COLORADO SPRINGS, COLO. — Watermark Residential, a wholly owned affiliate of Thompson Thrift, has completed the sale of Watermark on Union, a stabilized, Class A apartment community in Colorado Spring’s Cordera community. Santa Barbara, Calif.-based NALS Apartment Homes acquired the asset, which has been renamed Aliso at Briargate, for undisclosed price. The 244 units feature kitchen islands, tile backsplashes, drop-in sinks, recycled glass countertops, stainless steel appliances, nine- to 12-foot ceilings, garden tubs, private balconies and full-size washers and dryers. On-site amenities include a clubhouse, resort-style pool with cabanas, fire pit, fitness center, detached garages, dog park and courtyards with barbecue grills. Kevin McKenna and Saul Levy of Newmark Knight Frank Multifamily represented the seller in the transaction.

TEMECULA, CALIF. — Avison Young has arranged the sale of Temecula Corporate Park, an office and industrial campus in Temecula. A Los Angeles-based private investor acquired the asset from an Orange County, Calif.-based private investor for $10.9 million, or $125.46 per square foot. Built in 2002 on 6.1 acres, the 86,882-square-foot Temecula Corporate Park consists of a two-story office building and three single-story industrial buildings. The 97 percent-occupied asset is located at 43379, 43385, 43391 and 43397 Business Park Drive. Alan Pekarcik and Chris Smith of Avison Young represented the seller and buyer in the deal.
ITASCA, ILL. — Quantum Real Estate Advisors Inc. has brokered the sale of a 23,400-square-foot industrial building in Itasca for $2 million. Five tenants occupy the property, which is located at 1335-1345 Industrial Drive. Jason Caplan of Quantum brokered the transaction. Both the buyer and seller were Chicago-based private real estate investors.
CHARLOTTE, N.C. — JLL has arranged the sale of a vacant, 67,949-square-foot office building in Charlotte’s Montclaire South neighborhood. Little Architecture occupied the space through 2019. Originally built in 1984 and renovated in 1996, the building is situated at 5815 Westpark Drive, seven miles south of downtown Charlotte. The buyer, Conshohocken, Pa.-based Exeter Property Group, plans to renovate the two-story building. Plans include outdoor common areas, building automation systems and a complete exterior reskin, offering expanded glass window lines and a modern curb-appeal. The project is expected to deliver and be ready for occupancy by the end of this year. Chris Lingerfelt, Zack Drozda and Ryan Clutter of JLL represented the undisclosed seller in the transaction. Fred Knapp internally represented the buyer. The sales price and expected costs for the renovation were not disclosed.
SRS Negotiates $4M Sale of Single-Tenant Retail Property in Richmond Net Leased to 7-Eleven

RICHMOND, VA. — SRS Real Estate Partners’ National Net Lease Group has negotiated the $4 million sale of a single-tenant building in Richmond net leased to 7-Eleven. The 2,956-square-foot building is situated on 1.2 acres at 5201 Chamberlayne Ave., five miles north of downtown Richmond. The seller, an undisclosed developer based in Richmond, delivered the asset in late 2019. There is a 15-year, corporate-guaranteed lease in place with 7-Eleven Inc. Frank Rogers and Michael Carter of SRS represented the seller in the transaction. Gardner King of Dominion Commercial represented the undisclosed buyer, which was completing a 1031 exchange.
TUCSON, ARIZ. — Cushman & Wakefield|PICOR has arranged the sale of an industrial space located at 1951 W. Grant Road in Tucson. La Cholla-OG LLC acquired the 25,821-square-foot space from Wright & Case Holdings for $2.6 million. Robert Glaser and Max Fisher of Cushman & Wakefield|PICOR handled the transaction.
NEW YORK CITY — Marcus & Millichap has arranged the $2.9 million sale of 1065 Summit Avenue, a 26-unit multifamily building in the Highbridge neighborhood of The Bronx. Spanning 40,500 square feet, the building offers one-, two- and three-bedroom units and close access to public transit lines. Peter Von Der Ahe, Seth Glasser, Michael Fusco and Isaac Lipton of Marcus & Millichap represented the buyer and seller in the transaction. Both parties were private investors that requested anonymity.
FORT LAUDERDALE, FLA. — Cushman & Wakefield has negotiated the $18.2 million sale of Courthouse Place, a 66,246-square-foot office building in Fort Lauderdale. The property is situated at 12 SE 7th St., one block from the 20-story, 730,000-square-foot Broward County Courthouse. The seller, a joint venture between Highline Real Estate Capital and Sefire Capital, acquired the property three years ago and implemented building upgrades and a speculative leasing program targeting law firms and associated businesses that were attracted to the building’s proximity to the Broward County Judicial Complex, according to Highline president David Moret. Notable tenants at the time of sale included law firm Krupnick Campbell Malone Buser Slama Hancock, the Florida State Attorney’s office, Legacy Bank of Florida and the Law Firm of Gary M. Singer. Scott O’Donnell, Greg Miller, Dominic Montazemi and Miguel Alcivar of Cushman & Wakefield represented the seller in the transaction. New Haven, Conn.-based ABCD Courthouse Place LLC acquired the asset for $274 per square foot.
SANDY SPRINGS, GA. — InvenTrust Properties Corp. has purchased Trowbridge Crossing, a 62,600-square-foot, Publix-anchored shopping center in Sandy Springs, for $11 million. The property was fully leased at the time of sale to tenants including the U.S. Postal Service, Great Clips, T-Mobile and Domino’s Pizza. The center was also recently upgraded to include new LED lighting to improve energy efficiency and provide better illumination for the center. Trowbridge Crossing is situated at 7531 Roswell Road, 18 miles north of downtown Atlanta. The seller was not disclosed.
First National Acquires Walmart-Anchored Shopping Center in Hamilton, New Jersey, for $19.2M

HAMILTON, N.J. — First National Realty Partners has acquired The Court at Hamilton, a 194,106-square-foot shopping center in the eastern Trenton suburb of Hamilton, for $19.2 million. A 150,000-square-foot Walmart Supercenter anchors the property, which was 99 percent leased at the time of sale. Other tenants include Burger King and apparel retailer Rainbow Shops. Brad Nathanson of Institutional Property Advisors, a division of Marcus & Millichap, represented the seller, Abrams Realty & Development. Nathanson also procured First National as the buyer.
