CHARLOTTE, N.C. — CBRE has arranged the $24 million sale of 129 West Trade Street, a 153,498-square-foot office building in Charlotte’s central business district. Patrick Gildea and Matt Smith of CBRE brokered the deal on behalf of the seller, 129 West Trade Owner LLC. Somerset Properties acquired the 15-story tower. Located one block from the intersection of Trade and Tryon streets, 129 West Trade Street is within walking distance to the Lynx Blue Line light rail at the CTC Station stop. The building was 63 percent leased at the time of sale to tenants such as Boston National, Nova Office Strategies, Perficient and Tower Legal Solutions.

CHICAGO — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has brokered the sale of the Clarity Pointe Portfolio, a three-property, 174-unit seniors housing portfolio located in Knoxville, Tenn., and Fayetteville and Little Rock, Ark. Joshua Jandris, Matthew Andriano and Mark Myers of IPA arranged the transaction on behalf of the seller, a joint venture between Chicago-based Harrison Street Real Estate Capital and Life Care Services. IPA correspondent Jordyn Berger and independent mortgage broker Jim Nahal arranged a 75 percent bridge-to-HUD loan through Dwight Capital on behalf of the buyer, an owner/operator based in the Southwestern United States. The sale of the Clarity Pointe portfolio marks IPA’s fifth standalone memory care facility closing in the last 10 months.
MIAMI — Cushman & Wakefield has brokered the $23 million sale of Airport East Distribution Center, a 397,585-square-foot industrial campus located at 7000 N.W. 32nd Ave., roughly five miles north of Miami International Airport. Wayne Ramoski, Mike Davis, Gian Rodriguez, Rick Brugge and Michael Lerner of Cushman & Wakefield arranged the transaction on behalf of the seller, Equitable Real Estate Partners. CenterPoint Properties acquired the three-building campus, which features 18- to 22-foot clear heights, truck courts and exterior storage. The complex was 76 percent leased at the time of sale.
NEWPORT BEACH, CALIF. — New York Life has sold an office building, located at 1500 Quail St. in Newport Beach. A joint venture between Lincoln Property Co. and an institutional advisor acquired the property for $32.1 million. Paul Jones, Kevin Shannon, Blake Bokosky, Brunson Howard, Rick Stumm and Brandon White of NKF Capital Markets represented the seller, while the buyer was self-represented in the deal. Built in 1983 and renovated in 2017, the seven-story, 90,715-square-foot building is situated on nearly five acres and features a revitalized exterior patio area, modernized elevator, flexible floor plates and suite sizes, and 357 surface parking stalls. At the time of sale, the property was 91 percent leased to 17 tenants, including Northwestern Mutual, Ticor Title, Alera Group and BB&T.
Academy West Acquires 395-Bed Student Housing Property Near the University of Nevada, Reno

RENO, NEV. — Academy West Investments has acquired Wolf Run Village and Wolf Run East, a 395-bed student housing property located two blocks from the University of Nevada, Reno campus. The acquisition also includes an adjacent five-acre parcel at which the company can develop approximately 310 additional beds. The 185-bed Wolf Run Village is set to undergo comprehensive interior and exterior improvements. Wolf Run East — completed for the 2017 school year — will be enhanced with new common area amenities including a gym, outdoor seating areas, fire pits and an indoor recreational area. Although the sale price was not disclosed, Highland Realty Capital secured joint venture equity and bridge financing totaling $33.1 million for the acquisition of the property. An undisclosed debt fund provided the $26 million senior financing, and Chicago-based Blue Vista Capital Management provided joint venture equity. A timeline for renovations has yet to be announced.
KANSAS CITY, MO. — Rainbow 73 Wornall LLC, a local investment group headed by David Block of Block & Co. Inc. Realtors, has acquired a retail building and .58-acre land site in Kansas City for an undisclosed price. Pride Cleaners currently occupies the 3,000-square-foot building, which is located at 7300 Wornall Road. Block & Co. plans to redevelop the site as a multi-tenant retail center or freestanding restaurant. Pride Cleaners plans to relocate to the corner of 75th Street and Wornall Road. David Block and Marshal Blount of Block & Co. brokered the sale. SNSC Properties LLC was the seller.
Hanley Investment Group Negotiates $2.9M Sale of Single-Tenant Retail Property in Rialto, California

RIALTO, CALIF. — Hanley Investment Group Real Estate Advisors has arranged the sale of a recently constructed retail building located at 1877 N. Riverside Ave. in Rialto. Newport Beach-based Fountainhead Development sold the property to a Chatsworth-based private investor for $2.9 million, or nearly $1,700 per square foot. Bill Asher and Jeff Lefko of Hanley Investment represented the seller, while Ash Joshi of San Fernando-based Capital Realty Solutions Inc. represented the buyer in the deal. The Coffee Bean & Tea Leaf occupies the 1,710-square-foot building, which features a drive-thru lane, under a 15-year lease.
MORGANTOWN, W.VA. — Marcus & Millichap has arranged the $29.2 million sale of two multifamily communities in Morgantown. The sale included Bon Vista and The Villas, a 350-unit complex located on Stewartstown Road, and the 59-unit Barrington North, located roughly two miles away on Wedgewood Drive. Both properties are near West Virginia University and the 1,000-acre WestRidge Business Park development. Community amenities across the properties include basketball and tennis courts, covered parking, swimming pools and private balconies. The transaction was handled in partnership with Jane Scott of Old Spruce Realty. Scott is Marcus & Millichap’s broker of record in West Virginia. The names of the buyer and seller were not disclosed.
MOUNT PROSPECT, ILL. — Monument Capital Management has acquired The Residences at 1450 in Mount Prospect for $24.1 million. Located at 1450 Busse Road, the nine-building property comprises 222 garden-style units. Some units feature private entrances and patios. Amenities include a clubhouse, pool, grill area, playground, dog park, volleyball court, fitness center and business center. The seller was not disclosed. The buyer plans to implement a value-add program and update the unit interiors.
Kasten Long Commercial Facilitates $38.2M Sale of 387-Unit Multifamily Property in Phoenix

PHOENIX — Kasten Long Commercial Group has arranged the sale of Azura, a 387-unit apartment complex located at 2800 W. Sahuaro Drive in Phoenix. An undisclosed buyer acquired the asset for $38.2 million, or $139.84 per square foot. Built in 1980, the property features 43 studio/one-bath units, 232 one-bedroom/one-bath apartments, 24 two-bedroom/one-bath units and 88 two-bedroom/two-bath layouts. The average unit size is 706 square feet. Linda Fritz-Salazar and Scott Trevey of Kasten Long Commercial Group handled the transaction.
