COLORADO SPRINGS, COLO. — NorthPeak Commercial Advisors has arranged the purchase of a retail building located at 7858 and 7946-8012 Woodmen Center Heights in Colorado Springs. An undisclosed buyer acquired the property for $4.8 million, or $480 per square foot. The name of the seller was not released. Kevin Calame and Matt Lewallen of NorthPeak Commercial Advisors represented the buyer in the deal.

EATON, OHIO — Marcus & Millichap has brokered the sale of Eaton Center, a 130,483-square-foot retail property located about 25 miles west of Dayton in Eaton. Kroger has anchored the property for 30 years. Additional tenants include retailers such as Tactor Supply and Autozone, both of which have occupied space at the center for 25 years, and several restaurants. The property was approximately 70 percent occupied at the time of sale. The sale was brokered by investment sales team Patton-Wiles-Fuller Group of Marcus & Millichap’s Columbus office, including First Vice President CJ Jackson and Senior Managing Director Erin Patton. Senior Managing Directors Scott Wiles and Craig Fuller of Marcus & Millichap’s Cleveland office marketed the property on behalf of the seller, a Cincinnati-based private ownership group. Patton-Wiles-Fuller Group also procured the out-of-state fund that purchased the property.

PORTLAND, ORE. — Norris & Stevens has negotiated the sale of Midland Apartments, formerly known as El Moro Apartments, in Portland. Midland Apartments LLC acquired the asset from El Moro LLC for $12 million. Originally constructed in 1966, Midland Apartments features 94 residences with 27 one-bedroom/one-bath flats, 24 two-bedroom/one-bath units and 43 two-bedroom/1.5-bath townhomes. Community amenities include ample parking, a leasing office, community/playground area, extra storage space, balconies/patios for every unit and washer/dryer hookups in all but the one-bedroom units. David Chatfield and Timothy Mitchell of Portland-based Norris & Stevens represented the seller and buyer in the deal.

CENTENNIAL, COLO. — Marcus & Millichap has arranged the sale of Concorde Place, a Class B office property in Centennial. A limited liability company sold the asset to an undisclosed buyer for $2.4 million. Situated on a 1.38-acre site at 7208 S. Tucson Way, Concorde Place features 22,424 square feet of office space. Brandon Kramer and Chadd Nelson of Marcus & Millichap’s Denver office represented the seller in the deal.

YONKERS, N.Y. — Locally based brokerage firm OPEN Impact Real Estate has arranged the $52.6 million sale of a 265,000-square-foot campus in Yonkers. The campus, a portion of which extends into The Bronx, consists of 25 buildings on a 28-acre site. The property, which serves as the headquarters of social services agency Rising Ground, houses several recreational amenities, including indoor and outdoor pools, a baseball field and an indoor basketball court. Lindsay Ornstein, Stephen Powers, Arthur Skelskie and Alexander Smith of OPEN Impact represented Rising Ground in the transaction. The buyer, National Resources, plans to take occupancy of the campus at a future date, with Rising Ground retaining three acres for various programs.

PLOVER, WIS. — Colliers has brokered the $3.2 million sale of a retail center in Plover, a city in central Wisconsin. The 23,000-square-foot property was 95 percent leased at the time of sale. Adam Connor and Heather Dorfler of Colliers represented the seller, a subsidiary of MLG Capital’s Legacy Fund. The duo also procured the out-of-state buyer, which used a California-based bank for acquisition financing.

POOLER, GA. — Northmarq has brokered the $7.3 million sale of Shops at Tanger Parkway, a 15,600-square-foot retail strip center located at 240 Tanger Outlets Blvd. in Pooler, a suburb of Savannah. David Annett and Anne Perrault of Northmarq’s Tulsa office represented the seller, a Utah-based developer, in the transaction. Mark Lovering of Northmarq’s Chicago office represented the buyer, a private equity firm based in Mexico City. Built in 2020, Shops at Tanger Parkway was fully leased at the time of sale to Tropical Smoothie Café, Tin Drum Asian Kitchen, LAX, T-Swirl Crepe, Wayback Burgers, Which Wich?, America’s Best Contacts & Glasses and Pita Mediterranean Street Food. The property is shadow-anchored by Tanger Outlets Savannah, an open-air outlet mall developed in 2015.

GILBERT, ARIZ. — Sethi Management has completed the disposition of Hyatt Place Gilbert, a six-story hotel located at 3275 S. Market St. in Gilbert. HWC Hospitality acquired the asset for $19.5 million. Bill Murney and Jesse Heydorff of Cushman & Wakefield represented the seller in the deal. The hotel features 127 guest rooms, 1,100 square feet of event space, a 24-hour business center, express check-in/check-out and free onsite self-parking.

CHARLOTTE, N.C. — Cushman & Wakefield has arranged the sale of The Commons at the Park, an adaptive reuse campus located at 6800 Solectron Drive in Charlotte. The property comprises a 438,144-square-foot office building and two additional land parcels. The buyer, Albemarle U.S. Inc., a specialty chemicals company, will utilize the property as a lithium research and development center. Completion of the project, dubbed Albemarle Technology Park, is scheduled for late 2026. Built in 2006, the property comprises 14 buildings with apartments in one-, two- and three-bedroom layouts, with an average unit size of 1,026 square feet. Amenities at the community include a pool, sundecks, an outdoor kitchen and grill, a fitness studio, playground, game room and lounge. Justin Basquill, Luke Wickham and Sean Williams of IPA represented the undisclosed seller, a limited liability company, and procured the buyer, a fund manager.
