FONTANA, CALIF. — Hanley Investment Group Real Estate Advisors has brokered the sale of a single-tenant retail building located within the recently completed Highland Village Shopping Center in Fontana. Woodlands Hills, Calif.-based Adler Realty Investments sold the asset to a private investor for $10.4 million. Sprouts Farmers Market occupies the 30,000-square-foot building, which anchors Highland Village Shopping Center. Additional tenants at the center, which were not included in the acquisition, are BurgerIM, Jack in the Box, Raising Cane’s Chicken Fingers, Jersey Mike’s Subs, Café Rio Mexican Grill, Oggi’s, Mountain View Tire & Auto Service and Pacific Dental. Quick Quack Car Wash is currently under construction as well. Kevin Fryman, Bill Asher and Jeff Lefko of Hanley Investment Group represented the seller, while Heidi Kim of Brea, Calif.-based TNG Real Estate Consultants represented the buyer in the transaction.

WHEELING, ILL. — Matanky Realty Group has brokered the sale of River Trail Apartments in Wheeling for an undisclosed price. The 56-unit multifamily complex is located on South Milwaukee Avenue. Terri Cox and Zach Slagle of Matanky represented the undisclosed seller. NS Properties LLC, a local investor, purchased the asset. The buyer plans to invest capital in building improvements.

KANSAS CITY, MO. — Block & Co. Inc. Realtors has arranged the sale of a 12,000-square-foot office and retail building in Kansas City for $1.1 million. The property is located at 7208 Wornall Road within the Waldo District. Domino’s Pizza and Injury Chiropractic occupy the 4,000 square feet of retail space on the first floor. The second-floor office space of 5,500 square feet is currently available for lease. Marshal Blount of Block & Co. brokered the sale. An investment group purchased the asset.

ARLINGTON, TEXAS — Locally based investment firm 180 Multifamily Properties has purchased Rio on the Parkway, a 305-unit community in Arlington. According to Apartments.com, the property was built on 9.5 acres in 1972 and features studio, one- and two-bedroom units. Amenities include a pool, playground and onsite laundry facilities. The buyer, which acquired the asset from an entity doing business as Rio on the Parkway 2017 LLC, will renovate and rebrand the property as The Mirage.

COLORADO SPRINGS, COLO. — Denver Realty Group, through its DRGinvest platform, has purchased a 25-property portfolio in Colorado Springs for $22 million. The portfolio totals 186 units and includes multifamily, single-family homes and a storage facility. The off-market deal was acquired using a unique, deal-specific loan arranged by NorthMarq’s Denver office and placed with ArrowMark Commercial Real Estate Partners and Arbor Realty SR as lenders. DRG was represented by Zach Hansen of Denver Realty Group and Stuart Sloat of Olive Realty Estate Group as transaction brokers.

WESTMINSTER, COLO. — Denver-based Halaby Capital has completed the sale of The Willowbrook Apartments, a multifamily asset located at 7155 Raleigh St. in Westminster. Summit Communities of Denver sold the property for $11.7 million, or $123,684 per unit. Built in 1973, Willowbrook features 95 apartment units and is located directly across the street from the England Park and Westminster Greenhouse Redevelopment and a short walk via the Little Dry Creek path to the new Westminster Light Rail Station B Line. Bill Morkes and Craig Stack of Colliers International represented the seller, while the buyer was self-represented in the deal.

SOUTH HOLLAND, ILL. — Marcus & Millichap has brokered the $3.2 million sale of a Family Dollar-anchored retail center in South Holland, about 20 miles south of Chicago. The 36,389-square-foot property is located at 1000 E. 162nd St. All tenants operate under net leases at the fully leased center. Six of the 15 tenants have occupied their space for an average of 25 years. Adrian Mendoza, Austin Weisenbeck and Sean Sharko of Marcus & Millichap represented the seller, a limited liability company. The team also procured the buyer, a limited liability company.

EL PASO, TEXAS — CBRE has negotiated the sale of the Hanson portfolio, a collection of three industrial buildings totaling 213,370 square feet in El Paso. The sale included 35 acres of developable land. Arturo De la Mora of CBRE represented the seller, private investor Russell Hanson, in the transaction. The buyer was a partnership between Massachusetts-based Equity Industrial Partners and New York City-based Raith Capital Partners.

MARION, FINDLAY, OTTAWA AND CLYDE, OHIO — Whirlpool has entered into a $178.9 million sale-leaseback agreement for a 3.1 million-square-foot industrial portfolio largely in the state of Ohio. In addition to four distribution centers in Ohio (Marion, Findlay, Ottawa and Clyde), the portfolio includes one manufacturing facility in Tennessee and two office buildings in Italy. Bruce Westwood-Booth, Guy Ponticiello, Maury Vanden Eykel and Kyle Sals of CBRE represented Whirlpool in the transaction. The buyer was undisclosed. Corporate clients with multi-continent real estate holdings are entering into more sale-leaseback deals today, according to Westwood-Booth.

ST. PAUL, MINN. — Marcus & Millichap has arranged the sale of Merriam Park in St. Paul for $4.9 million. The 25-unit apartment building is located at 1880 Marshall Ave. Built in 1964, the property features a mix of one-, two- and three-bedroom units. Evan Miller, Chris Collins and Abe Roberts of Marcus & Millichap marketed the building for sale and procured the buyer. Neither the buyer nor the seller was disclosed.
