DULUTH, GA. — The Gwinnett County Board of Commissioners voted to acquire 39 acres at Gwinnett Place Mall in Duluth, including the portion of the mall that houses most of the mall’s inline tenants, food court and the shuttered Belk-Parisian store. The Urban Redevelopment Agency of Gwinnett County (URA) will buy the land for $23 million from Moonbeam Capital Investments LLC, a Las Vegas-based investor that bought the mall in 2013 from Simon. Moonbeam Capital put the mall up for sale last fall. The sale does not include the locations of Macy’s, Mega Mart and Beauty Master, which are tenant-owned. Additionally, the former Sears building, which Northwood Ravin acquired in 2018, was not part of the sale. Gwinnett Place Mall was originally completed in 1984. The mall has been used in the film industry in recent years as the setting for movies and TV shows including “Stranger Things,” “Holidate,” “Ozark,” “I, Tonya” and “Greenleaf.” Gwinnett County Board of Commissioners chairwoman Charlotte Nash says the county has been attempting to acquire the land for several years and will redevelop the parcel that has “incredible opportunity.” Gwinnett County will engage the County Department of Planning and Development, the Gwinnett Place Community Improvement …

WARNER ROBINS, GA. — Marcus & Millichap has negotiated the $3.7 million sale of a 13,076-square-foot retail strip center within Merganser Commons in Warner Robins. Zach Taylor of Marcus and Millichap’s Taylor McMinn Retail Group implemented a parcelization strategy to sell Merganser Commons for a total of $14.7 million on behalf of the seller, EA Columbia Properties. A 45,600-square-foot Publix anchors Merganser Commons. The strip center was the last piece of Merganser Commons to be sold. “By taking a parcelization approach we were able to maximize the seller proceeds,” says Taylor. Tomahawk Properties LLC acquired the asset.
GILBERT, ARIZ. — Dalfen Industrial has purchased Gilbert Distribution Center, an industrial property located at 1495 E. Baseline Road in Gilbert, a southeast suburb of Phoenix. The property was acquired in an off-market transaction for an undisclosed price. The name of the seller was not released. Built in 2014, the property features 109,510 square feet of industrial space. At the time of sale, the facility was 100 percent leased to two longstanding tenants: Scrapbook.com and TLC Label. Dalfen Industrial has acquired and developed more than $1.2 billion of last-mile industrial properties this year.
SHEBOYGAN, WIS. — Founders 3 Real Estate Services has brokered the sale of a 23,220-square-foot office property in Sheboygan for $2.6 million. Built in 1989, the asset is located at 1441 N. Taylor Drive. BMO Harris Bank is the anchor tenant. Bob Flood and Andy Hess of Founders 3 represented the seller, BL-Branch Group One LLC. The buyer was JVL Ventures Real Estate I LLC.
BREWSTER, MASS. — Private equity firm Elevation Financial Group has purchased Wingate Residences at Brewster Place, a 121,000-square-foot seniors housing property in Brewster, located on Cape Cod. The sales price was $4 million. The property was originally built in 1973, expanded in 1995 and offered skilled nursing and assisted living services before it closed in 2019. Elevation will reposition the site to serve as an independent living community with affordable housing for adults age 55 and above that will be rebranded as Serenity Apartments at Brewster. The seller was not disclosed.
ATLANTA — JLL has negotiated the $38.5 million sale of a four-building, 281,677-square-foot industrial campus in Atlanta’s Cumberland-Galleria submarket. The property was 87 percent leased to 36 tenants at the time of sale. The asset is situated on 23 acres at 120 Interstate NW, less than one mile from the Interstate 75-285 interchange and 23 miles north of Hartsfield-Jackson Atlanta International Airport. The buildings feature 14- to 18-foot clear heights, new roofs, 34 dock-high doors and 39 grade-level roll ups. Dennis Mitchell, Matt Wirth, Britton Burdette and Crosby Taylor of JLL represented the seller, a joint venture between The Ardent Cos., Taconic Capital Advisors and Axonic Capital, in the transaction. Albany Road Real Estate acquired the property through its Albany Road Fund III.
SIOUX FALLS, S.D. — Tzadik Properties LLC has acquired Woodlake Apartments in Sioux Falls. The 156-unit workforce housing community sits on 7.6 acres at 4008 S. Louise Ave. Tzadik plans to spend $1.5 million on improvements. Woodlake Apartments offers one- and two-bedroom units with monthly rents averaging $725. Michael Haeder of Haeder & Associates brokered the sale. Merchants Bank provided acquisition financing. The seller and sales price were undisclosed.
HOUSTON — Marcus & Millichap has brokered the sale of Vanderbilt Lodge Apartments, a 105-unit multifamily complex located at 12660 Medfield Drive in West Houston. Jeffrey Fript and Christian Mazzini of Marcus & Millichap represented the seller and procured the buyer, both of which were private investors that requested anonymity. The new ownership will implement a value-add program to unit interiors and building exteriors.
Panattoni Development Sells Core Industrial Facility in San Jose to TA Realty for $26.6M

SAN JOSE, CALIF. — Panattoni Development Co. has completed the disposition of an industrial property located at 2144 Oakland Road in San Jose. TA Realty acquired the asset for $26.6 million. The County of Santa Clara occupies the 82,900-square-foot building, which was recently constructed. Steven Golubchik, Edmund Najera, Jonathan Schaefler, Darran Hollak and Jack Phipps of Newmark represented the seller in the transaction.
PHILADELPHIA — Rittenhouse Realty Advisors has arranged the sale of a 272-bed student housing portfolio in Philadelphia. The portfolio consists of five buildings totaling 106 units that serve the University of Pennsylvania, Drexel University and Temple University. The portfolio features a mix of newly constructed buildings and value-add assets. The buyer and seller were not disclosed.
