bar-kitchen, granite countertops, walk-in closets, garden tub, in-unit washer and dryer, and private balcony or patio. Community amenities include a resort-style swimming pool, clubhouses, fire pits, gas grilling stations, dog park and a 24-hour fitness center. The building, originally constructed in 2009, serves as the headquarters for IQVIA Holdings Inc., a provider of healthcare clinical research. The asset is situated on seven acres in the southeastern portion of Research Triangle Park, 10 miles southeast of downtown Durham. Russell Ingrum and Ben Kilgore of CBRE represented the buyer in the transaction. Franklin Street Properties Corp. was the seller.

HIGH POINT, N.C. — Marcus & Millichap has arranged the $23.5 million sale of High Point Harris Teeter Center, a 192,548-square-foot shopping center in High Point. The asset was fully leased at the time of sale to tenants including Harris Teeter, T.J. Maxx, Ross Dress for Less and Staples. The property was originally developed in 1975, and the undisclosed seller owned it for more than 20 years. Lori Schneider of Marcus & Millichap represented the seller in the transaction. Ben Yelm of Marcus & Millichap was the broker of record. First National Realty Partners acquired the property, which is located in North Carolina’s Triad region.
