DALLAS AND ARLINGTON, TEXAS— Denver-based investment and management firm Baceline Investments has purchased two retail centers totaling 109,145 square feet in Dallas and Arlington. The properties include Cooper Street Marketplace, a 75,974-square-foot, multi-tenant shopping center in Arlington; and Tarrant Parkway, a 33,171-square-foot property in Dallas. The assets were acquired in conjunction with a 71,602-square-foot center in Indianapolis. The seller was not disclosed. Baceline now owns more than 2 million square feet of retail space across 15 states, a portfolio that has an occupancy rate of 91 percent.

Goodman Group Acquires Pair of Southern California Industrial Properties Totaling 127 Acres

LOS ANGELES AND LONG BEACH, CALIF. — Goodman Group has acquired two industrial estates totaling 127 acres in Southern California. The acquisitions are the 90-acre former Boeing C-17 manufacturing plant in Long Beach, which has been renamed Goodman Commerce Center Long Beach, and a 37-acre former distribution center in Los Angeles renamed Goodman Commerce Center Los Angeles. Brett Hardy, Todd Anderson and Jeff Read of Newmark Knight Frank represented Boeing in the Long Beach deal. David Norrie of CBRE brokered the transaction of the Los Angeles property. The prices were not disclosed.
SANTA TERESA, N.M. — JLL has arranged the sale of 150 Earhardt Way, a 92,325-square-foot, three-tenant industrial building located in Santa Teresa, 13 miles northeast of El Paso, Texas. JLL’s Zane Marcell and Dustin Volz led efforts on behalf of the seller, GBP Santa Teresa LLC. JLL retained Adin Brown of Sonny Brown Real Estate as a local market expert in the transaction. The asset is 100 percent leased to three tenants and was sold to investment group BRI Earhardt LP. The price was not disclosed. The property is located in the Santa Teresa Intermodal Park adjacent to the Doña Ana International Airport and the Union Pacific Intermodal Terminal.
APACHE JUNCTION, ARIZ. — The NAI Horizon Manufactured Housing Investments team of Russ Warner, Andrew Warner and Victoria Filice has negotiated the $5.4 million sale of Palms Mobile Home Park, located at 1050 E. Broadway Ave. in Apache Junction. NAI Horizon represented the seller, Christine G. Weech Testamentary Trust & Hyrum Newell Weech Testamentary Trust of Safford, Ariz. Built in 1970, Palms Mobile Home Park is an age-restricted community with 89 spaces. Amenities include a clubhouse with meeting space and a kitchen, shuffleboard courts and lighted streets. The price equates to a 2.6 percent capitalization rate using 2018 actual income and expenses. The buyer was First Exchange Co., operating as a qualified intermediary for White Sands MHC LLC c/o MHC Management Services LLC of Tampa, Fla.

HILLIARD, OHIO — Marcus & Millichap has arranged the $3.7 million sale of a 5,525-square-foot property net leased to S&T Bank in Hilliard, a suburb of Columbus. The build-to-suit, completed this year, is located at 4599 Cemetery Road. Dan Yozwiak and John Reehil of Marcus & Millichap brokered the transaction. Both the buyer and seller were limited liability companies.

ORMOND BEACH, FLA. — NAI Realvest | Charles Wayne Commercial has brokered the $2.7 million sale of Aliki Plaza, a 29,730-square-foot beachside shopping center near Daytona Beach. Built in 1985 at 378-404 S. Atlantic Ave. in Ormond Beach, the retail property was 90 percent leased at the time of sale to 18 tenants, including Daytona Beach Welcome Center, Weichert Hallmark Properties and Coldwell Banker Premier Properties. Charles Lichtigman and Brad Gifford of NAI Realvest | Charles Wayne negotiated the sale on behalf of the seller, Sunbelt Holdings Daytona LLC. Carl Lentz of SVN Alliance represented the buyer, Aliki Plaza of Ormond Beach LLC, which is led by local investor Ty Lohman.
BOTHELL, WASH. — Marcus & Millichap has brokered the $6 million sale of Affordable Self Storage, a 38,725-square-foot facility in Bothell. Christopher R. Secreto of Marcus & Millichap’s Seattle office marketed the 290-unit property on behalf of the seller, a partnership based in Washington, and secured the unnamed buyer. Affordable Self Storage is located at 1621 196th St. SE. The facility was built in 1983 on a two-acre lot.
PLACENTIA, CALIF. — CBRE has arranged the $2.9 million sale of a 12-unit multifamily property in Placentia. CBRE’s Dan Blackwell represented the seller, a private investor. Located at 911 Cypress Ave., the 9,216-square-foot property consists of 12 single-story cottages on a lot just under one acre. Each unit is 768 square feet and features two bedrooms and one bathroom, as well as a washer and dryer. The property is located in an Opportunity Zone. The complex sits within one mile of both the CA-91 and CA-57 freeways connecting Placentia to Los Angeles and Riverside counties. California State University, Fullerton is located two miles north of the site.
SAN DIEGO — Cushman & Wakefield has advised the seller in the disposition of Sorrento Ridge, a 103,325-square-foot, three-story office building in the Miramar submarket of San Diego. Tappan Corp. purchased the property, located at 7220 Trade St., from an unnamed seller. The price was not disclosed. Cushman & Wakefield’s Rick Reeder, Brad Tecca, Brooks Campbell and Duncan Dodd represented the seller, while Bill Cavanagh and Mike Novkov provided local market advisory. Larry Glenn of Glendale Mortgage represented the buyer. Sorrento Ridge was nearly 60 percent leased at the time of sale to mainly smaller tenants representing a mix of professional services, engineering and technology firms, with the largest leasing less than 10,000 square feet. The property is situated on 4.4 acres near interstates 5 and 805 and the Sorrento Plaza shopping center.
