LAS VEGAS — Colliers International has arranged the sale of a retail property located at 2827 Paradise Road in Las Vegas. Stirling Club LLC acquired the property from JDLB LLC for $12.4 million. Stirling Club occupies the 73,576-square-foot property. Chris Clifford, Steve Neiger and Brett Rather of Colliers represented the seller in the deal.

EL CAJON, CALIF. — Voit Real Estate Services has brokered the sale of a two-building industrial property located at 680 W. Bradley Ave. and 1675 N. Johnson Ave. in El Cajon. Simmons Family Trust acquired the property from Actus Holdings for $3.3 million. The buyer plans to use the property, which totals 21,058 square feet, as a warehouse/distribution center for Bicycle Warehouse. The new acquisition will be Bicycle Warehouse’s eighth location and will house the company’s corporate offices, distribution warehouse and central service center. Randy LaChance and Greg Marx of Voit represented the seller, while Chris Duncan, also of Voit, represented the buyer in the transaction.
Fantini & Gorga Arranges $1.2M in Acquisition Financing for Multifamily Property in Suburban Boston

MALDEN, MASS. — Fantini & Gorga has arranged $1.2 million in financing for the acquisition of a multifamily property at 21-23 Myrtle St. in Malden, about five miles north of Boston. The property is a 12-unit apartment building made up of one- and two-bedroom units. At the time of sale, the property was fully occupied with under market leases. Derek Coulombe and Jon Garcia of Fantini & Gorga arranged the loan for the undisclosed borrower. The lender was not disclosed. The property is located in close proximity to the Malden Metro Boston Transit Authority station, which allows for direct access to downtown Boston on the Orange Line.
Orion Investment Brokers Sale of LA Fitness-Anchored Retail Center in Chandler, Arizona

CHANDLER, ARIZ. — Orion Investment Real Estate has arranged the sale of a portion of Valle Del Sol, a multi-building retail property located at the corner of Dobson and Warner roads in Chandler. AVD Land 2 LLC acquired the property located at 2090 N. Dobson Road for $2.1 million, or $268 per square foot, and the property at 2080 N. Dobson Road for $1.2 million, or $305 per square foot. LA Fitness and Lee Lee International Market occupy the buildings. Judi Butterworth and Lacey Eyman of Orion Investment Real Estate represented the seller, Arizona-based BCB-WB Partners LLC, in the transaction.
RIDGELAND, MISS. — Concord Capital LLC has acquired the 600 Concourse Building, a 73,000-square-foot, Class A office building located at 1076 Highland Colony Parkway in Ridgeland, roughly 11 miles north of Jackson. Constructed in 2007, the building is home to tenants such as law firm Copeland Cook Taylor & Bush, Feild Cooperative Association, First Commercial Bank and Carroll Bufkin Law Firm. Duckworth Realty Inc. — which is operated by Concord Capital principals — will manage the property and handle the building’s leasing assignment. Robert Hutchinson of Butler Snow LLP arranged the transaction on behalf of Concord, and Copeland Cook Taylor & Bush advised the undisclosed seller. The sales price was not disclosed. Origin Bank provided acquisition financing for the transaction.
Forest City Realty, Madison International Acquire Five Properties in University Park at MIT for $302M

CAMBRIDGE, MASS. – Forest City Realty Trust, in a joint venture with Madison International Realty, has closed on the acquisition of the interest of Forest City’s partner in five assets at University Park at MIT in Cambridge. The transaction values the undisclosed partner’s share of the assets at a total of $302 million, including assumption of debt. The assets include three office buildings: 300 Massachusetts Ave., 350 Massachusetts Ave. and 38 Sidney St., comprising a total of 486,000 square feet of life science office space; a 975-space parking facility; and the commercial space adjoining the Le Meridian Cambridge-MIT hotel. Forest City is the 100-percent owner of seven other life science office buildings and four multifamily communities that are also part of the University Park at MIT campus.
FARMINGTON, MICH. — Colliers International has brokered the sale of the Professional Pavilion in Farmington, a northern suburb of Detroit. The sales price was not disclosed. The 21,338-square-foot medical office building is located at 23133 Orchard Lake Road. The buyer, Healthcare Real Estate Services LLC, plans to do interior and exterior upgrades, including repaving the parking lot, lobby renovations and new landscaping plans. The company also plans to add an additional 14,600-square-foot building along the same road. Two tenants at the property include Beaumont Pediatrics and South Oakland Gastroenterology Associates. Gary Grochowski and Bryan Barnas of Colliers represented both the buyer and the seller, Ziegler-Michigan 5 LLC.
SSH Real Estate, Young Capital, Quilvest Purchase Full Ownership of 880,000 SF Office Complex in Philadelphia

PHILADELPHIA — SSH Real Estate and Young Capital, in partnership with the real estate arm of Quilvest Private Equity, have announced a $100 million recapitalization of the 880,000-square-foot 123 South Broad Street and Witherspoon Building complex in Philadelphia’s central business district. Currently, the property is 95 percent leased, with Wells Fargo as the anchor tenant renting 225,000 square feet of space across multiple floors. The complex was previously split into two condominium units with separate ownership. Unit 1 comprised of 255,000 square feet from the basement through the fifth floor of both 123 South Broad Street and the Witherspoon Building. Unit 2 comprised floors six through 30 of 123 South Broad Street and six through 11 of the Witherspoon Building, totaling 625,000 square feet. SSH Real Estate and Young Capital partnership acquired Unit 1 earlier this year, and with Quilvest’s investment in Unit 2, the 725,000-square-foot 123 South Broad office building will be under common ownership for the first time in 20 years. As part of the transaction, the partnership secured a loan facility from Guggenheim Commercial Real Estate Finance, which includes capital to complete leasing and capital improvements for the building. GARDENA, CALIF. — Partners Capital has purchased a 15,000-square-foot industrial building, located at 510 E. Airline Way in Gardena. Jennifer M Anderson sold the property for $2 million. The building offers direct access to interstates 110, 91 and 405. At the time of sale, Sparks Recycling fully occupied the space. Remington Moss and David Bales of Lee & Associates represented the buyer, while Brent Daniels and Robert Colacion of Gateway Business Properties represented the seller in the deal.
JACKSONVILLE, FLA. — Colliers International has arranged the $5.3 million sale of Village Commons, a 12,001-square-foot retail center located at 4490 and 4492 Southside Blvd. in Jacksonville. The seller, Rimrock Southside LLC, developed the property last year. Colliers International arranged the 1031 exchange on behalf of the buyers, Bronx Wendy’s SCH LLC and Southside RMR LLC. Village Commons is home to tenants such as AT&T, Pet Supermarket, First Watch and Wells Fargo.
