FLETCHER, N.C. — Copart Inc., an online car auction platform based in Dallas, has purchased 57.1 acres in Fletcher for $8.6 million. The land is situated roughly 12 miles south of Asheville. The company plans to use the land for an industrial outdoor storage yard of cars set for auction across the Southeast. Randall Bentley and Jordan Skellie of Lee & Associates Greenville/Spartanburg represented the seller, an entity doing business as Minkles BRM LLC, in the transaction.

WEST DES MOINES, IOWA — Thompson Thrift has sold Watermark at Jordan Creek, a 176-unit apartment community in West Des Moines. The sales price and buyer were undisclosed. Completed in 2015 and located at 6455 Galleria Drive, the Class A property consists of four-story buildings with detached garages. Amenities include a resident social lounge, heated pool and spa, clubhouse, fitness center, dog park and community grilling areas. The community was 94 percent leased at the time of sale.
GREENEVILLE, TENN. — Marcus & Millichap has arranged the sale of a 40,448-square-foot, multi-tenant retail property located in the Eastern Tennessee city of Greeneville. Dominic Sulo and Brett Winger of Marcus & Millichap represented the seller, a New Jersey-based limited liability company, in the $2.4 million transaction. Sulo and Samuel Malato, also with Marcus & Millichap, secured and represented the buyer, a Tennessee-based limited liability company. Both parties requested anonymity. Jody McKibben assisted in closing the transaction as Marcus & Millichap’s broker of record in Tennessee.
Hodges Ward Elliott Arranges Sale of Boutique 17-Room Hotel in Savannah’s Historic District

SAVANNAH, GA. — Hodges Ward Elliott (HWE) has arranged the sale of Hamilton-Turner Inn, a 17-room luxury boutique hotel located at 330 Abercorn St. in the Historic District of Savannah. Originally built in the late 1800s and repositioned for hospitality use in 1997, the inn features French Empire-style architecture and includes a parlor/sitting room, as well as a dining room that can serve up to 20 guests. Pete Dannemiller and Jeff Berkman of HWE brokered the sale on behalf of the undisclosed seller, which implemented a capital improvement plan at the property over the last several years. The buyer and sales price were also not disclosed.
DETROIT — Colliers has brokered the sale of the historic Grand Army of the Republic (GAR) building in Detroit for an undisclosed price. The 24,000-square-foot property is located at 1942 Grand River Ave. Newgar LLC sold the asset to Joe Barbat of Barbat Holdings. Benji Rosenzweig and Ben Hubert of Colliers represented both parties in the transaction. The building currently houses a restaurant, office and event space. The buyer intends to convert the property into strictly event space with a new steakhouse on the ground floor to replace the old Parks & Rec Diner and Republic Tavern restaurants. The GAR building opened in 1901 as a place for the city’s Civil War veterans to gather. The GAR is a nationwide organization founded in 1866.
Hanley Investment Group Brokers $21.2M Sale of El Dorado Shopping Center in Long Beach, California

LONG BEACH, CALIF. — Hanley Investment Group Real Estate Advisors has arranged the sale of El Dorado Shopping Center, a retail property located at 8105-8195 E. Wardlow Road in Long Beach. A partnership managed and represented by Orange-based Milan Capital Management acquired the asset from El Segundo-based DPI Retail for $21.2 million. Grocery Outlet and Dollar Tree anchor the 74,500-square-foot shopping center. Built in 1965 and renovated in 2003, the asset was 93 percent occupied at the time of sale. HATTIESBURG, MISS. — Marcus & Millichap has brokered the sale of Campus Cottages, a 44-unit apartment community located at 119 North 35th St. in Hattiesburg, less than a half-mile from the University of Southern Mississippi. Built in 1967, the community features apartments in one- and two-bedroom layouts. Andrew Jacobs, Josh Jacobs and Royce Emerson of Marcus & Millichap represented the undisclosed seller in the $2.4 million transaction. The buyer was also not disclosed.
O’FALLON, MO. — Hanley Investment Group Real Estate Advisors has brokered the sale of a 20,400-square-foot retail property in O’Fallon within metro St. Louis for an undisclosed price. Named Shops on K, the center is located at 2376-2400 Highway K. The property is fully leased to Aaron’s, Advance America Cash Advance, American Family Insurance, Cloud 9 Massage, Stallone’s Formal Wear, Pottery Hollow, a dance academy, dog groomer and fitness center. Constructed in 1997, the building is situated next to a Target and Kohl’s-anchored shopping center. Jeff Lefko and Bill Asher of Hanley, in association with ParaSell Inc., represented the seller, a St. Louis-based private owner. The buyer was a private investor from metro Nashville.
SANTA ANA, CALIF. — Orange County-based Red Mountain Group has acquired 20 empty fee-simple former Big Lots stores from Big Lots for $47.5 million in an off-market transaction. The portfolio includes 463,427 square feet of retail space and 3.5 acres of land for future pad development. The empty big box properties are located throughout 20 cities and four states in the United States, with most of the sites in Northern and Southern California.
AZUSA, CALIF. — SENTRE, a San Diego-based, vertically integrated real estate investment firm, has completed the disposition of Azusa Center, a two-building industrial property in Azusa. JAR Commercial Investments acquired the asset for $20.5 million. Situated on 3.6 acres at 301 and 411 N. Aerojet Ave., Azusa Center features 75,081 square feet of industrial space. The two buildings offer 22-foot to 26-foot clear heights, concrete tilt-up construction, ESFR fire systems, three dock-high doors and four ground-level doors. At the time of sale, the property was fully leased.
