HOUSTON — AMD Global LLC and partner Medical Center Developments have purchased St. Joseph Medical In The Heights, a six-story, 192,077-square-foot hospital situated on 3.9 acres at 1917 Ashland St. in Houston. AMD plans to renovate the property to include a neonatal unit, pediatric offices, a full orthopedics center and a wound care center.

BRYAN, TEXAS — Marcus & Millichap has brokered the sale of Mid Town Center, an 18,412-square-foot retail center located at 3800 S. Texas Ave. in Bryan. Located approximately one mile from Texas A&M University, the property was 85 percent occupied at the time of sale. Michael Buckner and Richard Mireles of Marcus & Millichap represented the seller, a limited liability company, in the transaction. Gus Lagos and Evan Altemus, also with Marcus & Millichap, procured the buyer, a private investor.

Town-Square-Pottstown-PA

POTTSTOWN, PA. — CBRE has arranged the sale of Town Square Plaza, a power center located at 1100 Town Square Road in Pottstown. Bluejay Management acquired the 215,610-square-foot property from Retail Properties of America for an undisclosed price. Built in 2004, the property was 98 percent occupied at the time of sale. A 134,574-square-foot Lowe’s Home Improvement Warehouse anchors the property. Other tenants include PetSmart, Michaels, Rite Aid Pharmacy, BB&T Bank, Mattress Firm, Hair Cuttery, LongHorn Steakhouse, AT&T and H&R Block. Brad Nathanson and John Colussi of CBRE represented the seller and identified the buyer in the deal.

WICHITA, KAN. — Marcus & Millichap has brokered the sale of Best Western Airport Inn & Conference Center in Wichita for an undisclosed price. The 130-room hotel is located at 6815 W. Kellogg Drive near the Dwight D. Eisenhower National Airport. Steve Swenholt, Allan Miller, Chris Gomes and Greg Bates of Marcus & Millichap marketed the property on behalf of the seller, a limited liability company. The team also procured the buyer, a limited liability company.

KENDALLVILLE AND ANGOLA, IND. — The Boulder Group has negotiated the sale of two single-tenant properties net leased to Jiffy Lube in Indiana for $2.4 million. The properties are located at 317 W. North St. in Kendallville and 640 N. Wayne St. in Angola. The two locations were recently renovated with additional drive-in bays. There are more than 15 years remaining on both Jiffy Lube leases, which expire in December 2032. A private investment group was the buyer and a global real estate fund was the seller. Randy Blankstein and John Feeney of The Boulder Group represented both parties in the sales transaction.

COSTA MESA, CALIF. — BLT Enterprises has acquired a 112,000-square-foot logistics property in Costa Mesa for $33.4 million. FedEx occupies the center, which is located at 1650 Sunflower Ave. FedEx’s lease was set to expire next year, but a blend-and-extend lease was built into the sale that will keep the company there until 2028. The property was built in 1976 and repurposed in 2008. The seller was Sovereign Capital Management Group. Colliers’ Institutional Investment Services Group – Western Region executed the sale.

PHOENIX — A joint venture between Bruckal Developments and Ridgeline Properties has purchased a former Country Inn & Suites in Phoenix for $8.3 million. The buyers plan to convert the property into an assisted living and memory care community. Built in 2000, the 126-room property is four stories tall. The 74,000-square-foot building sits on 3.3 acres of land and has 147 parking spaces, as well as an exterior pool and fenced patio area. The conversion will create a 119-room seniors housing community slated to open in February 2018. Tim Dulany of Colliers International arranged the sale on behalf of the seller, PV Deer Valley LLC, which is a joint venture between PacVentures LLC and RA Rauch & Associates. Bruckal Developments is a family-owned, Arizona-based company with real estate assets in the United States and Canada. Ridgeline Properties is a seniors housing development and management company based in Oregon. Bruckal will be responsible for all construction and conversion responsibilities. The general contractor for the project is Hawk General Contracting of Phoenix.

NEWPORT BEACH, CALIF. — Savills Studley has signed a long-term lease for 17,675 square feet of office space at 520 Newport Center Drive in Newport Beach. The relocation will combine Savills Studley’s two existing offices at 19100 Von Karman Ave. in Irvine and 610 Newport Center Drive in Newport Beach. The Newport Beach location was the former home of Cresa Orange County which Savills Studley acquired in February. The space will feature a modern aesthetic with an emphasis on simplicity and openness, including a series of strategically located collaborative hubs and flexible meeting areas for internal and external gatherings. Irvine Company Office Properties owns the property. Savills Studley will occupy the building’s eighth floor in September.

FRANKLIN, MASS. — CBRE/New England has arranged the sale of Glen Meadow, an apartment community located off Exit 17 on Interstate 495 in Franklin. Glen Meadow Owner LLC, a joint venture between The Schochet Cos. and Rose Affordable Housing Preservation Fund IV, an affiliate of Jonathan Rose Cos., acquired the property for $51.1 million. Built in 1971, the property features 88 one-bedroom units and 200 two-bedroom townhomes. Simon Butler and Biria St. John of CBRE/NE represented the undisclosed seller and procured the buyer in the deal.

DULUTH, GA. — Terra Cap Management LLC has acquired 3100 Breckinridge, a seven-building, 253,000-square-foot office park located on Breckinridge Boulevard in Duluth, a suburb of Atlanta in Gwinnett County. Avison Young’s Matt Tritschler represented the undisclosed seller in the $19 million transaction, and C.J. Kelly of CBRE led the debt origination. Lincoln Property Co. Southeast will handle leasing and management assignments for the property.
