A partnership acquired the asset from an individual/personal trust for $3.2 million, or $351 per square foot. Domino’s Pizza occupies the 9,042-square-foot retail building. Brandon Michaels of Marcus & Millichap’s Encino, Calif., office represented the seller and buyer in the deal.

NEW YORK CITY — Avison Young has brokered the $4.5 million sale of a four-unit multifamily property in the SoHo neighborhood of Manhattan. Located at 198 Prince St., the 5,000-square-foot property was constructed in 1900 and includes ground-floor space for retail or office uses. Brandon Polakoff of Avison Young represented the seller, a private owner, in the transaction. The buyer was undisclosed.

PHOENIX — Colliers International has brokered the sale of a 10-property industrial portfolio in Phoenix. Hibernia Capital Advisors sold the assets to Phoenix-based Harrison Properties for $18 million, or $50 per square foot. Totaling 357,921 square feet, the properties range in size from 17,000 square feet to 77,000 square feet. At the time of sale, the Class B and C buildings were 96 percent leased. Current tenants include Strictly from Scratch, Mega Metals and Pierpont Manufacturing. The properties are located at 1701-1735 W. Roosevelt St.; 902-922 and 800 N. 17th Ave.; 1728 W. McKinley St.; 1010 and 1333-1345 N. 22nd Ave.; and 1837-1843, 2102-2112, 2202-2210 and 2212 N. 23rd Ave. Don MacWilliam and Payson MacWilliam of Colliers’ Arizona team negotiated the transaction.

MALIBU, CALIF. — Miramar Property Investment Co. has completed the sale of two office buildings located within Malibu Professional Park in Malibu. Wave Enterprises, a 501(c)(3) charitable entity of Pepperdine University, acquired the assets for $17.5 million. Located at 23805 and 23815 Stuart Ranch Road, the buildings offer a total of 39,615 square feet. At the time of sale, the properties were nearly 85 percent leased to a variety of office and medical tenants, including UCLA Medical, Pepperdine University and various local business firms. Tony Dorn of Beitler Commercial Realty, along with A.J. Dorn of Newmark Knight Frank, represented the seller in the deal.

CANTON, MASS. — Service Properties Trust (SPT), a Massachusetts-based REIT, has sold a 674,143-square-foot industrial property in Canton, a southern suburb of Boston. The sales price was $51 million. The property is located at 555 Turnpike St. and was constructed in 1962. SPT purchased the property as part of a net-lease portfolio acquisition in September 2019. The buyer was undisclosed.

NEW YORK CITY — Naftali Group LLC has acquired a 94,500-square-foot waterfront development site at 470 Kent Ave. in the Williamsburg neighborhood of Brooklyn. Certified Lumber formerly leased an existing building on the site, which will be demolished for the redevelopment of a residential or mixed-use project. The property, which overlooks the East River, is located near the Brooklyn Navy Yard mixed-use district and offers convenient access to the East River Ferry terminal and Marcy Avenue train station. Brendan Maddigan and Stephen Palmese of JLL represented the undisclosed seller in the transaction, along with Robert Burton of Cushman & Wakefield. The sales price was undisclosed.

ELKRIDGE, MD. — Merritt Properties has acquired The Lyndwood Executive Center, a two-building, 165,000-square-foot office campus in Elkridge. BentallGreenOak’s U.S. Core Fund sold the buildings for an undisclosed amount. The assets were 98 percent leased at the time of sale to 14 tenants. The Lyndwood Executive Center is located at 6085-6095 Marshalee Drive, 14 miles southwest of downtown Baltimore. Jonathan Carpenter and Graham Savage of Cushman & Wakefield represented the seller in the transaction.

RESTON, VA. — Phillips Realty Capital has arranged a $29 million acquisition loan for Reston Metro Center One, a 124,076-square-foot office building in Reston. The property is located at 12120 Sunrise Valley Drive, which is within walking distance of the planned Reston Town Center Silver Line Metrorail Station and 22 miles west of downtown Washington, D.C. The asset was built in 2000 and its amenities include a lounge area and a fitness center. The building was vacant at the time of sale. Malcolm Shaw, Steve Shaw, Harmon Handorf and Bill Wrench of Phillips Realty arranged the loan on behalf of the borrower, HighBrook Investors. Rubenstein Mortgage Capital, the debt investment platform of Rubenstein Partners LP, provided the floating-rate loan. The seller was not disclosed.

COVINA, CALIF. — Southern California-based IRA Capital has purchased a medical office building located in Covina for an undisclosed price. The name of the seller was not released. Magan Medical occupies the 64,000-square-foot property, which houses more than 50 physician providers across 20 specialties, including oncology, neurology, dermatology, radiology and cardiology. OptumCare, a wholly owned subsidiary of UnitedHealthcare, recently acquired the tenant. As part of the integration into the OptumCare/UnitedHealth network, the building underwent extensive renovation and capital improvements.

RANCHO DOMINGUEZ, CALIF. — DAUM Commercial Real Estate Services has directed the sale of two industrial facilities, totaling more than 85,000 square feet, located in the South Bay market of Rancho Dominguez, an unincorporated community in Los Angeles County. First Industrial Realty Trust purchased the assets from a cosmetic products manufacturer for $14.3 million. The buyer plans to redevelop the two industrial warehouses into a 27,962-square-foot building with 15 docks on 3.9 acres of land. The redeveloped property, which will offer robust distribution capabilities, is slated for completion in third-quarter 2021. The warehouses are located at 19400 and 19302 S. Laurel Park Road. Natalie Lara, Jordan Lara and Andrew Lara of DAUM represented the seller and procured the buyer in the transaction.
