NEW YORK CITY — SL Green has agreed to sell a 126-unit multifamily building in the Sutton Place neighborhood of Manhattan for $62 million. Located at 400 E. 58th St., 16-story property also includes approximately 3,800 square feet of commercial space. The transaction is expected to close during the third quarter and generate net cash proceeds to SL Green of approximately $20 million. SL Green and an undisclosed joint venture partner acquired the building in 2012 as part of an eight-building portfolio of retail and multifamily properties. SL Green owns 90 percent interest in the joint venture. At the time of sale, the rental units were approximately 97 percent leased. NEW YORK CITY — JLL has brokered the $19.8 million sale of a vacant, 19,991-square-foot residential development lot in the Dumbo neighborhood of Brooklyn. Located at 251 Front St., the property includes 39,982 square feet of developable land and is zoned for a boutique condominium or townhouse project. The space also includes 400 feet of retail visibility on three streets. Stephen Palmese and Brendan Maddigan led a JLL team that represented the seller, a private investor, in the transaction. The team also represented the buyer, CW Realty.
SAN JOSE, CALIF. — Kennedy Wilson Fund VI has acquired a six-building R&D/office portfolio in South San Jose for $53.5 million. The name of the seller was not released. Totaling 257,000 square feet, the portfolio consists of five single-story R&D buildings and a two-story office building. The portfolio is currently 100 percent occupied by 15 tenants. The acquisition expands Kennedy Wilson’s presence in Silicon Valley and its growing portfolio of flex office assets across a global footprint. Kennedy Wilson has an 11 percent interest in Fund VI, which has a portfolio that includes 13 multifamily, office, retail and other commercial assets in markets in San Jose, Los Angeles, Salt Lake City, Denver and Seattle. The assets have an aggregate purchase price of $1.1 billion.
GRAND RAPIDS, MICH. — Industrial Commercial Properties (ICP) has purchased a Knoll manufacturing facility located at 4300 36th St. in Grand Rapids for an undisclosed price. The 619,165-square-foot building sits on 37 acres adjacent to the Gerald R. Ford International Airport. ICP plans to make a multi-million-dollar investment to update both interior and exterior elements of the property. Bob Horn of JLL brokered the sale. Knoll is a design firm that produces office seating, storage, desks and other accessories.
LYNDHURST, N.J. — CBRE has brokered the sale of a 180,000-square-foot industrial facility in Lyndhurst, a northwestern suburb of New York City. Located at 1201 Valley Brook Ave., the facility features 11 loading docks, parking for 162 cars and a clear height of 26 feet. The property is located less than 30 miles from Newark Liberty International, La Guardia and John F. Kennedy International Airports and 14 miles from the Port Newark Container Terminal. The building formerly served as a distribution center for apparel retailer Barney’s but was vacant at the time of sale. Thomas Monahan, Brian Fiumara and Steven D’Amato of CBRE represented the seller, a private investor, in the transaction. The team also procured the buyer, Sitex Group.
NEW YORK CITY — Locally based investment firm Conway Capital has acquired a four-property multifamily portfolio in Brooklyn for $11.5 million. The portfolio consists of 14 residential units and two commercial spaces, one of which was vacant at closing. The portfolio includes 74 First Place, a 5,324-square-foot, four-story building with five units; 228 Livingston Street, a 4,904-square-foot, four-story building with two residential units and two retail spaces; 710 DeGraw Street, a 3,938-square-foot, four-story building with four residential units; and 302 East 5th Street, a 2,772-square-foot, three-story building with three residential units. Urban Standard Capital provided an $8.8 million acquisition loan for the transaction. The seller was undisclosed.
Evergreen Devco Acquires Turnberry at Heather Ridge Multifamily Property in Colorado for $46M

AURORA, COLO. — Evergreen Devco has purchased Turnberry at Heather Ridge, an apartment community located at 2038 S. Vaughn Way in Aurora. Kevlyn Investments sold the asset for $46 million in an off-market transaction. Situated on 12 acres, Turnberry at Heather Ridge features 268 apartments, averaging 823 square feet, in a mix of 183 one-bedroom/one-bath units and 85 two-bedroom/two-bath units. The units feature fully appointed kitchens, fireplaces, large balconies or patios, ceiling fans and walk-in closets. The community features two swimming pools, a fitness center, business center, dog park and clubhouse. Evergreen plans to implement a three-year capital improvements program at the property that includes renovating the exterior and interior of the 13 residential buildings and leasing office, as well as updating the community amenities. Echelon Property Group will be the on-site manager for the community. John Blackshire and Tom Wanberg of Transwestern represented the seller in the deal.
SAN DIEGO — Voit Real Estate Services has brokered the sale of an office property in San Diego. 9565 Waples Investment Group LLC sold the asset to Renda Law Offices P.C. for $3.1 million. Located at 9565 Waples St., the property features 13,695 of office space within San Diego’s Sorrento Mesa submarket. The buyer plans to use the building for its San Diego-based bankruptcy firm. Brandon Keith, Kipp Gstettenbauer and Ryan King of Voit Real Estate Services represented the seller in the transaction.
HOUSTON — NAI Partners has arranged the sale of a 17,400-square-foot industrial building located at 1702 Nance St. in Houston. According to LoopNet Inc., the property was built in 1978. Chris Caudill and Jake Wilkinson of NAI Partners represented the seller, 125 West Crosstimbers Ltd., in the transaction. Clark Dalton of Dosch Marshall represented the buyer, Urban Genesis LLC.
CHAMBLEE, GA. — Skyline Seven Real Estate has brokered the $2.2 million sale of 5115 New Peachtree Road, a 16,740-square-foot office building in Chamblee. The property was 95 percent leased at the time of sale to nine tenants, including Emory University, MARTA, Improve IT! of Atlanta and BryTech. The asset, which was built in 1973, is located adjacent to the Chamblee MARTA Station and 13 miles northeast of downtown Atlanta. Elliott Kyle of Skyline Seven represented the seller, Atlanta-based First American Exchange Co., in the transaction. Southern First Bank provided an acquisition loan on behalf of the buyer, Old Ivy Property Re Fund I.
