MOBILE, ALA. — Cushman & Wakefield has arranged the sale of Astoria, a 252-unit multifamily community in Mobile. Carter Multifamily purchased the community from Saxony Capital Management for $35.6 million. Andrew Brown and Ben Thomas of Cushman & Wakefield represented the seller in the transaction. Built in 2001, Astoria’s amenities include a resident lounge with billiards, foosball and a coffee bar; a remodeled clubhouse and wellness center; valet trash removal; and a saltwater swimming pool with an outdoor kitchen area. Carter Multifamily plans to make interior renovations to Astoria during its ownership period, according to Cushman & Wakefield.

BIRMINGHAM, ALA. — Berkadia has brokered the $8.5 million sale of Hampton Inn & Suites Birmingham East Irondale, a 99-room hotel located at 950 Old Grants Mill Road in Birmingham. Dan Hawkins and Jake Pietras of Berkadia’s Hotels & Hospitality division completed the sale on behalf of the undisclosed seller. The buyer was also not disclosed. Amenities at the Hampton Inn hotel include an indoor pool, fitness center, business center, a complimentary breakfast and 576 square feet of meeting space.
DALLAS — Morning Calm Management, an investment and management firm based in South Florida, has purchased Towers at Park Central, an 875,000-square-foot office complex located at the corner of LBJ Freeway and U.S. Highway 75 in North Dallas. Towers at Park Central features a conference facility with training rooms, fitness center, tenant lounge and onsite food options, and the undisclosed seller previously invested more than $7 million in capital improvements during its hold period. Tenants include SCP Health, foodmaker Daisy Brand and insurance company Arthur J. Gallagher. Morning Calm Management has tapped Newmark to lease the complex.
BURNSVILLE, MINN. — CBRE has arranged the sale of the DuPont Distribution Center in Burnsville, about 15 miles south of downtown Minneapolis. The sales price was undisclosed. The 177,153-square-foot industrial property is fully occupied by four tenants and features fenced and paved outdoor storage. Judd Welliver and Bentley Smith of CBRE represented the seller, Biynah Industrial Partners LLC. Sterling Management was the buyer.
Avanti Residential, FCP Acquire 382-Unit Omnia on Thomas Multifamily Property in Phoenix

PHOENIX — Avanti Residential, in partnership with FCP, has purchased Omnia on Thomas, a multifamily community in Phoenix, for $65 million. The name of the seller was not released. Located at 1645 E. Thomas Road, Omnia on Thomas features 382 apartments in a mix of studio, one- and two-bedroom layouts, four swimming pools, a fitness center and five electric vehicle charging stations. The partnership plans to spend approximately $12,000 per unit on capital improvements.
LEWISVILLE, TEXAS — CBRE has negotiated the sale of Bison Grove Business Park, a 900,000-square-foot industrial complex located in the northern Dallas suburb of Lewisville. The development consists of four buildings on a 62-acre site that were 78 percent leased at the time of sale. Building features include 32-foot clear heights and ESFR sprinkler systems. The buyer, Chicago-based investment and development firm CenterPoint Properties, also plans to add speculative office space. Randy Baird led the transaction for CBRE. The seller was not disclosed.
Legacy Realty Group Advisors Brokers $53M Sale of 37-Property Dollar General Portfolio in the Southeast

NEW YORK CITY — Legacy Realty Group Advisors LLC has arranged the sale of a portfolio comprising 37 Dollar General-occupied stores located in the Southeast. An undisclosed net-lease REIT acquired the properties from a privately held real estate developer for $53 million. Jacob Baruch and Daniel Baruch of Legacy Realty represented both parties in the transaction. Legacy Realty is a commercial real estate advisory firm based out of New York that specializes in off-market transactions across the United States.
Serfer Land Ventures Sells 48-Acre SiteOne Landscape Supply Industrial Campus in Windsor, Colorado

WINDSOR, COLO. — Serfer Land Ventures has completed the disposition of a 48-acre industrial campus located at 6166 Weld County Road 74/Harmony Road in Windsor. IA Windsor LLC bought the asset for $9.8 million. SiteOne Landscape Supply fully occupies the site. In 2019, SiteOne constructed a 12,821-square-foot showroom and 14,922-square-foot warehouse on the site. Jared Goodman, Aki Palmer, Cole VanMeveren, Tyler Murray and Nate Heckel of Cushman & Wakefield represented the buyer and seller in the deal.
BRISTOL, CONN. — Newmark has arranged the $79.2 million sale of Bristol Logistics Center, a 1.1 million-square-foot industrial property in Connecticut. The rail-served site spans 179 acres and formerly housed a General Motors manufacturing plant. Treetop Development acquired the property from an entity doing business as Bristol Center LLC. Jeff Fishman, Cory Gubner and Alex Haendler of Newmark brokered the deal. At the time of sale, Bristol Logistics Center was 93 percent leased to three tenants: Firestone, Clark Dietrich and Arett Sales.
RINCON, GA. — TerraCap Management LLC has purchased Savannah Gateway Building 1H, a 790,000-square-foot industrial building located in the Savannah suburb of Rincon. The single-story property is located within Savannah Gateway Industrial Hub and was 75 percent occupied at the time of sale. Building 1H marks the completion of a two-building acquisition — TerraCap previously purchased Building 1F in August of this year. Broe Real Estate Group sold Building 1H for an undisclosed price. Britton Burdette of JLL represented the seller in the transaction, and Colliers has been appointed to manage the property. The seller and sales price were not disclosed.
