DALLAS — The Silver Group has arranged the sale of a single-tenant property occupied by LA Fitness, located at 13130 Preston Road, in Dallas. The 43,000-square-foot fitness center sits on 5.25 acres of land at Preston Road and the LBJ Freeway and is situated across the street from the old Valley View Mall, which is being transformed into a mixed-use development. The seller was an unnamed real estate investment trust, and the buyer was a Texas-based partnership formed to acquire the property. The Silver Group was the only broker involved with the sale.

PLANO, TEXAS — Citadel Partners LLC, a Dallas-based real estate consulting firm, has negotiated an 82,800-square-foot lease renewal at a flex facility located at 3501 E. Plano Parkway. Scott Jessen, Andy Goldston and Mac Morse of Citadel Partners represented the tenant, UNICOM Engineering, in the transaction. THE COLONY, TEXAS — EDGE Realty Capital Markets has brokered the sale of Service King The Colony, a 22,461-square-foot retail property located at the corner of Paige Road and Sam Rayburn Tollway in The Colony, a northern suburb of Dallas. Brandon Beeson and Stroud Arthur of EDGE represented the seller, SK 5270 Memorial LP, a Texas-based firm. The sale price and the representative of the buyer, National Retail Properties LP, were not disclosed.
ESSEX, CONN. — Lyman Real Estate has brokered the $1.4 million sale of three contiguous parcels of land totaling 3.8 acres at 21-29 Plains Road in Essex. Essex Holdings was the buyer and will develop the property as Essex Station, a 52-unit luxury apartment community. Penny Parker of Lyman Real Estate represented both the buyer and the sellers. Truehold Essex sold one parcel and Costa Family LLC sold the other two. All of the one- and two-bedroom units will feature porches, nine-foot ceilings, gas fireplaces, marble bath vanities and granite countertops. Sixteen of the Essex Station units will have a maximum qualifying household income and a monthly rent limit.
BROOKLYN CENTER, MINN. — CBRE has arranged the sale of the Brookdale Corporate Center I and II, a pair of office buildings located in Brooklyn Center near Minneapolis, for $14.3 million. New York-based Sovereign Capital purchased the 230,000-square-foot portfolio. The six-story buildings were constructed in 1982 and 1985 and renovated in 2004. The buildings were 77 percent occupied at the time of sale to tenants such as the University of Minnesota Physicians, Brooklyn Center Independent School District headquarters, Qualcomm, National American University and Aerotek. Sonja Dusil, Ryan Watts, Judd Welliver and Tom Holtz of CBRE represented the undisclosed owner in the transaction.
GRAND RAPIDS, MICH. — NAI Wisinski has arranged the sale of a 5,720-square-foot restaurant building in Grand Rapids. Georgina’s Fusion Cuisine, a Traverse City-based Asian and Latin taqueria, purchased the two-story building for an undisclosed price. Located at 724 Wealthy St., the property will feature a 2,860-square-foot restaurant on the first floor and two apartments on the second floor. The building will undergo major renovations for the full-service restaurant before an anticipated opening this summer. This will be Georgina’s second location in Michigan. Todd Leinberger of NAI Wisinski arranged the sale on behalf of Georgina’s. Dave Zeemering of Victory Realty represented the seller, who is retiring from his retail business, Phil’s Stuff.
SAN FRANCISCO — A local unidentified private investor has purchased the 22-unit Mallard Pointe apartment complex in the San Francisco submarket of Belvedere has sold to a for $18.2 million. The community is located at 1-22 Mallard Drive. Mallard Pointe was built in 1951 and has been renovated several times during the past five decades. The property is situated on Belvedere Lagoon, directly across from Angel Island, a California state park. Ryan Wagner of Colliers International and Matt Wagner of Paragon Commercial represented both parties in the transaction. The seller was a local private investor who owned the property for almost 80 years.
DALLAS — Younger Partners has secured a 4,866-square-foot lease at Republic Center, a 1.3 million-square-foot, mixed-used property located at 325 N. Saint Paul St. in downtown Dallas. Younger arranged the lease on behalf of Pavo Communications, a Mansfield, Texas-based firm. Kathy Permenter, Trae Anderson and Sarah Savage of Younger Partners represented the landlord in the transaction. The representative of the tenant was not disclosed.
COCOA, FLA. — Tiktin Real Estate Investment Services (TREIS) has brokered the $5.1 million sale of Clearlake Square, an 85,522-square-foot shopping center in Cocoa, a city roughly 45 miles east of Orlando. Situated on 7.5 acres at 1066 Clearlake Road, the Winn Dixie-anchored property is also home to tenants such as Family Dollar, Metro PCS and Jackson Hewitt. Adam Tiktin and Cliff Weisner of TREIS represented the sellers, Cocoa Commercial Properties LLC and Top of the Ridge LLC, as well as the buyer, ATS Residential.
DOWNERS GROVE, ILL. — Essex Realty Group Inc. has brokered the sale of a 32-unit apartment property in the Chicago suburb of Downers Grove for $5.3 million. Comprised of four buildings, the complex is located at 1200-1224 71st St. All units are two-bedroom units and measure approximately 1,200 square feet. Doug Imber and Brian Kochendorfer of Essex brokered the transaction. Neither the buyer nor the seller were disclosed.
