INDIANAPOLIS — Covenant Capital Group LLC has acquired Columns of Castleton in Indianapolis for $30.2 million. The 398-unit multifamily property is located at 7615 Ivywood Drive. Covenant plans to invest over $4.7 million to modernize the property. In addition to renovating the apartment interiors and amenities, Covenant will implement a green program by installing energy-efficient appliances and LED lighting. The purchase price amounts to $76,005 per unit.

COLUMBUS, OHIO — Cooper Commercial Investment Group has arranged the sale of a single-tenant property occupied by Goodwill in the suburban Columbus community of Dublin for $4.4 million. The 22,000-square-foot building was renovated to accommodate Goodwill, which had previously occupied a 9,400-square-foot space on Sawmill Road. Dan Cooper of Cooper Commercial represented the seller, a Columbus-based private investment group. The buyer, a Columbus-based private investor, purchased the property at nearly 99 percent of the list price.

ATLANTA — Gro Solutions, a banking software firm, has revealed plans to relocate its headquarters from Johns Creek, Ga., to Bank of America Plaza in Atlanta’s Midtown district. The startup will move to the 37th floor of the tower, the tallest building in the Southeastern U.S., and initially lease around 6,000 square feet, according to the Atlanta Business Chronicle. Gro plans to use the new space to host customer and partner visits, in addition to day-to-day job functions including management, sales, marketing, development and implementation. The company will relocate during the fourth quarter.

SANDY SPRINGS, GA. — Covenant Capital Group LLC has sold Veridian Sandy Springs, a 272-unit multifamily community located at 1800 Windridge Drive in Sandy Springs, roughly 17 miles north of Atlanta. Veridian Sandy Springs Apartment LP acquired the property for $32 million. Nashville-based Covenant originally purchased the apartment community in August 2013 for $15.3 million, and invested $4.8 million in updates and renovations, including new exterior siding and windows, new appliances and granite countertops in units, renovation of the clubhouse and new equipment in the fitness center. Veridian Sandy Springs also features a lighted tennis court, swimming pool, grilling areas and a dog park.

BAKERSFIELD, CALIF. — CBRE in conjunction with the National Retail Partners-West (NRP-West) team has brokered the sale of Riverlakes Village, a grocery-anchored shopping center in Bakersfield. Crow Holdings Capital Real Estate sold the 92,212-square-foot property to Phillips Edison Grocery Center REIT II for an undisclosed price. At the time of sale, the center was 97 percent leased to a variety of tenants, including Vons, CVS/pharmacy, US Bank, Starbucks Coffee, Chipotle, Supercuts, Verizon Wireless, Carl’s Jr. and Bank of America. Built in 1997, RIverlakes Villages consists of six parcels totaling 9.5 acres at the southeast corner of Coffee and Hageman roads. Philip Voorhees, Preston Fetrow, Kirk Brummer, Jimmy Slusher, Megan Wood, Matt Burson, Sean Heitzler, James Tyrrell and John Read of CBRE and the NPR-West team represented the seller.

HOUMA, LA. — Chase Properties Ltd. has purchased Magnolia Square, a 242,000-square-foot shopping center in Houma, located roughly 60 miles southwest of New Orleans. Retail Properties of America Inc. (RPAI) sold the asset for an undisclosed price. HFF brokered the transaction. The property is anchored by Ross Dress for Less, Michaels and PetSmart, and is shadow-anchored by Target. Magnolia Square is Beachwood, Ohio-based Chase Properties’ first acquisition in Louisiana.

SUSANVILLE, CALIF. — Albanese Cormier Holdings has acquired a retail community center located at 2545 Main St. in Susanville. Phillips Edison Co. sold the 79,187-square-foot property for an undisclosed price. At the time of sale, the property was 93 percent occupied by a variety of retailers, including Aaron’s, Anytime Fitness, Big 5 Sporting Goods, the California Department of Motor Vehicles, Dollar Tree, Ross Dress for Less and Verizon Wireless. Eric Wohl of Hanley Investment Group represented the buyer, while CBRE represented the seller in the deal.

YUCCA VALLEY, CALIF. — Marcus & Millichap has negotiated the sale of a net-leased property located at 56845 29 Palms Highway in Yucca Valley. A Fortune 200 company sold the 19,500-square-foot property to an in-state 1031 exchange buyer for $5 million. DaVita High Desert occupies the property. Valerie Cook, Sean Sharko, Austin Weisenbeck and Cody Cannon of Marcus & Millichap represented the seller in the deal.

NEW YORK CITY — Meridian Investment Sales has brokered the sale of a mixed-use property located at 240 E. 28th St. in Manhattan’s Kips Bay neighborhood. A.D. Real Estate Investors sold the property to a private buyer, managed by Sal Notaro, for $19 million. Built in 1920, the six-story building features 28 residential units and two ground-floor retail spaces. The property recently underwent a more than $1 million renovation program, which upgraded the lobby, interior hallways, laundry facilities and façade. Adam Sprung of Meridian represented the buyer and seller in the deal. Meridian Investment Sales is the commercial property sales division of Meridian Capital Group.

WILMINGTON, DEL. — Merion Realty Partners has completed the sale of 1303 Delaware Apartment Homes, a multifamily property located in the Trolley Square neighborhood of Wilmington. Capano Residential purchased the property free and clear of debt for an undisclosed price. Mark Thomson, Carl Fiebeg and Francis Coyne of HFF represented the seller in the deal. The property consists of 231 studio, one-, two- and three-bedroom apartments averaging 928 square feet. Additionally, James Conley of HFF arranged a fixed-rate Fannie Mae acquisition loan for the buyer.
