SHELTON, CONN. — Sun Equity Partners has purchased a flex building located at 710 Bridgeport Ave. in Shelton. RA 710 Bridgeport Avenue LLC, an entity controlled by RNY Property Trust, sold the property for $26.2 million. At the time of sale, the 452,414-square-foot property was 72 percent leased by a variety of tenants, including PerkinElmer Health Sciences and Panolam Industries International. The property is approximately 30 percent office and R&D space, with the remainder warehouse and distribution space. Additionally, the facility features 16 loading docks and nearly 870 parking spaces. Jeffrey Dunne and Steven Bardsley of CBRE represented the seller and procured the buyer in the deal.

FONTANA, CALIF. — Faris Lee Investments has brokered the sale of Southridge Plaza, a grocery and drug-anchored retail center located at 11617 Cherry Ave. in Fontana. Fortress Investment Group sold the property to Fontana Southridge Partners LP for $20.7 million. Rio Ranch Market, Rite Aid, AutoZone, McDonald’s, Subway, Waba Grill and Cricket Wireless occupy the 119,359-square-foot property, which is nearly 100 percent leased. Donald MacLellan, Nicholas Coo and Joseph Chichester of Faris Lee represented both the seller and the buyer in the deal.

JOHNSTOWN, COLO. — A 166,000-square-foot industrial facility in Johnstown has sold to a new user for an undisclosed sum. The Class A facility is located at 3600 Ronald Reagan Blvd., just outside Loveland. The asset was custom built in 2012 for manufacturing. It features modern finishes, including a 45-foot ceiling clear height. The existing tenant’s eight-year lease was bought out prior to closing. CBRE’s Andrew Sandquist, JC Asensio and Briggs Goldberg represented the seller, Broadstone Net Lease, in this transaction.

FORT WORTH, TEXAS — UMB Bank, a subsidiary of Kansas City-based UMB Financial Corp., has signed a 10-year office lease at 777 Main St. in Fort Worth. The lease includes 12,000 square feet of office space on the fifth floor and a 7,000-square-foot lobby. The company expects to move into the new space in 2018. Mike Gosslee and Jay Holland of Cushman & Wakefield represented UMB Bank in the lease negotiations.

Vanguard Negotiates Sale of 92-Unit Townhome Community in Lubbock LUBBOCK, TEXAS — Dallas-based Vanguard Real Estate Advisors has negotiated the sale of Siena Townhomes, a 92-unit rental community located at 2102 34th St., approximately 1.8 miles south of Texas Tech University in Lubbock. The property was 95 percent occupied at the time of sale. Jordan Cortez of Vanguard represented the New York-based seller in the transaction and procured the buyer, a North Texas-based private investor.

WEST BEND, WIS. — The Boulder Group has arranged the sale of a single-tenant property net leased to Pick ‘n Save in West Bend, about 40 miles north of Milwaukee, for $18.2 million. The 63,160-square-foot property is located at 2518 W. Washington St. Constructed in 2010, the building features an on-site pharmacy. Pick ‘n Save has over 13 years remaining on its lease, which expires in December 2030. The lease also features a corporate guarantee from The Kroger Co. Pick ‘n Save is owned and operated by Roundy’s Supermarkets Inc., a wholly owned subsidiary of Kroger. Randy Blankstein and John Feeney of The Boulder Group represented the seller, a Midwest-based real estate investment firm. A West Coast-based real estate investment firm purchased the property.

CHICAGO — Essex Realty Group Inc. has brokered the sale of two apartment buildings located at 1521 & 1608 W. Sherwin Ave. in Chicago for $11 million. The vintage corridor-style buildings are within one block of each other in the Rogers Park neighborhood. Vintage corridor buildings were built primarily in the 1920s or 1930s and feature layouts with one main hallway per floor. The properties total 138 units. Matt Welke of Essex represented the undisclosed buyer, while Doug Imber, Kate Varde and Clay Maxfield represented the undisclosed seller.

OVERLAND PARK, KAN. — Beef Jerky Experience has opened at the Corbin Park shopping center in Overland Park. The 1,329-square-foot retail store is located at 6301 W. 135th St. Other tenants within the 16,500-square-foot pad building include 810 Restaurant, Joplimo Mattress and Light Rx. Beef Jerky Experience sells jerky from a variety of animals as well as hot sauces and edible insects. David M. Block and Max Kosoglad of Block & Co. Inc. Realtors negotiated the lease transaction. Block & Co. handles all leasing, management and construction management for the pad building.

TOWSON, MD. — Merritt Properties has purchased 100 West Road, a 121,414-square-foot office building located at West Road and the Baltimore Beltway in Towson, roughly 15 miles north of Baltimore, for $24.6 million. The five-story, Class A building is LEED-EB Gold-certified and features open-air balconies, free surface parking, a conference center, onsite café and a fitness center. At the time of sale, the building was fully leased to tenants including Comcast, Robert W. Baird & Co., Regus and Liberty Mutual.

SOUTH BRUNSWICK, N.J. — HFF has secured $14.9 million in financing for a warehouse distribution building and adjacent 16-acre development site located at 83 Stults Road in South Brunswick. Michael Klein and Eric Tupler of HFF arranged the three-year, floating-rate loan through Malvern Federal Savings Bank for the borrower, a partnership between EverWest Real Estate Partners and Accordia Realty Ventures. Loan proceeds will be used to cover acquisition and closing costs associated with the purchase, pay for planned capital improvements to the property and cover soft costs associated with securing approvals for the development site. The 368,537-square-foot, rail-served warehouse building features 24-foot clear ceiling heights, 23 loading docks, one drive-in dock and 14,745 square feet of office space. The borrower plans to subdivide the property and erect a 200,000-square-foot warehouse on the adjacent land parcel. The existing property is subject to a short-term sale-leaseback with Hermann Services Inc.
