EL PASO, TEXAS — Dallas-based investment firm Sealy & Co. has acquired two light industrial buildings totaling 131,616 square feet in El Paso. The seller was California-based Hager Pacific Properties. The properties are located adjacent to El Paso International Airport, about three miles from Interstate 10. Jason Gandy and Davis Gibbs handled the transaction for Sealy & Co. on an internal basis with assistance from CBRE’s Randy Baird.

WATERBURY, CONN. — Locally based brokerage firm R. Calabrese Agency LLC has arranged the sale of a 24,000-square-foot warehouse and manufacturing building in Waterbury, located north of New Haven. New York-based investment firm Turnpike Drive LLC purchased the asset for $1.2 million. The seller was 715 Straits Turnpike LLC. Bob Bowden of R. Calabrese represented both parties in the transaction.

GREENVILLE, EASLEY AND SIMPSONVILLE, S.C. — Stan Johnson Co. has arranged the $30.5 million sale-leaseback of a four-property medical office portfolio in Upstate South Carolina. The properties are situated at 5 Stevens St. and 601 Halton Road in Greenville, 220 S. Pendleton St. in Easley and 1 Colony Centre Way in Simpsonville. Teresa Lovely and Jeff Matulis of Stan Johnson Co. represented the seller and tenant, Jervey Eye Group, which executed long-term leases at the time of sale. Indiana-based Cornerstone Cos. Inc. acquired the portfolio, which was built between 2000 and 2018.

TAMPA, FLA. — Americold Realty Trust has acquired a 3.2 million-cubic-foot cold storage facility in Tampa for $25 million in an all-cash deal. The Atlanta-based refrigerated real estate owner and operator expects to implement $500,000 in capital expenditures. The facility features 12,400 pallet positions, as well as blast-freezing capabilities. The property will offer support to two Americold facilities in nearby Plant City and Bartow, Fla. The seller was not disclosed.

ST. LOUIS — US Carriers has purchased 16 acres along the Mississippi River in north St. Louis City for an undisclosed price. The land is located at 9320 and 9350 Riverview Drive within an opportunity zone. Steve Stradal, Brian Kelley and George Convy of Avison Young represented the seller, the estate of the late artist and sculptor Bob Cassily. The land was intended to be a part of Cassily’s public art exhibit, Cementland. Avison Young is currently marketing for sale the other 40 acres of Cementland at 9403 Riverview Drive.

OVERLAND PARK, KAN. — Two investment groups headed by Block & Co. Inc. Realtors have acquired a 1,434-square-foot property net leased to Sonic in Overland Park for an undisclosed price. The restaurant sits on .8 acres at 10701 Roe Ave. Block & Co. will manage the property. David Block and Max Kosoglad of Block & Co. represented the buyers. Micah Feingold Commercial Real Estate represented the seller.

NORTHGLENN, COLO. — Trion Properties has acquired The View at North Peak in the Denver suburb of Northglenn for $38 million. The 288-unit apartment community marks Trion’s first acquisition in the Denver market. Built in 1970, the property features one- and two-bedroom units with two swimming pools. Trion plans to rebrand the community as View Apartments and make interior and exterior improvements. Craig Stack and Bill Morkes of Colliers International represented both the buyer and the seller, a New York-based investment real estate company. Continental Partners arranged acquisition financing through Fannie Mae.

HOOVER, ALA. — Carter Multifamily has acquired Summerchase at Riverchase, a 240-unit apartment complex in Hoover for $26.7 million. The asset comprises 16 two-story buildings spanning 24.7 acres. The property offers one- and two-bedroom floor plans. Communal amenities include a clubhouse, pool, sundeck, fitness center, tennis courts and two dog parks. The complex is located at 100 Summerchase Drive, 15 miles south of downtown Birmingham. The Birmingham-based buyer plans to upgrade the amenities package, as well as renovate unit interiors and exteriors. Further details and timeline of the renovations were not disclosed. Jimmy Adams and Andrew Brown of Cushman & Wakefield represented the seller, TriBridge Residential, in the transaction.

SACRAMENTO, CALIF. — Coldwell Banker Commercial has brokered the sale of a 14,820-square-foot retail property leased to Walgreens in Sacramento for $6.3 million. The freestanding building, constructed in 2007, anchors the Westlake Village shopping center. Dan McGue of Coldwell Banker represented the buyer, a family trust completing a 1031exchange. The seller was undisclosed.

SCOTTSDALE AND SURPRISE, ARIZ. — Thompson Thrift Retail Group (TTRG), a wholly owned subsidiary of Indianapolis-based Thompson Thrift, has sold two retail parcels in Scottsdale and Surprise, Ariz. Prices were undisclosed. The first transaction was the sale of recently completed, 5,700-square-foot, build-to-suit property for Wilhelm Automotive in Surprise. The building sits on nearly one acre at the northwest corner of Civic Center Drive and Elm Street within Thompson Thrift’s development, the Shops at Elm Street. The second sale is for a newly constructed, freestanding Black Rock Coffee location at the northeast corner of 116th Street and Shea Boulevard in Scottsdale. The coffee roaster recently opened a 1,900-square-foot coffee bar with a drive-thru on the subject property. Torrey Briegel and Chad Tiedeman of PCA represented TTRG on the Surprise sale and Chris Hollenbeck of Cushman & Wakefield represented TTRG on the Scottsdale sale.
