SCHAUMBURG, ILL. — First Western Properties Inc. has arranged the sale of a 15,000-square-foot industrial building in Schaumburg. The sales price was not disclosed. The property is located at 631-653 Morse Ave. The multi-tenant building was 92 percent leased at the time of sale. Bradford Dessy of First Western represented the out-of-state buyer in the transaction. Jeff Schultz of Kinzie Brokerage represented the undisclosed seller.
PEMBROKE PINES, FLA. — Related Development has sold the recently completed Town at Pembroke Pines, a 356-unit apartment community located at 10700 City Center Blvd. in Pembroke Pines, a city in South Florida’s Broward County. Rockpoint Group, a Boston-based real estate private equity firm, purchased the property from the Miami-based developer for $87 million. Built in 2016, Town at Pembroke Pines features 33 units per acre and community amenities such as a resort-style pool deck with personal cabanas and daybeds, outdoor dining area, demonstration kitchen, game room, private movie theater, eight courtyards, dog park, children’s playground and volleyball, tennis and racquetball courts. Over the past 18 months, Related Development has sold three completed multifamily projects totaling over $290 million, not including Town at Pembroke Pines.
SOUTHFIELD, MICH. — Friedman Integrated Real Estate Solutions has negotiated a 9,709-square-foot office lease in Southfield. The building is located at 29777 Telegraph Road. Jordan Friedman, Greggory Kent and Robert Gagniuk of Friedman represented both the landlord, Onyx Southfield LLC, and the tenant, Gill Industries. Headquartered in Grand Rapids, Gill operates 20 manufacturing, development and strategic partner centers across the globe.
CHICAGO — Vapiano has unveiled plans to open a 9,188-square-foot restaurant inside the AC Hotel Marriott in Chicago. The property is located at 630 N. Rush St. Spread over two floors, the new restaurant will serve Vapiano’s trademark pasta, pizza and salad by chefs from an open kitchen. The company has an established location at 44 S. Wabash Ave. and more than 181 locations in 31 countries. Matt Alexander and John Skalla of Bradford Allen represented Vapiano in the lease transaction. Todd Siegel and Phil Golding of CBRE, along with Bruce Westling of NAI MLG Commercial, represented the landlord. The restaurant is slated to open this fall.
SOLANA BEACH, CALIF. — CBRE has arranged the $33.3 million sale of BeackWalk, a 54,973-square-foot shopping center located in Solana Beach. Tenants at the center include California Pizza Kitchen, Alfonso’s of La Jolla, Rubio’s Coastal Grill and Banfield Pet Hospital. John Read, Philip Voorhees, Jimmy Slusher and Kirk Brummer of CBRE represented the buyer, a fund manager based in Chicago. The same team from CBRE, alongside Reg Kobzi of CBRE’s San Diego office, represented the seller, a partnership managed by The Muller Company.
CARLSBAD, CALIF. — A high-net-worth 1031 exchange buyer has purchased a 64,165-square-foot creative office and industrial property in Carlsbad. The asset is located at 5858 Dryden Place. The space was 98 percent leased to 44 tenants. It includes a high-end creative office portion that serves as executive suites and a warehouse space currently occupied by the International Floral Trade Center. CBRE’s Matt Pourcho, Gary Stache and Anthony DeLorenzo represented the seller, Sunroad Enterprises, in this transaction.
OAKLAND, CALIF. — Oracle has signed a six-year lease for 16,000 square feet of space in downtown Oakland. The space is located at 1330 Broadway. Oracle will occupy the 17th and 18th floors of the 313,000-square-foot office building. The new lease continues the cloud applications and platform services provider’s expansion into the East Bay. The landlord, TMG Partners, recently renovated the building. This included a new main lobby and building entrance, common area finishes, elevator and building systems’ modernization, refurbished conference facilities, enhanced bike parking and commuter showers. PASADENA, SPRING AND ALVIN, TEXAS — Dirt Cheap, a Mississippi-based extreme value retailer, has signed leases at three locations in the greater Houston area. Among the new deals are a 24,000-square-foot lease at 4801 Fairmont Parkway in the eastern suburb of Pasadena; a 27,927-square-foot lease at Westfield Shopping Center in the northern suburb of Spring; and a 25,843-square-foot lease at Meadow Park Shopping Center in the southern suburb of Alvin. HIALEAH GARDENS, FLA. — Bridge Development Partners has sold two Class A industrial assets spanning 676,835 square feet within three buildings in Hialeah Gardens, a suburb of Miami. According to public records, Duke Realty purchased the properties, named Bridge Point Crossroads East and Bridge Point Crossroads South, for $80 million. Located at 15002 and 14802 N.W. 146th St., Crossroads East consists of two buildings totaling 420,989 square feet. Recently completed in the first quarter of 2017, the buildings feature a 180-foot shared truck court, 32-foot clear heights, 54-foot column spacing, build-to-suit offices, T5 energy-efficient lighting and an ESFR fire sprinkler system. Located at 10701 N.W. 140th St., Bridge Point Crossroads South is a 255,846-square-foot building with the same features as Bridge Point Crossroads East except with a 120-foot non-shared, fenced truck court. The properties have immediate access to U.S. 27, Florida’s Turnpike, state Route 826 and Interstate 75.
