CHARLOTTE, N.C. — Preferred Apartment Communities Inc. (PAC) has acquired CityPark View South, a 200-unit multifamily community in Charlotte. Amenities include a saltwater pool, complimentary bike rentals for residents, grilling areas, 24-hour package locker system and a fitness club. PAC had the opportunity to purchase the community, which opened in 2017, through an investment loan made over two years ago, according to PAC. The sales price and seller were undisclosed. PAC financed the acquisition using a $24.1 million loan from Prudential Affordable Mortgage Co.

VICTORVILLE, CALIF. — Marcus & Millichap has negotiated the sale of Park View Apartments, a multifamily property located at 16366 Pebble Beach Drive in Victorville. A limited liability company acquired the property for $8 million. Chuck Shillington of Marcus & Millichap’s Ontario, Calif., represented the seller, another limited liability company, while Bruce Rajaee, also of Marcus & Millichap’s Ontario office, represented the seller in the deal. Park View Apartments has 100 units in a mix of 50 two-bedroom/two-bath units, 25 two-bedroom/one-bath units and 25 one-bedroom/one-bath units. On-site amenities include covered and open parking, drought resistant landscaped garden areas, laundry facilities and a swimming pool.

SHERMAN OAKS, CALIF. — Capital Realty Solutions has arranged the sale of Wallace Literary, an office building located at 15464 Ventura Blvd. in Sherman Oaks. An undisclosed buyer acquired the asset for $2.7 million, or $1,342 per square foot. Named after Hollywood writer/director/producer Randall Wallace, the 2,012-square-foot boutique office building features ample parking and is adjacent to the Sherman Oaks Galleria. Ash Joshi of Encino, Calif.-based Capital Realty Solutions represented the seller, Randall Wallace, trustee of the Randall Wallace Family Trust, in the deal. Elizabeth Clark of Pacific Union International represented the buyer, which will occupy the property, in the transaction.

TAYLORSVILLE, UTAH — Faris Lee Investments has completed the combined fee simple interest sale of national single tenant retailers located within Taylorsville Shopping Center in Taylorsville. A Southern California-based private investor bought the properties for an undisclosed price. The assets are 24 Hour Fitness and Old Spaghetti Factory. Additional tenants at the shopping center include T.J. Maxx, PetSmart, Ross Dress for Less, Regal Theaters, Chick-fil-A, Panda Express, Starbucks Coffee and Chase Bank. Don MacLellan, Thomas Chichester, Joseph Chichester and Matt Brooks of Faris Lee represented the seller and buyer in the deal.

ORLANDO, FLA. — Collett Capital and Long Wharf Capital have acquired a 186,000-square-foot shopping center in Orlando for $26.2 million. International Drive Value Center is located six miles from downtown Orlando, about nine miles northeast of Walt Disney World and less than one mile southeast of Universal Studios. The shopping center was 95 percent leased at the time of the sale to tenants such as Bed Bath & Beyond, Ross Dress for Less, T.J. Maxx, dd’s DISCOUNT, Five Below and Dollar Tree. Brad Peterson, Whitaker Leonhardt and Michael Brewster of HFF represented the seller, Retail Value Inc. Travis Anderson, Cory Fowler and Rebcca Van Reken, also of HFF, placed $18.9 million in acquisition financing for the buyers.

RIVERSIDE, CALIF. — A joint venture between Stillwater Investment Group and Greenlaw Partners has completed the sale of Mission Lake Center, a multi-tenant office complex located in Riverside. A private high-net-worth buyer acquired the property for $10.1 million. Gary Stache, Anthony DeLorenzo, Doug Mack and Sammy Cemo of CBRE represented the seller. Located at 3600 Lime St., Mission Lake Center features seven two-story, Class A office buildings totaling 74,646 square feet. The property underwent a $900,000 renovation and includes a water feature surrounded by landscaping, common area, and an on-site restaurant.

Fernando Crisantos of SVN Vanguard represented the buyer and seller in the off-market deal.

West Village Lofts was redeveloped in 2017 and offers one- , two- and three-bedroom floor plans. Amenities include a dog park, pool, fitness center, wine cellar and a clubroom. The buyer and seller were undisclosed.

BOCA RATON, FLA. — ICM Realty has sold the Atrium at Broken Sound, a 97,584-square-foot, Class A office building in Boca Raton, to Alchemy-ABR Investment Partners and Breakers Capital Partners LLC for $21.5 million. The Atrium was built in 1986 on eight acres within The Park at Broken Sound, a 700-acre mixed-use development that offers residential options, shopping, cafes and a golf course. Schwartz Sladkus Reich Greenberg Atlas LLP represented the buyers in the transaction.
