MCDONOUGH, GA. — American Realty Advisors has purchased Phase I of King Mill Distribution Park, an 846,496-square-foot distribution center in the south Atlanta suburb of McDonough. Trammell Crow Co. (TCC) and Allstate sold the asset to American Realty Advisors for an undisclosed price. Wayfair, a furniture and décor e-commerce retailer based in Boston, fully leases the distribution center, which is being built on spec. The building will feature 36-foot clear heights, trailer storage, employee vehicle parking, ingress/egress at two separate entrances and a flexible design that can accommodate multiple tenants served by separate entrances. SAN DIEGO — A joint venture between Hill Properties and ReCap has purchased Scripps Ranch Business Park, a 185,738-square foot industrial complex in San Diego, for $31.4 million. The nine-building industrial park is located on Willow Creek Road. It is currently leased to nine tenants. JLL’s Lynn LaChapelle, Bob Prendergast and Sach Kirpalani executed the transaction.
TruAmerica Multifamily, Magnolia Real Estate Fund Acquire Fox Creek Apartments in Thornton for $53M

THORNTON, COLO. — TruAmerica Multifamily and the Magnolia Real Estate Fund have acquired the 287-unit Fox Creek apartments in Thornton for $53 million. The community is located at 12220 Colorado Blvd. The property was built in two phases between 1984 and 1999. CBRE’s David Potarf and Dan Woodward represented the buyers and private seller. TruAmerica financed the acquisition through Freddie Mac’s select sponsor program.
HOUSTON — Arrimus Capital, a California-based private equity firm, has acquired Campus Vue, a 465-bed, Class A student housing property located at 4459 N. MacGregor Way near the University of Houston. Fountain Residential Properties sold the asset, which consists of 145 units across two five-story buildings. Amenities of the property, which was 96 percent occupied at the time of sale, include a resort-style pool, study lounges and a game room. With this transaction, Arrimus has now acquired more than $100 million in student housing properties over the last 90 days.
OKLAHOMA CITY — CBRE has negotiated an 11,700-square-foot industrial lease at 3201 Cooke Way in Oklahoma City. Jason Hammock, Caitlin Mazaheri and John Lenochan of CBRE represented the landlord, Admiral Square Inc., in the transaction. Allan Meadors of Cushman & Wakefield represented the tenant, Atlas Brands LLC, a New York-based marketing firm.
NAPERVILLE, ILL. — SVN | Chicago Commercial has arranged the sale of four retail buildings in downtown Naperville for $10.5 million. The buildings total 15,412 square feet and are located at 19-27 W. Jefferson Ave. Tenants at the buildings include Lululemon, Jimmy John’s, Adagio Teas, Francesca’s Collection and Cold Stone Creamery. Tim Franz of SVN represented the buyer, Jefferson Naperville LLC. The seller was not disclosed.
GILBERT, ARIZ. — Abington Emerson Investments has purchased a 73,283-square-foot industrial property in Gilbert for $5.5 million. The property is located at 1405 N. Fiesta Blvd. It was built in 1998. CBRE will act as the leasing agent. The firm’s Barry Gabel, Chris Marchildon, Brian Raczynski, Tim Watters, Evan Koplan and Mike Parker represented the seller in this transaction.
SAN DIEGO — Marcus & Millichap has arranged the $15 million sale of Rosecrans Shopping Center, a 43,108-square-foot retail center located in San Diego. The property is home to tenants including Rubio’s, CorePower Yoga, UPS, Allstate Insurance and Verizon. Mark Thiel of Marcus & Millichap represented the seller, an undisclosed private investor, in the transaction. Nick Totah and Ben Tashakorian, also of Marcus & Millichap, procured the buyer, Capital Asset Management. The new owner plans to renovate and reposition the center to attract health and fitness, lifestyle-oriented tenants.
AUSTIN, TEXAS — GLL Real Estate Partners, a Germany-based investment firm, has purchased Capital Ridge, a seven-story, 216,511-square-foot office complex in Austin that is currently 100 percent leased to Apple, for approximately $96 million. A joint venture between Denver-based investment firm Miller Global Properties LLC and Austin-based Riverside Resources sold the Class A property, which is situated on 38 acres at 320 S. Capital of Texas Highway in the West Lake Hills area. Apple has leased space at Capital Ridge since early 2015, the year the complex was built.
LOS ANGELES — Dickens SO LLC has acquired the 11-unit Dickens Apartments in the Los Angeles submarket of Sherman Oaks for $3.1 million. The community is located at 15114 Dickens St. Jeff Louks and Brett Sanson of Marcus & Millichap represented the buyer and seller, an LLC, in this transaction.
