ENCINITAS, CALIF. — Colliers International San Diego Region and JLL have negotiated the purchase of Encinitas Marketplace, a neighborhood retail center in Encinitas. An undisclosed seller sold the property to Encinitas Marketplace LLC for $43 million. Richard Lebert and Matt Zimsky of Colliers, along with Chris Ross of JLL, represented the buyer, while REZA Investment Group represented the seller in the deal. Located at 110-194 N. El Camino Real, Encinitas Marketplace features 124,411 square feet of retail space. Tenants include The Vitamin Shoppe, Five Guys, Firehouse Subs, Chick-fil-A, O’Reilly Auto Parts, Phenix Salon Suites, My Sister’s Closet, Sylvan Learning Center, The Joint Chiropractic, Allstate and Pacific Dental.

KAPOLEI, HAWAII — Alexander & Baldwin (A&B) has purchased two warehouse buildings, located within Kapolei Business Park Phase I, for $40 million in an off-market transaction. Built on adjacent parcels totaling 6.45 acres, the properties feature 32-foot clear heights, dock-high loading, ESFR sprinkler systems and rooftop photovoltaic systems, which will be used by tenants to defray energy costs. The buildings offer a total of 150,000 square feet of Class A industrial space. The acquisition was financed by proceeds of A&B’s sale of its agricultural lands on Maui. Last year, the company completed the $262 million sale of approximately 41,000 acres of agricultural farmland on Maui to Mahi Pono, a farming venture between Pomona Farming and the Public Sector Pension Investment Board. The seller, national moving company Covan, will continue to lease approximately 75 percent of the asset.

PHOENIX — San Diego-based MG Properties Group has purchased Sonoran Apartments, a multifamily property located in Phoenix, for an undisclosed price. Built in 1995, the garden-style apartment community features 429 units in a mix of one-, two- and three-bedroom floor plans with well-appointed kitchens, walk-in closets, full-size washers/dryers and private patios or balconies. Tyler Anderson, Sean Cunningham, Asher Gunter and Matt Pesch of CBRE Phoenix represented the undisclosed seller, while Rocco Mandala of CBRE arranged financing for the acquisition.

PHOENIX — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of Monterra Apartment Homes, a multifamily community in central Phoenix. Weidner Apartments Homes sold the property to an institutional investment manager for $37.2 million, or $144,186 per unit. Steve Gebing and Cliff David of IPA represented the seller and procured the buyer in the deal. Built in 2001, Monterra Apartment Homes features 258 apartments.

BURR RIDGE, ILL. — Plymouth Industrial REIT Inc. (NYSE: PLYM) has acquired a multi-tenant industrial building in Burr Ridge near Chicago for $5 million. Known as 44 Tower Road, the facility spans 73,785 square feet. World PAC, a distributor of automotive parts, and Hydra Stop, a water control solutions provider. The seller was not disclosed.

LAKE IN THE HILLS, ILL. — Brookline Real Estate & Investments has brokered the $2.6 million sale of a 6,584-square-foot retail building in Lake in the Hills, about 45 miles northwest of Chicago. The property, located at 280 N. Randall Road, is fully leased by Dunkin’ Donuts and Athletico. Brookline represented the buyer, while RN Realty represented the seller.

PAWTUCKET, R.I. — CBRE has arranged the sale of a 64,000-square-foot industrial flex facility in Pawtucket. Located at 670-710 Narragansett Park Drive, the property is currently 96 percent occupied by a tenant roster that includes Cintas, Granite City Electrical Supply, Johnson Controls, Rhode Island PBS, Shred-It and Sprint Corp. Situated on the first turn of the former Narragansett race track where famed race horse Seabiscuit once ran, the building and park are adjacent to the East Providence city line. Alden Anderson and Dan Cregan of CBRE represented the seller, Marshall Properties, in the transaction. The buyer was Legacy Gansett LLC, an entity owned by Legacy Real Estate Ventures.

ISSAQUAH, WASH. — CBRE has arranged the sale of Sammamish Park Place, an office and flex property located at 22011 SE 51st in Issaquah. Eden Prairie, Minn.-based Onward Investors sold the asset to Costa Mesa, Calif.-based Rich Uncles NNN REIT for $29 million. Costco occupies the 97,191-square-foot property, which is situated on 4.6 acres adjacent to Costco’s International Headquarters and several other Costco-leased buildings. The two-story building recently underwent significant capital improvements for new tenant build-out, totaling $3 million. Renovations included two new HVAC rooftop units, refurbished VAV boxes, upgraded HVAC controls, window sealing, landscaping, parking lot sealing and striping. Additionally, a new lobby was included in the remodel, as well as tenant improvements throughout the building, including the opening of the floor plates for future flexibility. Tom Pehl and Lou Senini of CBRE’s Seattle office represented the seller in the transaction. Additionally, John Lo of CBRE’s Debt and Structured Finance team arranged acquisition financing for the buyer.

LIBERTY, MO. — Block & Co. Inc. Realtors has negotiated the sale of a 19,900-square-foot retail building in Liberty, a northeastern suburb of Kansas City. The sales price was not disclosed. The property is located on a one-acre pad site in front of Liberty Commons shopping center. The building is fully leased to Blaze Pizza, Phone Medic, Evolve Juicery & Paleo Kitchen, Chic Nails & Spa, Orange Theory Fitness, Joplimo Mattress and McAlister’s Deli. David Block and Alex Block of Block & Co. represented the buyer, Liberty Commons 2018 LLC. Legacy Liberty LLC was the seller. Block & Co. will handle leasing and property management for the building.

MARTINEZ, CALIF. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of Hidden Creek Apartments, a multifamily property located in Martinez. Fairfield Hidden Creek LLC sold the asset to an undisclosed buyer for $47.5 million. Built in 1985 and situated on 5.4 acres, Hidden Creek Apartments features 168 units in a mix of one- and two-bedroom floor plans, averaging 793 square feet. On-site amenities include a resort-style swimming pool with furnished sundeck, an updated fitness center, a business center and children’s playground. Salvatore Saglimbeni, Stanford Jones and Philip Saglimbeni of IPA represented the seller in the deal.
