NEWVILLE, PA. — Northmarq has negotiated the sale of Big Spring Terrace, a 159-unit manufactured housing community in Newville, about 140 miles west of Philadelphia. The property was originally constructed on a 94-acre site in 1975 and was roughly 94 percent occupied at the time of sale. Anthony Pino and Ari Azarbarzin of Northmarq represented the seller, Pennsylvania-based Big Springs Properties, in the transaction. The buyer and sales price were not disclosed.

HOUSTON — A subsidiary of The Ensign Group Inc. (NASDAQ: ENSG) has acquired the real estate and operations of Champions Healthcare at Willowbrook, a 242-bed seniors housing property located in northwest Houston. The healthcare campus consists of a 98-bed skilled nursing facility and a 144-bed assisted living facility. The seller and sales price were not disclosed.

FORT WORTH, TEXAS — Atlanta-based investment and development firm Stonemont Financial Group has sold a newly built, 218,000-square-foot industrial building in North Fort Worth. Dot Foods purchased the building for an undisclosed price, and its subsidiary, OmniCable, will become the facility’s new tenant. Blaine Kelly of CBRE represented OmniCable and Dot Foods in the transaction. Becky Thompson of Lee & Associates represented Stonemont. The deal was finalized before the completion of construction, which began in mid-2022.

JERSEY CITY, N.J. — CBRE and Cushman & Wakefield have brokered the $58 million sale of Harborside 4, a 1.3-acre multifamily development site located at 20 Christopher Columbus Drive in Jersey City. Veris Residential sold the lot to Related Cos., which plans to develop a luxury rental tower with approximately 800 units. Jeff Dunne, Bill Shanahan and Roland Merchant of CBRE co-brokered the deal in coordination with Cushman & Wakefield’s Andy Merin, David Bernhaut, Gary Gabriel, Frank DiTommaso, Ryan Dowd and Brian Whitmer. Additional details about the development were not disclosed.

LANCASTER, TEXAS — Trion Properties, a private equity real estate firm with offices in Miami and Los Angeles, has acquired Riverbend Apartments, a 471-unit multifamily complex located in the southern Dallas suburb of Lancaster. Riverbend Apartments features 181 one-bedroom units and 290 two-bedroom units and amenities such as three pools and multiple play areas for children. The seller and sales price were not disclosed. The new ownership plans to implement a value-add program.

EAST HANOVER, N.J. — Urban Edge Properties (NYSE: UE) has sold a portfolio of seven light industrial buildings totaling 1.2 million square feet in the Northern New Jersey community of East Hanover. The portfolio was fully leased to a roster of 13 tenants at the time of sale, and the buildings feature an average clear height of 21 feet. Jose Cruz, Marc Duval, Jordan Avanzato, Nick Stefans, Jason Lundy and Austin Pierce of JLL represented Urban Edge Properties in the transaction. The buyer was a partnership between an investment fund managed by Morgan Stanley and New Jersey-based owner-operator Saxum Real Estate.

LINDEN, N.J. — NAI DiLeo-Bram has arranged the $21 million sale of a 67,355-square-foot warehouse in the Northern New Jersey community of Linden. The facility at 1900 Lower Road is located adjacent to an Amazon fulfillment center and has housed the operations of electrical and industrial distribution company Turtle & Hughes since its original construction in 1960. Christopher Galiano of NAI DiLeo-Bram represented the buyer, Service Truck Tire Center, which plans to occupy the property and implement a value-add program, in the deal.

FORT WORTH, TEXAS — Marcus & Millichap has brokered the sale of Luna Vista, a 236-unit apartment complex in Fort Worth. The 32-building property was built in 1979 at the intersection of I-30 and Loop 820 on the city’s east side. Al Silva and Ford Braly of Marcus & Millichap represented the seller and procured the buyer, both of which were locally based investment groups that requested anonymity, in the transaction. The new ownership plans to implement a value-add program.

DALLAS — California-based investment firm Provender Partners has acquired a 185,569-square-foot cold storage facility in southwest Dallas. According to commercialcafé.com, the property at 5225 Investment Drive was built on 12.3 acres in 1986. Provender Partners, which acquired the facility as part of a $50 million portfolio deal, has also entered into a sale-leaseback agreement with the undisclosed seller. Chris Robinson of Fischer Co. and Scott Delphey with Food Properties Group represented both parties in the portfolio sale.

FORT WORTH, TEXAS — Hillwood has purchased a full city block in downtown Fort Worth from local energy provider Oncor. The site is bounded by 6th and 7th streets to the north and south and by Calhoun and Jones streets to the east and west. Specific development plans for the property are still under review, but Hillwood plans to consider an array of land use and development options that will complement existing trends in downtown Fort Worth. Jon McNeil and Ryan Matthews of JLL represented Oncor, which has owned the site for the last couple decades, in the disposition.
