RENO, NEV. — NAI Alliance has negotiated sales of two properties totaling 21,072 square of industrial and office space in Reno. Prices were not disclosed. In the first transaction, The Carle & Anne Conway Family Trust acquired a 19,222-square-foot office building located at 140 Washington St. Dan Oster and Chase Houston of NAI Alliance represented the seller, TDC Reno Office 1-DE SPE LLC, while Avison Young Western Alliance Commercial represented the buyer. In the second deal, Nevada Outdoors purchased a 1,850-square-foot industrial building, located at 5115 Sun Valley Blvd. Oster and Bryce Wiele of NAI Alliance represented the buyer, while DCG Commercial Group represented the seller, David Muskin.

CHAMPAIGN, ILL. — Berkadia has arranged the sale of the Mattis portfolio, a four-property multifamily portfolio in Champaign, for $9.1 million. The properties are located within a few blocks of each other along Mattis Avenue and total 194 units. Developed in the late 1960s and mid-1970s, the assets offer a variety of floor plans. Properties include Stonleigh Court, Colonial South, Colonial Village and Continental Plaza. Parker Stewart, Ralph DePasquale and Alex Blagojevich of Berkadia marketed the properties on behalf of the seller, Royse & Brinkmeyer. New York-based Everest Equities was the buyer.

HOUSTON — Colliers International has brokered the sale of Center One, a 218,312-square-foot office building located at 9800 Centre Parkway in Houston. Built in 1983, the Class A property is located just south of Chinatown on the city’s southwest side, affording it proximity to Beltway 8 and Westpark Tollway. David Carter of Colliers represented the undisclosed seller in the transaction. Bill Oates of Captex Commercial Properties represented the buyer, Hrise LLC. The sale included a 3.5-acre surface parking lot located across the street.

NORMAL, ILL. — Marcus & Millichap has brokered the sale of Lincoln Park Townhomes in Normal for $6.8 million. The 39-unit student housing property is located at 609 S. Fell Ave. near Illinois State University. Each unit features four bedrooms and four bathrooms. Eric Bell and Mitchell Kiven of Marcus & Millichap marketed the property on behalf of the undisclosed seller.

EVERETT, WASH. — Marcus & Millichap has arranged the sale of Everett I-5 Mini Storage, a self-storage facility located in Everett. An out-of-state regional investment group acquired the asset for $10.2 million, or $123 per rentable square foot. Situated on 5.4 acres at 13100 Fourth Ave., the 83,315-square-foot features 782 self-storage units, plus 14 covered and 13 uncovered RV/vehicle parking spaces. The facility was built in 1986. Christopher Secreto of Marcus & Millichap represented the seller, a local partnership, and secured the buyer in the deal.

SAN FERNANDO AND SAN DIEGO, CALIF. — Rexford Industrial Realty has acquired two industrial properties, comprising six buildings, for a total of $139 million. The acquisitions were funded using cash on hand and draws on the company’s line of credit. The company purchased San Fernando Business Center within the LA-San Fernando Valley submarket for $118.1 million, or $200 per square foot. At the time of acquisition, the industrial business park was 88 percent occupied. The park consists of three single-tenant industrial buildings and two three-tenant industrial buildings, totaling 591,660 square feet on 28.6 acres of land. The property features 24-foot minimum clear heights, extensive dock-high loading and proximity to four freeways. Additionally, Rexford acquired 10015 Waples Court within the Central San Diego submarket for $21.3 million, or $200 per square foot. Situated on 5.4 acres, the vacant industrial building features 106,412 square feet with 31-foot clear heights and is divisible for two tenants.

AURORA, COLO. — Nexus Commercial Realty has negotiated the sale of Colony House, an apartment building located at 152 Del Mar Circle in Aurora. Colony House Denver LLC sold the property to an undisclosed buyer for $3.8 million. Developed in 1967, the building features 34 one-bedroom units and two two-bedroom units, as well as 36 parking spaces. The buyer plans to take over the operations of the property and make upgrades, while increasing rents to market value. Sean Holamon of Nexus represented the seller in the transaction.

STAYTON, ORE. — Marcus & Millichap has arranged the sale of Stayton Apartments, an apartment property located at 1340 W. Locus St. in Stayton. An Oregon-based buyer acquired the property for $1.7 million in an exchange. Built in 1998, the property features 16 two-bedroom/one-bathroom flats. Danalee Corso and Whitney Rhoades of Marcus & Millichap’s Portland, Ore., office represented the seller, a limited liability company, in the deal.

NAPLES, FLA. AND KENNESAW, GA. — The Sembler Co. and Forge Capital Partners have purchased a pair of Publix-anchored shopping centers in Naples, Fla., and Kennesaw, Ga. The companies purchased the centers for an undisclosed price via their Forge Real Estate Partners IV (FREP) investment fund. The properties include the 59,893-square-foot Naples Lake Village Center and the 68,744-square-foot Kennesaw Walk. Sembler will serve as the property manager and leasing agent for both properties. Including these properties, Sembler and Forge have acquired 14 shopping centers in the Southeast and Texas using their FREP investment vehicles.

LONGWOOD, FLA. — SRS Real Estate Partners has arranged the $6.3 million sale of Shoppes at Village Square, a 61,200-square-foot shopping center located at 851 E. State Road 434 in Longwood, about 14 miles north of downtown Orlando. The center was 88 percent leased at the time of sale to tenants such as O’Reilly Auto Parts, Sherwin-Williams and CrossFit Evolution. Kevin Yaryan of SRS’ Investment Properties Group in Orlando represented the seller, Harvest Holdings LLC, in the transaction. Trey Gravenstein of First Capital Property Group represented the buyer, Shoppes at Village Square LLC.
