PHOENIX — Jevan Capital has purchased a 260-unit apartment community in Phoenix for $11.3 million. The community is situated on 7.8 acres along 27th Avenue near the I-17 Black Canyon Freeway. It is known as Desert Place Apartments. The seller was IPA Phoenix-Foxwood. Bob Farrell of Orion executed the transaction.

DENVER — An unnamed buyer has acquired the 22,627-square-foot Park Forum Office in Lakewood for $3 million. The two-building property is located at 3222-3232 S. Vance St. The buyer intends to occupy one of the buildings, while leasing out the other. Eric Shaw of Pinnacle Real Estate Advisors executed the transaction.
EDEN PRAIRIE, MINN. — CBRE has arranged the sale of Eden Place in Eden Prairie, 12 miles southwest of Minneapolis, for $85 million. The 508-unit apartment community is located at 13000 Garden Lane. The property consists of eight three-story buildings and a clubhouse with shared amenities on 31 acres. The apartment buildings were originally constructed in 1986 and the seller has remodeled 22 of the units. The clubhouse was built in 2007 and features a fitness center, community room, outdoor veranda for grilling and a business center. Other property features include two outdoor pools, two tennis courts, underground parking, a playground, dog park and walking/biking paths. Keith Collins, Abe Appert and Laura Hanneman of CBRE represented the seller, a separate account client of Invesco Real Estate.
AURORA, ILL. — Adelphia Properties has negotiated the sale of a multi-tenant retail building in Aurora for $5.2 million. The 11,810-square-foot building is located at 1480 N. Orchard Road. Tenants include Starbucks, Chipotle and Jimmy John’s. Simeon Spirrison and George Spirrison of Adelphia represented the buyer, a Midwest-based private real estate investor. The seller was not disclosed.
HAUPPAUGE, N.Y. — CBRE has arranged the sale of an office property located at 150 Motor Parkway in Hauppauge. UA Properties acquired the building from RA 150 Motor Parkway, an entity controlled by RNY Property Trust, for $21 million as part of a 1031 exchange. The 201,258-square-foot building features a theater-style media room and boardroom, café, health club and bank branch with drive-through ATM. Jeffrey Dunne, David Gavin, Travis Langer and Philip Heilpern of CBRE represented the seller and procured the buyer in the deal.
Brooklyn Standard Properties Acquires Four-Building Mixed-Use Portfolio in the Bronx for $16.5M

NEW YORK CITY — Brooklyn Standard Properties has purchased a four-building mixed-use portfolio for $16.5 million. Fordham Apartments LLC sold the 56,836-square-foot portfolio that offers a total of 74 apartments, three retail spaces, office space and a 12-car parking lot. The portfolio includes a five-story, 22-unit building at 615 E. 189th St.; two four-story buildings at 2476 and 2483-2489 Cambreleng Ave. totaling 38 units; and a five-story, 14-unit mixed-use building at 2470 Belmont Ave. Aaron Jungreis of Rosewood Realty Group represented the buyer and seller in the deal.
HEMET, CALIF. — Marcus & Millichap has brokered the sale of Ramona Plaza, a shopping center located in Hemet. An undisclosed buyer acquired the property for $11.1 million, or $108 per square foot. Grocery Outlet, Planet Fitness, Dollar Tree, Subway and Little Caesars Pizza occupy the 102,801-square-foot property. Matt LoPiccolo, Matt Hardy and Mike James of Marcus & Millichap represented the buyer and undisclosed seller in the deal.
ONTARIO, CALIF. — Progressive Real Estate Partners has brokered the sale of a retail center located at 404-426 N. Euclid Ave. in downtown Ontario. The City of Ontario acquired the 64,000-square-foot property from a private investor for $3.2 million. Secoya Market, Papa John’s Pizza and Wells Fargo occupy the property, which was built in the 1960s. Frank Vora, Mike Lin and Pablo Velasco of Progressive Real Estate represented the seller, while Paul Galmarini, also of Progressive Real Estate, represented the buyer in the transaction.
CINCINNATI — Einstein Bros. Bagels has signed an 1,850-square-foot at the Gwynne Building for its third location in Cincinnati. The Colorado-based bagel shop has 735 locations throughout the United States. The new location will be situated along the Cincinnati Streetcar route in the former Richter & Phillips space at 202 East 6th St. The store is expected to open at the end of this month. In addition to in-store breakfast and lunch options, Einstein Bros. will also offer catering throughout downtown. Jason Gibson of Anchor Associates represented Einstein Bros. Bagels and CBRE’s Tori Sunderman represented the landlord in the lease transaction.
SAN ANTONIO — Bellomy & Co. has arranged the sale of Crestway Self Storage, located at 7095 Crestway Road in San Antonio. Lockaway Storage acquired the property for an undisclosed price. Built in 2008, the 22,300-square-foot property features 161 units. Bill Bellomy, Michael Johnson and John Arnold of Bellomy & Co. represented the undisclosed, San Antonio-based seller in the deal.
